Happy 1st Day of Spring Like many Real Estate colleagues, clients, businesses and people in the community we're looking forward to new beginnings this Spring time, outside of the these harsh stage 4 lockdown restrictions.... For several of our clients still pushing ahead with their plans to purchase property, for investment and to occupy, up size, down size, relocate. Some clients are making lifestyle changes for a tree change to regional Victoria or sea change to our spectacular Victorian coastal towns, while the new way of doing business has been accommodating with a silver lining of being able to operate from anywhere and not return to the office full time in future. We've been fortunate enough to adapt during these times and take advantage of our Off-Market networks, gathering due diligence and information on properties that we have sourced from agents in our networks holding onto pocket listings, waiting for restrictions to ease and property inspections in Melbourne Metro to be permitted again before they launch marketing campaigns. 20.01.2022 Tax relief for landlords and businesses The REIV have representatives on the Victorian Governments Commercial Tenancies Relief Scheme (CTRS) Code Administration Committee. The Committee's representation to Government have assisted in achieving some important outcomes which were announced yesterday. Some of the key updates: ... 1. Land tax reduction increased to 50% for eligible landlords: Landlords of residential and commercial properties who provide a 50% or more outright rent waiver of at least 3 months rent to eligible tenants, can claim a 50% waiver of the propertys 2020 land tax and defer payment of the remaining tax to 31 March 2021. 2. A fund of $60 million for eligible small commercial landlords will be available via a hardship scheme, which will provide up to $3,000 per tenancy. 3. Owner-occupiers of commercial properties can obtain a 25% waiver of the propertys 2020 land tax and payment of the remaining tax can be deferred to 31 March 2021 if their business meets the conditions in either of these two categories: a. For a licensed pub, club or restaurant under a general, full club or on-premises liquor licence: at the premises level, annual turnover was no greater than $50 million in either the 2018-19 or 2019-20 financial year, and turnover at that premises has reduced by at least 30% since March 2020. b. For other businesses: annual aggregated turnover was no greater than $50 million in either the 2018-19 or 2019-20 financial year, and they are eligible for, and participating in, the Australian Governments JobKeeper Payment. The REIV, CEO, President and Board of Directors as well as other support staff have worked night and day tirelessly to provide updates to Members and share clarification on Covid19 guideline...s and directives for the Real Estate industry as they recieve updates from various key government departments and regulators. The following information has been extracted from a notice shared by the REIV to its Members this evening. Unfortunately the Directions from the Chief Health Officer are still not available, which means we are unable to provide confirmed information to Members at this time. There may be some exceptions granted to assist people moving in and out of homes. This is not yet confirmed so please do not make any assumptions. Please note: All real estate offices (residential and commercial) in Melbourne Metro must close from midnight tonight, moving all staff to work from home. The Premier announced some significant relaxation of restrictions, taking us into a COVIDSafe summer. Opens for inspection are now permitted. Auctions may be conducted indoors or outdoors. Real estate offices can have visitors, subject to maximum permitted on-site. In all cases make sure your COVIDSafe plans are in place and you have considered the density quotient. Where possible use an electronic record keeping method so the maximum permitted at an auction or inspection can be 1 person per 2 square meters.
