In processing many landlord storm damaged ceilings claims, flooring etc due to water leaks over the years, the majority of claims were not fully covered as the roofs had not been maintained. This included gutter and downpipe cleaning. A well-maintained roof is essential for the security and safety of those living in your investment. A solid roof will keep your house s...tructurally sound, stops leaks and moisture getting into your dry wall preventing damage and mould. Roof maintenance is the landlord’s responsibility and includes gutter cleaning. Wear and tear may not always be as clear and visible as crack tiles or holes and professional roofers know the hidden signs and know how to work on potentially dangerous roofs and are insured to do so. I highly recommend if you have not undergone any recent roof inspections/maintenance you do so in preparation of the coming months and to ensure you are fully insured in relation to building insurance.

22.01.2022 Median unit prices across the Shellharbour area experienced a 4% decline during the 12 month period (May 2019 vs April 2020). While this decrease was double what houses experienced during the same period, April 2020 was the first month the median unit price went above the $485,000 mark since September 2019.

There was only a slight drop in sales prices: -2% for May 2019 vs April 2020. Data for each month is delayed around 90 days so we will continue to update you it becomes available. 10.01.2022 Residential Bonds The Rental Bond Board is the independent custodian of rental bonds paid by tenants to landlord/agents for residential tenancies. NSW Fair Trading's Rental Bonds branch administers the Board's day to day functions, providing rental bond lodgement, custody and releases of funds. A Bond is 4 weeks rent only. ... At the end of the tenancy the bond is finalised and returned to the tenant or landlord/agent depending upon the vacate issues or funds owing. If the tenant and landlord/agent agree about the amount to be returned from the bond this is finalised by acknowledging an email sent from the Bond Board to all parties and the funds are released within 24 hours per the agreed instructions. However if there is a dispute by either party, the bond is frozen pending an outcome either by negotiation prior to Tribunal or at NSW Civil and Administrative Tribunal (NCAT). The Tribunal will decide how the bond will be paid out.

Having a reserve price that stays strictly between yourself and your agent means that its harder for the interested buyers to research the market and have a solid understanding of your properties value. 2 Competition amongst buyers. The bigger the group of bidders the higher the perception of interest in the property and the faster the competition stands to grow. With a perception of missing out buyers... often bid above what theyd consider in a listed sale set-up. 3 Sense of urgency. Being that there is a set date for sale, this will encourage bidders who may otherwise procrastinate their decision because theyre well aware that the aim of the game on auction day is to sell then property. 4 Reserve price. Agreeing upon a reserve price prior to auction with the agent means the seller can rest easy knowing they are protected against losing out with the reserve price in place. 5 Direct contact with most potential buyers.
