20.01.2022 If you own a unit, any income the strata earns from common property goes on YOUR personal tax return, not the strata's tax return. Examples would be - rent of a common carspace... - mobile phone tower fees - capital gains on the conversion of a cleaners office and - money received from a neighbour for a temporary accessway. Is your strata telling you what to declare? It's not necessarily their responsibility but it would be nice. At your next AGM, ask that Matthew Faulkner Accountancy perform the audit of your strata's financials.
19.01.2022 Annual ASIC fees have increased, affecting companies including company title strata. Take note of late payment fines too. I've always recommended paying ASIC invoices the moment they are received, rather than waiting for the due date and forgetting.

18.01.2022 Own a unit? At your next AGM you will be asked whether you want your strata plans financials to be audited. The question is almost always about the year coming up rather than the year just gone. If the vote is no an audit can still be compulsory if:... 1) the plan has more than 100 lots excluding carspaces or 2) If cash at the years beginning + revenue raised during the year > $250,000. Whether it's voluntary or compulsory if your strata plan votes in favour of an audit please consider choosing Matthew Faulkner Accountancy as the auditor. 17.01.2022 Strata plans that had income from common property during 2019 need to do their tax returns asap. So they can advise owners how much income they need to declare personally. An agency doesn't want to advise owners after they have already lodged their personal returns.... Let me help. I'm a tax agent specialising in strata.

My essay was a critque on the 'Key Financial Indicators' report that has been compulsory in NSW for agents to produce at AGM's since late 2016.
