16.01.2022 Public Service Announcement regarding Offset Accounts: Twice in the last week, I have come across clients with Offset accounts that simply are not working as they should. How to check yours: Difference in loan vs offset balance x interest rate divide by 12 (for months) there will be some variability due to days per month and fluctuating offset balance... ... Another way to explain is to use a sample Loan $300,000 Interest rate 3.20% Offset account balance $20,000 $300,000-$20,000 = $280,000 $280,000 x 3.2% /12 (months) =$746pm In this scenario if the interest being charged is like $800pm then the offset probably isnt working properly. If that was too confusing.... Send me the statement for both the loan and the offset account ([email protected]) and Ill look into it.... PPS if your rate is anything higher than 3% you better get in contact also....The further above 3% the more urgently you should be on the phone.

10.01.2022 Over the last two months I have been training with Tim Frey at Helix. Advice, coaching and most of all accountability. There is a long way to go but my 20+ year old wet suit fits. So this led to some thinking. I have just started my 17th year in this industry and have helped a lot of people into a mortgage. On reflection have I helped enough to get out of its death grip? 06.01.2022 You may have noticed mainstream media announcing rate increases by this lender or that over the last week or so.... (or you ignored it completely and watched the footy) What is not being discussed is how to beat it. I had just completed a pricing negotiation with a particular lender the day before their rates were adjusted... Sneakily I did it again the day after and got a larger discount... so the rate to this client didnt actually change... Moral of the story if you dont... ask, you dont get. And now more than ever you need a Broker in your corner to fight for you and one that goes beyond the advertised rates and fights for an even better deal...
