25.01.2022 Preparing Your Child to Move Children respond to the general atmosphere set in the home by the attitudes of their parents. If you look at moving as an exciting adventure full of new possibilities, then chances are very good that you will infect your children with enthusiasm and anticipation. We can easily forget that making more money or moving to a larger home is not a change that children will understand. They tend to focus on losing the security they already know, along... with missing friends and family. Your job is to turn the sadness and doubt into happiness. One of the easiest ways to turn an unhappy frown into joy and excitement is to communicate frequently. Let your children know, step by step, what is happening and what is likely to happen next. Have fun by showing your child the new house plans, or draw them yourself and let your child cut out furniture and toys to place in the rooms. Show your child a typical day in the home as you go from room to room. Allowing your children to participate as much as possible makes the time they spend anticipating the move pass more quickly. Keep them occupied by letting them plan and pack a box or two of their special things. Your preparedness will go a long way in reassuring your children that their needs are being considered. Teens are trickier. This is the age when children are attempting to separate themselves from their parents and establish self-identity. Their friends are a significant source of emotional support so uprooting them is more traumatic. Your teen is likely to be feeling apprehensive about your relocation. A parents best strategy is often just to listen. Ask your teen what theyre feeling. Try to bring out the positive aspects of the move and strongly encourage (but dont pressure) your child to get involved in extracurricular activities in your new location. Moving may not be easy but if you follow these simple guidelines you will be communicating to your children that they do matter. They may not like the idea that they have to move, but they will understand that your love for them has not changed.

25.01.2022 Compel Buyers to Sign on the Line Until the decision has been made to sell, rarely do we stand back and take a critical look at the state of our homes. Then in a mad hurry, we rush around contemplating a worrying list of potential makeovers that may or may not be worth the expense of doing. Here is a range of sure-fire techniques, easy and economical to do, that can add real impact to your home and help it sell more quickly and for more money. Smarten up the front of you...r house: First impressions set the tone for the rest of the house. Ensure any gates or paths leading up to the front door are well maintained and clean. Freshen up your front door with a crisp, new coat of paint. Planter boxes filled with pretty flowers, or a couple of conifers standing sentry on either side of the door can make a stunning impact. Declutter your house: Too much clutter in a house can make it appear much smaller than it actually is. All those little knickknacks lovingly displayed in every nook and cranny will work against you. For the buyer, it may mean the difference between seeing a busy little room or a large comfortable space. A clean, free flowing room also makes it easier for people to picture the way it would look with their own belongings. Remember the senses: Smell, sound and light cant be overlooked. Scented candles filling a room with fragrant aroma works wonders at a subconscious level, as can bread cooking in the oven or a saucepan of cinnamon and cloves simmering on the stovetop. Lighting is important too; accenting with lamplight is often much softer than overhead lighting. But keep it light and bright. And if your home is situated close to a busy road, soft music playing in the background can take the emphasis off the traffic sounds. Freshen up paintwork: Theres probably no need to repaint your whole home, but casting a critical eye around the interior may help you to notice any chipped and peeling paintwork. Repainting around doorframes and windows is cost effective and can really freshen up a room. Following these basic steps will make your home an attractive proposition to prospective buyers.

24.01.2022 Should I Make an Offer or Wait Until My Home Sells? In this current market, home sellers increasingly struggle with the dilemma of whether to make an offer on a new home when they still havent sold their existing property. In this scenario, the potential danger is that you find your dream home, feel pressured into making an unconditional offer and fail to sell your own home. ... The decision to make the offer unconditional is because you cant bear the thought of missing out. The selling agent has told you there are at least three other parties preparing to make an offer in the next day. Without the proceeds from the sale of your current property, how can you buy the one you want? One option which allows you to purchase your dream home and wait for the sale of your existing property involves bridging finance. In this case you get the property you want, when you want it. The down side is that bridging finance can be expensive; often coming with higher interest rates due to an increased risk to the lender. If your home remains on the market for a prolonged period, this can be a very expensive solution. A second option is to wait until your home is sold. In this case, you will be able to make offers on other properties that arent conditional. Common sense means that sellers will always choose the unconditional offer when all other things are equal. The downside is that you will probably miss out on securing your dream home because you didnt act immediately. Nevertheless, having sold your home first, you will know your financial situation and how much you can afford to spend on repurchasing. Of course, the best option is pre-emptive and prevents this situation from occurring. If you increase the likelihood of a quick sale by preparing your home so it looks its absolute best and by making sure the price is set correctly from the outset, you can save yourself a lot of heartache.

24.01.2022 Guest bedrooms will not be occupied all of the time, so inclusions such as study nooks or a library will make the spaces more versatile. Sometimes all you need is some ideas and expert advice to start a plan. Here are some ways to transform a guest bedroom into a multifunctional space.

23.01.2022 Help Your Child to Study Better Whether your child is given set homework or not there is always some schoolwork that they could be doing. Getting your child into the habit of doing regular homework is essential if they are to succeed at school. And when you consider how much of your child’s self-esteem comes from having a positive experience at school, regular homework is all the more essential. Students who do the best at school generally come from homes where parents... take an active, supportive role in their children’s academic success. By actively encouraging your child to become and independent learner you are equipping them for life in more ways than you can possibly imagine. But you don’t want to make homework a tiresome chore. Not do you want your child spending hours with their books while other kids are outside playing and riding their bikes. So how much homework should your child be doing? A handy guide is: Years 1 to 3 - 20 minutes Years 4 to 6 - 40 minutes Years 7 to 9 - up to 2 hours Set a specific time for homework to be done each night. This develops the habit quickly. When choosing a time, take into account extracurricular activities and your own work commitments. Stick to the homework schedule every school day. Stay nearby while your child works. Younger children especially want mum or dad next to them while doing homework. By staying close, you show your child you really do care about his or her success in school. You’re also close by if they need help. Never do your child’s homework for them. By all means, show them how to do the work, but don’t make them reliant on you for getting their work done. Be generous with your praise. Make your child feel special when they succeed at homework. You might also want to consider a reward program if your child really struggles with doing their homework. Finally, you should lead by example. When your children study, get up and turn off the television. Help yourself to a book or find some paperwork to do at the same time your child is working. This non-verbal message will clearly show your kids that you value their education.

23.01.2022 Property Management takes time How much have you got? Why do people spend huge amounts of money on an investment property and then attempt to manage it themselves? 23.01.2022 So Why Physiotherapy? Our bodies weren’t designed for our modern society. They were designed for constant movement and a huge variety of tasks in the day (think walking through bushland, catching our food, chopping wood, starting fires etc). Compare that with the modern day of sitting for 10+ hours and our jobs being very repetitive in nature as we are all so specialised in what we do. This decrease in total movement leads to muscles and joints getting tight and stiff a...Continue reading

23.01.2022 Take Care of Your Lawn Maintaining a beautiful lawn can be a lot of work. Lack of water, too much water, too much thatch, insects, over fertilisation and an overabundance of weeds can all play factors that will damage all or part of your lawn. Due to these varying factors, brown spots may occur. With the right care and attention, these spots are easy to repair and you should notice a difference within three to four weeks.... Before reseeding your lawn, its important to figure out the reason why the lawn died in the first place. Was it because of lack of water, too much water, too much thatch, insects, over fertilising or weeds? Identifying the problem will prevent it from reoccurring; then you can begin the process of reseeding. Prepare the area first. Mow the surrounding grass so that the seed can reach the soil. Next, use a metal rake to remove the dead grass. Use the metal rake to loosen up the soil to a depth of 5 to 8 centimetres so the roots of the new seed can grow. Spread the seed, and then lightly drag a leaf rake over the area to slightly cover the area with soil. Using a flat object, lightly tamp the area down. If you need to keep the seeds shaded from the sun, use straw, water-absorbing pellets or peat moss. Water the area up to 3 times a day. Once the seeds have germinated (1-2 weeks), reduce watering to once per day. Lightly fertilise after the grass has reached 3 centimetres and only begin to mow the lawn when the height reaches 8 centimetres. If all this is sounding a little too difficult, an alternative to planting or repairing your lawn is to simply reduce the amount you have. Lawns make large demands on your time and the environment because they consume a lot of water and need constant care. Concern for the environment includes the home and so many gardeners are turning toward water wise methods concerning lawn care. Lawn is appropriate where there is heavy traffic and regular play by children and pets however, grass is frequently planted in areas that are difficult to water, maintain and grow. These areas are usually narrow, steep, shady or extremely hot places around your house. The front garden is an area where a conventional lawn may not be required. If it receives little or no use then consider removing it and using a lawn substitute that requires minimum maintenance and no mowing. Ground covers, shrubs and bushes are perfect lawn replacements. Using mulch to protect the soil from the hot summer sun will further improve conditions. Native plants often work best because they can survive in the climate without much attention, but a chat with staff at your local nursery should soon provide any further answers you might need.

22.01.2022 Spending $1 to make $10 Whats the best room in your house? Is it the kitchen? Perhaps the master bedroom? For a growing number of home owners the best room is actually the one outside. Gardens are increasingly becoming an extension of our living space . Increased environmental awareness and a rising disposable income have helped boost interest in whats outside the home. And, as a result, homeowners are spending a lot more time on their gardens - and a lot more money, to...o Its all about lifestyle. In this current climate, a well-designed garden can add 10 percent and sometimes more, to the value of a home. Apart from the financial aspect, an alluring garden is a great selling feature. Gardens have come into their own to the extent that some vendors, conscious of the benefit, are willing to spend $10,000 on a garden makeover to make sure the home is competitive in todays market. But what makes a well-designed garden? To begin with, a garden with character has a natural focus. The focal point is the place where you feel most comfortable, the place where you want to sit and relax. Every garden has one. In designing your own garden, the best idea is to create a simple but stylish and welcoming space. If you have a large home that is likely to appeal to families, you could add a patio or decking area. If the garden is visible to the neighbors, think about what kinds of plants could add privacy. Some consider a sheltered outdoor space in which to read, relax or entertain as vital. When there is so much pressure on our time, a garden can provide the opportunity to rest . For some people the maintenance of their garden is highly therapeutic while others just like the idea of being close to nature and in a serene space, which provides the re-charge they need to get them through their busy week. Planting and landscaping will help to visually soften the harsh lines of some houses, thereby making the home more visually appealing . A home and garden that work together create a sense of unity and comfort and will increases the value of the property when it comes time to sell. If you do take the plunge and design your own garden, do it with passion and create a sense of permanency. Investing in a garden is investing in the future .

22.01.2022 Make the Most from the Sale of your Property Negotiating a deal can be difficult and stressful. It can be something like a game of chess; each move and attempt to outguess your opponent. Both buyer and seller, at the end of the day want to feel that the outcome is most favourable for them. In reality the final deal is often a matter of give and take with neither side getting exactly what they want. But there are some steps you can take to leverage your bargaining position...: Pay attention to the market For instance if youve got a home in a location where there are few sales, you have some leverage. You can pick and choose the best offer. On the other hand, you will have to make your home stand out in some way if its one of many. It is not just about price Sometimes getting the highest price is not the best offer. Sounds strange, but what if your buyer was prepared to pay top dollar only if you were prepared to restore the roof and repaint the interior. On top of this they request a long settlement of 3 months. Compare this to a qualified buyer who will pay $10 000 less but will take your home immediately. The best representation If you have a skilled negotiator working hard to get you the best deal, you stand the best chance against an amateur, not to mention against someone who has no one representing them. If you would like more information on winning at negotiation, a great place to start is to give us a call.

20.01.2022 Those who decided to invest in the Australian property market in the past few years are probably feeling pretty good about that decision right now. However, the market can sometimes move in unexpected ways, so here are some 2021 New Year’s resolutions as a property investor. I will: think outside the box... - Investors looking to purchase in the area they grew up in, or one they are familiar with. In doing so, they may potentially be overlooking other areas with much higher growth potential in favour of the comfort of familiarity. I will: be ready to act - Buying a property can be a big decision, and no one should ever rush to purchase without thinking through their options. I will: get real about my budget - By committing to recording every expense for an extended period, you’re sure to uncover any mindless or wasteful spending you may have otherwise been unaware of. I will: take advantage of cheap money - Take advantage of the current situation and consider locking in rates where possible. I will: enjoy the ride - Enjoy the ride that is property investment. Adaptability and flexibility, with mental and financial readiness to purchase, will be key in the Australian property market heading into the New Year.

20.01.2022 It’s All Part of the Service If you’ve never sold a home before, the real estate world can be very intimidating especially if you’ve kept abreast with recent media reporting. It is our way of keeping you up to date with real estate matters and we also like to throw in a bit of light reading for your interest as well. If you compare our services with other local agencies, you will find we do not only compare favourably we also set the standard for service and results. To further assist you on your real estate journey, here are three indispensable questions to ask to help you choose a professional real estate agent: 1. What knowledge and experience do you have of my local area? 2. What is the current market value of my home? 3. Do you have letters of recommendation from past clients, and may I call them? Do not automatically hire the real estate agent who promises he can sell your home for the highest price. In this current market, such promises have caused many sellers to come to grief.

20.01.2022 Preparing Interior Walls for Painting Can’t put it off any longer? You’ve finally resolved to paint the end room but you’re not sure where to start? The key to an attractive and successful painting project is all in the prep work. Preparing a room for painting includes 3 phases - first, remove things that are removable. Second, cover up things that can’t be moved. Finally, make sure all surfaces are cleaned, repaired and smooth before you begin the painting process. Th...e first thing you need to do is give yourself some room to work. Move all the furniture to the centre of the room or take it out altogether. Then cover the furniture with a drop cloth to protect it from dust and paint. Next, remove all light and power point covers, including TV antennae outlets and phone jack covers. Secondly, cover up things that can’t be moved. Use masking tape and plastic sheets to cover surfaces that will not be painted. Once everything is out of the way or covered, wash the walls to be painted with an all-purpose household cleaner. This will remove dirt, dust and other substances that can prevent your new coat of paint from sticking. Wash from the bottom up to prevent streaking then rinse the walls with clean water and a sponge. Carefully look over the surfaces to be painted for cracks, holes and other surface faults that you want to smooth out. Using a plaster compound, fill in holes and smooth out rough areas. If you need to patch a crack, cover the crack first with fibreglass mesh. This will help prevent the crack from returning later. Then use several thin coats of plaster to smooth it out. Once the plaster mix is dry, lightly sand it smooth with fine sandpaper. If you are planning to paint the trim and woodwork in the room, make sure you sand it first to take the sheen or gloss off the current coat of paint. Using wood filler, patch any holes or gouges in the woodwork. Finally, vacuum up the dust from the sanding steps. You are now ready to paint!

17.01.2022 It’s Not Over Till it’s Over It’s an unbelievable feeling when you finally get an unconditional contract, signed and sealed, for the sale of your home. Nevertheless, there is still one leg of the journey to go. This final stage in the selling process is called settlement, the day on which all the conditions of the contract must be fulfilled.... A settlement agent will normally attend to the final stage in the sale or purchase of a property. This involves the transfer of the legal title from the seller to the buyer. The balance of the purchase price is paid and any other outstanding matters are attended to. A settlement agent will also: Search for land titles and encumbrances. Discharge any encumbrances. Check with local councils regarding outstanding rates, taxes and water consumption so that the current year is divided fairly between the purchaser and vendor and notifying said councils of change of ownership. Prepare all legal documents for settlement. Ensure special conditions and amendments specified on the contract are attended to. Arrange payment of stamp duties and other fees. Attend settlement on behalf of the client during the exchange of documents and purchase monies. The day of final settlement is the day that the ownership papers of your house are transferred into the name of the buyer. On this date you are expected to hand over the keys and have completely vacated and leave the premises in the condition agreed to in your contract. Any variation on this understanding should have been negotiated prior to settlement. The settlement date cannot be changed unless both parties agree, further, if settlement fails to take place on settlement day, the party who holds up the settlement may have to pay penalty interest, legal costs, and even costs associated with other matters that fail as a consequence. If the day of settlement is important to you, and the other parties are flexible make sure your preferable date appears on the contract. Your settlement agent will be dealing with one of your most valuable assets and so it is important to choose a trusted professional to perform this job. For further information regarding the settlement process and to find out how we can obtain the best price for your property in this current market, please give us a call.

17.01.2022 Sometimes after a long winter you may not be feeling your best. Exercise is a great way to help you look and feel your best. You dont have to spend hours working out but when you are there be effective and efficient. An exercise class or a high rep workout that gets your heart rate close to maximum for at least 2 to 3 minutes 3 times in 30 minutes really burns fat and calories. Do this 3 times a week and you will see results and also feel energised. By joining a gym class or... meeting a training partner helps you build a routine and consistency is the key. Use the expertise of the gym staff. Regular exercise helps your metabolism to stay active and prevents it from going into sleep mode. The general consensus is to do something active that gets your heart rate up to approximately 80% every 48 hours - even if its only for 10 to 15 minutes. When you exercise your brain will reward you with dopamine (the natural feel good substance). That lovely sense of well being you will experience will long exceed the strain of your exercise regime. Remember to add some vitamin supplements to your diet once your workout start to get more strenuous. If your goal is to reduce weight, ignore the sugar hit after your training. Drink lots of water which will reduce the craving. Remember you are in charge of your destiny, your look and the body you want. Dont sell yourself short. Set your goals, work towards them and remind yourself constantly of where you want to be. Dont delayfind a special deal while they are still on offer and get into shape this summer. Also always consult with your GP before starting any new diet or exercise regime.

15.01.2022 Keep the Workplace Healthy With the cost of living soaring and the workplace in a state of constant change, profit driven companies continue to search for increased levels of quality, service and overall productivity. But at what cost? The immense pressures confronting today’s workers is taking its toll and for some, will lead to job burnout. 15.01.2022 Beating the Bullies It has been suggested that the first step in tackling the damage done by bullies is to reinforce your childs unique value and sense of self-worth. With this awareness, children come to see that bullying behaviour is not acceptable. At this point, some form of counter-action is necessary to prevent further bullying attacks. Ask your child what they think they should do. The choices most often suggested by children include fighting back, ignoring the s...ituation and getting help from their friends. Very rarely do children suggest that they should tell a teacher. Ask your child how each of these scenarios is likely to work out. Your child will probably come to the conclusion that the first suggestion wont work because he/she may be smaller than the bully, or that using violence isnt allowed and they will get in trouble. Further discussion can revolve around the likely result of ignoring the situation and getting help from friends. Both suggestions might provide a temporary solution to the problem, but unless the behaviour of the bully is changed, there is the continued possibility of further attacks. Raise the idea that a possible solution is to tell a teacher. At a very young age children learn from their peers that telling a teacher is dobbing and dobbers are not looked kindly on. At this point, take the time to explain that there is a very big difference between telling and dobbing. Dobbing is what somebody does when they are just trying to get someone else in trouble. Telling is informing an adult or teacher that someone is in danger of being hurt. Once a child can see this difference, it frees them up to ask for help. Bullies rely on mental and physical intimidation; involving a teacher is often the only way to stop this. Most schools have very strong policies for dealing with bullies and will act quickly to prevent it. It is always a good idea to talk to the school if your child is being bullied and request they keep you informed until a satisfactory resolution has been reached. Being bullied is a traumatic time for children, and it is extremely hard for parents to watch on as their children suffer. Be strong. By equipping your child to work through this issue, you are giving your child the resources to face future conflicts with confidence.

14.01.2022 An Epi-demic Sized Problem There are some worrying side effects of this ever-increasing technological age. Besides eye injuries and posture problems, obesity is one of them. Alarmingly, over the last twenty years the instances of obesity have escalated so greatly that leading researchers are referring to it as an International Epidemic. Especially worrying are the growing numbers of children suffering from childhood obesity. Childhood obesity can lead to many health pro...blems later in life, including high blood pressure, high cholesterol, diabetes and sleeping disorders. Weight gain and obesity develop when the energy intake from food and beverages exceeds the expenditure that comes from physical activity and natural metabolic processes. This problem is more prevalent now thanks to television, video games, computer games, the increased use of motor transport and easy access to convenience foods. Obesity is defined by determining the body mass index (BMI), which is calculated from measurements of height and weight. A child is classified as obese when his/her BMI exceeds the cut off point for his/her age. Growth charts that show age and height-weight ratios are readily available, but it is recommended that you consult a doctor or health professional for a comprehensive examination. As always, prevention is better than cure, and following a few simple guidelines can set your children on the path to a lifetime of healthy living patterns: Encourage your children to drink plenty of water rather than sugary cordials or soft drinks Provide healthy snack options such as fruit and vegetables rather than high sugar and fat alternatives Providing a healthy breakfast will provide energy and better concentration at school Discourage eating and snacking in front of the television Limit time that children spend in sedentary activities such as television and computer games Encourage active commuting such as walking to school and bike riding Make a family commitment to enjoy physical activities together It is reported that doing something consistently for 21 days creates a habit; these habits are well worth the effort. We work so hard in so many ways to ensure a bright future for our children; a healthy lifestyle is a valuable part of this mix.

In this current climate, a well-designed garden can add 10 percent and sometimes more, to the value of a home. Apart from the financial aspect, an alluring garden is a great selling feature. Gardens have come into their own to the extent that some vendors, conscious of the benefit, are willing to spend $10,000 on a garden makeover to make sure the home is competitive in today’s market.

14.01.2022 So What Do Property Managers Do? Property managers are the quiet achievers working solidly in the background. They arent noticed unless something goes wrong. So when everything is running smoothly what do property managers do? Firstly, to make sure everything does run smoothly, a property manager ensures each specific property in the agency portfolio is managed effectively. There is a large amount of constant paperwork including the signing of purchase and sale agr...eements, the updating of lease agreements, contract work documents, rental notices, collection and distribution of monies and repair work orders. Next, a professional property manager will also constantly review items such as zoning regulations, tenant laws, federal laws, tax information and property values. This will ensure he or she is up to date on all current information relating to your specific property and real estate in general. Property managers work on behalf of both the property owner and the tenant and are the first point of contact whenever a need arises. Most commonly, property managers deal with maintenance, security and the overall functioning and upkeep of the property. On a regular basis, property managers will inspect each property to ensure that everything is in working order and that tenants are maintaining the standard of the property. Should anything need attention, the property manager will contact the appropriate people and ensure all work is completed to an agreed standard. This is a proactive role and designed to keep both owners and tenants happy. Lastly, the property manager acts as a liaison between tenants and the owners. The specific duty of the property manager in this regard is to ensure that all parties correspond appropriately and are able to work out any misunderstandings or grievances when necessary. Choosing the right property manager can be difficult, but it is important.

13.01.2022 Research is the Key to Healthy Growth At some point in time, many homeowners look at property as a means of increasing their investment portfolio. In the long term, this is a healthy direction to take. When considering property for investment, it is important to maximise your outcome by purchasing wisely. So what sort of property should you look for to start your investment portfolio? Before you begin though, change your mindset. Obtaining an investment property is a com...pletely different animal from purchasing a family home. In this instance, your personal needs or lifestyle choices don’t count. You are not the one who is going to live in this house. Instead, do some research and look at the demographics. What types of homes make popular rentals? Is there a shortage of rentals in particular areas? A smart way to begin this research is to contact your real estate agent. He/she will make this information freely available to you. In addition, we can provide you with the qualitative data necessary to identify areas with high growth rates. Generally, these locations can be divided into three groups. The first is characterised by consistent growth of up to 14 per cent. The second group achieves steady growth of between 5-10 per cent, while the third, the lower growth areas, are characterised by growth rates of less than 5 per cent. High growth rate areas are the most sought after but are normally the most expensive. If these areas are beyond your price bracket, your agent will be able to recommend areas further from the city but with steady prospects for capital growth. These property values will continue to rise in value as the inner suburbs continue to grow. Consider also, the types of property available. Historically, houses have tended to appreciate faster than units, but this is not necessarily the case anymore. Changes to strata title laws have made investment in units, flats, villas and duplexes a viable proposition. Additionally, units tend to be more affordable than houses and provide good entry-level propositions for those on a lower price bracket. Furthermore, units tend to be lower maintenance, but it is important to find out about strata rules and regulations for each particular property before you purchase. Now is also the ideal time to consider just how large a role you wish your real estate agent to play in your financial plan. Unless you are completely informed, engaging an agent is highly recommended.

13.01.2022 Getting organised has a huge number of benefits. Not only does it make life a little easier, but studies show that looking at an organised, clean space brings a sense of calm and clarity. And with the weather warming up ahead of Christmas, it’s the perfect time to open up the home and clear out unwanted items that have been building up. Here are seven steps to help make that happen.... 1. Start small - Start by picking just one area of the home to concentrate on. 2. Stay focused on one project at a time - Limit the scope of the organising job. 3. If it’s not used then discard - Pick out anything that is ready to be thrown away such as damaged, soiled or broken items as well as anything that is no longer in style or is not loved anymore. 4. Store loved and used items - Locate items that are well-loved and used regularly. 5. Set limits for things used infrequently - If there is room for it then keep it but there’s nothing wrong with leaving some extra room for future growth. 6. Clear, dust and clean before reloading spaces - Give the area a deep clean before putting anything back. 7. Dance your happy dance - Marvel at how beautifully organised the area is. Take pictures. Be proud. And then move on to the next project.

12.01.2022 While not all of us are natural green thumbs, being a plant parent is made easier with certain varieties meaning you do less work and cultivate a better-looking plant. Here’s a list of the most hard-wearing, low-fuss, easygoing plants that will make you look like the plant-whisperer you always wanted to be. 1. Snake plant (Sansevieria)... At the top of our list is the classic snake plant, also known as mother-in-law’s tongue. Hot or cold, summer or winter, the snake plant has to be one of the hardest plants to kill, making it one of the best indoor house plants for your tiny apartment, share house or busy family home. 2. Peace lily (Spathiphyllum) If you’re yet to have luck with indoor plants, the peace lily could be calling your name. This indoor plant is a superstar for ‘black thumbs’ as it can survive in dimly lit, dark apartments and homes with limited natural light. 3. Spider plant (Chlorophytum comosum) One of the most fun and hardy indoor plants is the quirky spider plant. It can live by a window, in a dark room or hanging from a planter anywhere in the home. 4. Rubber tree (Ficus elastica) The sleek and glorious rubber tree has made it to our list as it’s so easy to care for it’s ridiculous. This ingenious plant will also clean the air of toxins like formaldehyde, making your home not just beautiful but healthier, too. 5. Dracaena You can do no wrong with a classic dracaena plant. With a tropical look and spiky foliage, the dracaena purifies the air while looking fabulous, making it a very popular choice for the home. Be warned, this plant can be toxic to cats and dogs, so perhaps keep them in fur-free homes only.

11.01.2022 The 6 Killer Features That Add Value to Your Home If you are thinking about selling your home in the New Year then read on to discover how to make it more appealing to buyers. The market has changed in recent months, with more properties on the market prices have fallen and it’s more of a buyers’ market. But there are a number of things you can do to make sure your home is appealing to potential buyers. You may not want to spend money on your home if you are selling, howe...ver if you make clever investments you can maximise your chances of achieving your asking price. Obviously location is the biggest factor when it comes to valuing a house however there are several key things you can focus on to maximise the value of your property and reach the top price bracket for your area. 1) Street Appeal The front of your home is the first thing buyers see so improvements in this area are amongst the biggest value-adds for your house, a neat and tidy front gives the right impression so it’s worth investing in landscaping to grab buyers attention. 2) Kitchen A well-designed, functional, modern and spacious kitchen is a high priority for nearly all buyers, and it can make or break a sale. If you invest in a quality kitchen with top quality finishes you will be investing wisely. Open plan kitchen designs with lots of light and the feeling of space are a value adder! 3) Bathrooms Modern, clean and well laid out bathrooms add value to a home. The market values a second bathroom and toilet or en suites very highly due to the convenience and privacy they offer. 4) Parking/ Garage The closer you get to the city and the more difficult it is to park the more value off road parking will add. Also in newer suburbs an enclosed garage adds significant value, so if you have a car port enclosing it can be a real value adder. Garages are also prized for their storage potential so a secure garage with good storage is a winner. 5) Undercover alfresco and/or patio Creating outdoor entertainment space adds big value especially with the beautiful weather here in Perth. Adding an outdoor living area that leads off the indoor entertaining area can also make a big difference to value, providing it is well constructed. 6) Bedrooms Big bedrooms are highly sought after and add value to a property. 4 by 2 tends to be the popular size as it gives people flexibility i.e. as a guest room study or kids activity area. Small bedrooms no bother, try to de-clutter your bedrooms as much as possible even removing a piece of furniture to assist in the illusion of space.

10.01.2022 Whether you are looking to downsize or move to a new area, need extra space for a growing family or just want a bigger kitchen, it’s pretty normal for people to sell their home before paying off their mortgage.

10.01.2022 Water Conservation Starts in our own Backyard In times of prolonged dry spells, water takes on a different meaning. Something we normally take for granted and use without thinking starts to impinge on our daily habits and routines. And thats for those of us that live in the city. Imagine life in the country for the anxious, drought stricken farmers. Not surprisingly then, a trusty old friend from the past is making a resurgence in popularity. The water tanks from old ...are making a comeback. If you are concerned for the environment you can help out by installing your own water tank, but it is important to check with your local council first in case of restrictive health or safety regulations in your area. Most water tanks are used for watering gardens, car washing and pool filling. A large tank can be connected to the house plumbing and used for the toilet and washing machine. If you want to use your rainwater to drink, you will need to install an electric, water filter pump. To determine the size of the tank for your requirements, check your previous water bills to establish the average number of kilolitres your household uses. The capacity of tanks varies anywhere between 360 litres and 28,000 litres. A standard 1000 litre tank made of galvanised steel can be purchased for around $300. Galvanised steel tanks will last about 20-30 years, while the newer polyethylene tanks are good for a lifetime. Further good news is that the old, big round ugly tanks are a thing of the past, now there are modular versions available that will sit flush against a wall and not jut out into your backyard. By installing a rainwater tank, not only will you be saving on water bills, you will be helping the environment as well.

10.01.2022 Making the choice to let go can be difficult Why do you go to a doctor when youre sick? Why do you call an accountant, lawyer, mechanic or plumber? Very simply its because these people have expertise in areas you dont. So why do people go out and spend huge amounts of money on an investment property and then attempt to manage it themselves? The answer is also simple. They think they can do the job as well as the trained professional. And they also think they will sa...ve money in the process. The reality is that the number one reason why people decide to prematurely offload their investment property is because they are unable to handle the complexities of managing it themselves. Managing a property is time-consuming and its hard to remain emotionally detached if you have tenants complaining about every little thing. Most long-term property investors can tell a story about their tenant from hell. The simple solution to successfully managing your property is to get a professional property manager to do it for you. There are many advantages to employing a property manager. Apart from the time saving and convenience factors a property manager will also: Advise on a rental amount appropriate for the property and the area Advertise for tenants Qualify appropriate tenants Prepare and lodge a tenancy agreement Lodge and apply for the release of security bonds Issue breach or termination notices to the tenant, or arrange for court proceedings if the tenant defaults on the lease agreement Pay local council rates, strata levies and insurances If repairs are necessary, a good property manager will have access to a large number of competent trades people that they regularly work with. This means you will be eligible for discounted service fees, representing a significant saving for you. Property management is a specialised field with legal implications. A qualified property manager will stay abreast of changes to property legislation and inform you of changes effecting your investment. Unless you have these qualifications it is to your advantage to employ the services of a reputable and experienced property manager. Dont forget their fees are tax deductible. If you have an investment property and believe a professional is the best person to look after it, please call the office to discuss your options. 9358 0011 || [email protected]

09.01.2022 The kitchen is the heart of today’s home, and it’s the room buyers are most focused on when they step inside a property for sale. If your kitchen is in decent condition, sometimes all you need are a few small, sharply focused upgrades to bring it up to date and boost its value. Here are the upgrades that are likely to give you the best return.

09.01.2022 Its All Part of the Service If youve never sold a home before, the real estate world can be very intimidating especially if youve kept abreast with recent media reporting. When selling your home, you should be looking for a real estate agent with the necessary professionalism to do the job quickly and efficiently. Look for the agency that has been working hard to gain your trust - even before they know you are ready to sell. You can identify this team by the way... they maintain regular contact with you in a helpful non-threatening way. Maxpro Real Estate Services does this by distributing The Home Front newsletter every month. We dont want to make a nuisance of ourselves by knocking on your door or ringing you at an inconvenient time, but we do want you to know were ready whenever you require the services of a professional property company. The Home Front is our way of serving you when youre not in the market for any specific real estate help. It is our way of keeping you up to date with real estate matters and we also like to throw in a bit of light reading for your interest as well. But when you do require the services of a professional property company, put us to the test.

08.01.2022 The Home Office The transition from working from an office to working from home does not have to be overwhelming. Spend time establishing solid boundaries and then stick to them. Working from home is worthwhile when you can increase your productivity without increasing the time spent working. To maximise your efficiency, it is important to organise your workstation. If possible, remove everything from your office that is not necessary for your work. Sharing your space wi...th dusty exercise equipment or old baby furniture can make it difficult to focus. If you cant remove these items, try to partition your work area with a screen or bookcase. This will cause a visual and psychological separation. Structure your office so that it functions smoothly. Laying out your office correctly promotes efficiency, whereas a poorly functioning room causes chaos and confusion. Choose furniture that is functional and comfortable. Make sure your desk is the right size to meet your needs. An ergonomic chair is not a luxury; it should be the correct height and swivel smoothly to prevent back strain. Applying ergonomics in your office will promote health, safety and productivity. Lighting is important in your office. While fluorescent lighting can be unsightly, it is essential that you can read, write and type without straining your eyes. Add table and floor lamps for aesthetics, but dont skimp on desk lighting. Equally important is fresh air. Air conditioning is not the ideal long-term solution. A stuffy room can cause allergies, lethargy and headaches. Make sure you have your windows and doors open for at least part of the day. Many home office workers find it helpful to work to a regular schedule. Try starting at the same time every day and dress appropriately for work. Wearing pyjamas in the office can allow other unhealthy habits to slip in. Be firm, set a standard and stick to it. A few simple rules, some good habits and before you know it, working from home will help you re-establish a healthy balance between work, family and leisure time. The icing on the cake is the money you save from not having to pay for travel expenses.

07.01.2022 Need A Professional? Property has provided investors with a safe haven. Not withstanding solid capital gains during parts of the last decade, rents have also been above inflation and the CPI during the last few years. The way to maintain these solid gains is to ensure a professional is managing your property. Like the services offered by doctors, lawyers and mechanics, property management requires the services of an expert. So why do some first time investors try and do ...it themselves? The answer is simple; they think by doing it themselves they can save money. Nevertheless, the reality is that the number one reason why people decide to prematurely offload their investment property is because they are unable to handle the multiple complexities of managing it themselves. This inevitably leads to an unnecessary loss of money. Managing a property is time-consuming and its hard to remain emotionally detached if you have tenants complaining about every little thing. 07.01.2022 So Why Physiotherapy? Our bodies werent designed for our modern society. They were designed for constant movement and a huge variety of tasks in the day (think walking through bushland, catching our food, chopping wood, starting fires etc). This decrease in total movement leads to muscles and joints getting tight and stiff a...Continue reading

06.01.2022 Property is likely to be one of the largest financial investments you will ever make, so it’s very important that you invest your money wisely. Regardless whether you’re buying a property as an investment or as a family home, you need to know that your money is buying a relatively problem-free residence that will withstand the test of time and the changing needs of your family or lifestyle. 1. Consider the land to asset ratio - Every piece of real estate is made up of two ...components: the land and the building on top of the land. Land grows in value and this is called an appreciation asset, while buildings are a depreciating asset, as they lose value over time. 2. Focus on the things you can’t change about a property - A lot of buyers are quick to focus on quality fittings, kitchen and size of bedrooms, etc. but all those things you can change with renovations and refurbishments, However, there are many things you can’t change, such as the location which can be the main indicator that a property is a lemon, or a dud. Always consider what surrounds a property. 3. Avoid new property - It’s because the vast majority of property sell prices comprise of labour costs, meaning a large chunk of what you’re paying for is intangible (except the cheap fittings). Buying new can mean construction materials are of a lesser quality than may be found in older property. 4. Property that’s easy to buy screams oversupply - If someone gives you a shopping list of 100 properties to take your pick, it’s quite a sure sign there’s an oversupply and you can be pretty sure it’ll be a lemon, Good property is hard to come by, so look for property that is scarce. For example, property in areas where there is no more land to subdivide or restrictions on building new dwellings.

06.01.2022 So you bought an Investment Property Congratulations on your latest purchase. It can be an extensive and exhaustive process purchasing the right investment property. Despite this, it is a journey made by many thousands of Australians, determined to take control of their lifestyle into retirement. You are in good company. Nevertheless, if you thought the journey to this stage was remarkable, please don’t relax yet. There is a small period of time between the day your Offe...r to Purchase was accepted and the day of settlement, but this is not the time to rest. There are two important tasks that need your consideration. Firstly, you need to prepare your property for renting. Much in the same way that vendors prepare their homes for sale, you need to get your property looking its absolute best. There is a good chance you will have to make very little effort because the previous vendor will have done this for you, but if your new property isn’t up to standard, you may need to invest some time, money or both into its presentation. In addition to preparing your property, you will need to decide whether to manage the property yourself or to place it into the hands of a fully qualified and experienced professional. If you decide to do it yourself, start collecting the required documentation and follow the procedure set out in the tenancy act. Correct management of your property along with a comprehensive knowledge of the tenancy act and laws are vital. They are perhaps the most significant part of maintaining a financially viable investment property. If you would like some help with your new investment, even if it’s simply to receive our free information guide, please call the office for a confidential chat to discuss your property needs.

05.01.2022 Should You Get Your Own Home Gym The initial up-front costs of purchasing a fully equipped gym can be considerable. The danger of purchasing a home gym is in not using it once you’ve spent your money. How can you be sure that if you buy some training equipment you’re not just blowing your dough? To take some of the guesswork out of it, build your gym a piece at a time. This will establish whether you’re a dash in the pan. People spend a lot of money on home gyms b...elieving them to be the solution to their health and weight problems. However as time rolls by the equipment sits idle whilst enrolling in Yoga or Pilates classes or try out the latest fad diet. An alternative to purchasing your home gym up front is to hire some equipment for a period and see what sort of use it gets. If you can develop a consistent and regular training program, then you know you have found your exercise niche. When you’re ready to purchase, be mindful of where your gym will go. If you have a spare room ... then no problem. Otherwise some room at the back of the garage or an extra shed might do the trick. If you are really strapped for space, then you may have to store your equipment and set it up each time you want to use it. Be wary if this last option. The extra hassle of setting up your equipment may be just the excuse you need not to use it. We all start with good intentions, but the continued and regular use of your gym is the only thing that will make the expenditure worthwhile. You should also consider what types of exercise you like doing. Enjoyment is a good motivator. There is more than one way to achieve a workout on various muscle groups so check out what’s on offer and only consider equipment that gives you your enjoyment. A further consideration has to do with the types of exercise you can do. There is no use in getting a treadmill if you’re I need of a knee construction. A non-impact machine like a rower is more lie it. Think seriously before you invest your money so you don’t end up with some expensive clothes hangers. But remember this - a home gym is an investment in your health and so quality should also be a factor that determines your spending. A home gym is an excellent way if maintaining optimum health. But it’s not the right way for everyone. Before you blow a stack of dough make sure it is one of the best investments you ever make.

05.01.2022 Five signs it’s time to upsize your home If your home is groaning under the pressure of a growing family, it might be time to upgrade. 1. A baby cot is impinging on your man cave or femme den... - If a new member of the household is due to arrive any day now, there might be some pressure on you to prioritise family over the other passions in your life. 2. Your brand new fridge won’t fit in your tiny kitchen - Lately you’ve been finding yourself spending more time at farmers’ markets than at bars or restaurants. Cooking at home is now your jam, and you don’t mind making the odd preserve either. It is your therapy and provides you and your family sustenance. An altogether noble pursuit. 3. Your flat is full of struggling plants - Some plants have low light requirements, but your dingy damp bat cave of an apartment is more suitable for mushrooms and glow worms than a monstera or a devils ivy. 4. Mum is moving in - She looked after you when you were little, but now she is old and on her own. Your freewheeling sister promised never to put her in a nursing home, but sis is currently finding herself in Ubud, so it is time for you to step up and welcome mother dearest with open arms. 5. The canine has gone crazy - The skirting boards have all been gnawed. Every piece of paper in the house has been shredded. It’s time to admit to yourself that your dog is going stir-crazy in your tiny terrace.

03.01.2022 That’s right, we’re talking about the quokka! The smiley little marsupial is native to only Western Australia, and you can mostly find them on Rottnest Island. On the island west of Fremantle, quokkas have no natural predators, which is frankly a relief we can’t bear the thought of anyone (or anything) hurting these cheery critters! https://bit.ly/37laJzd

02.01.2022 Moving house isn’t the cheapest exercise. You have a lot to consider like packaging materials, deposits, exit cleaning fees, removalists and setting up utilities at your new property. Luckily, moving house doesn't have to break the bank. These eight helpful tips could help you save money when you move. 1. Make a plan... - Having a plan is one of the best ways to save time and money. You can work out exactly what needs to be done, by when, and how much it’s going to cost. This means no last minute surprise costs. 2. Move with less - Having a ruthless clear out before you move means you’ll reduce the amount of belongings you need to transport, which not only results in cost saving but time saving too. 3. Compare quotes - If you’re using a professional removalist service, shop around for quotes. Don’t just take the first quote you get. Prices can vary, so make sure you choose the service that covers the aspects of the move you need. And don’t be shy ask for a discount! 4. Choose an off-peak day to move - Most people choose to move on a weekend or Friday. If you can, choose a less popular day to move and you might be surprised at the price difference! 5. Use second-hand boxes - Ask around for moving boxes from anyone who may have moved recently family, friends, neighbours or even on your local Facebook groups. Just remember, make sure the boxes are in good condition. 6. Manage the food in your pantry and freezer - Often, we don’t realise how much food we have in our fridge, freezer or pantry until we move. Go through your food, making sure you dispose or compost anything that’s past it’s ‘use by date’. Next, eat the food you have before you move and don’t buy anything you’ve already got stocked. 7. Pack an essentials box - Pack a box of essential items that you’ll need as soon as you arrive at the new property, so you don’t end up scrambling for these items later in the day or buying them in a hurry. 8. Get a deal on your household expenses - Before you move in, make a plan to move your utilities (water, gas and electricity), telecommunications (landline and broadband), insurance (house, contents and car) and entertainment (like Foxtel). Where you can, take the opportunity to speak with a customer services representative about deals you may be surprised what you can save when you ask!
