22.01.2022 Busy day today, starting with a visit to Harcourts Ballarat to speak with their sales team about Owners Corporations, Plans of Subdivision, OC Insurance, OC Certificates, Rules and the really important topic in Ballarat... garbage collection! Thanks to Jason Gigliotti and Tim Menz, and all the team for being so proactive and involved. I really enjoyed it.

13.01.2022 We are horrified by this photograph. The fact that anyone believes the taking of this photograph was a good idea, defies belief. The facts are: At no stage were MBCM Ballarat approached by The Courier about this situation. There are two mine shafts close together which appear to have possibly collapsed. The photo is deceiving. The hole measures 3mt deep and spreads under the fence beneath the common property driveway by approx 4mt. The damage is still being assessed. This pho...tograph was taken against the strong advice of the SES, engineers and the Owners Corporation Managers who had ensured that the whole area was blocked off by safety tape and advised residents not to enter the backyard. Unit 5 have now also been evacuated as safety is of greatest concern. This area is unstable and under no circumstances should any unauthorised persons approach this mine shaft collapse. 12.01.2022 Other interesting statistics too. Overall, 43% of all units are owned by single females (all ages), compared to 30% for single males (all ages) with married couples owning 27% of units. It is also evident that the vast majority of new units in Ballarat are purchased by investors, rather than by owner/occupiers. So Ballarat really is an investment city. And look at where the purchasers come from. Whilst 41% are from Greater Ballarat, a whopping proportion - almost half (48%) are from Melbourne and 'other Victoria'. And many of these investors have purchased multiple units here in Ballarat. Interestingly, to round up the figures, 11% of owners live in other Australian states, and some from overseas.

It makes work life much more interesting (and far less confusing) when you say ‘can you please get that document from Toby for me?’

05.01.2022 Invited on to 3BA (Ballarat Radio) real estate segment to talk about Owners Corporations. Special thanks to Phillip Lee from Ray White Ballarat and Ronnie Singh from Mortgage Choice Ballarat, and of course 3BA's wonderful announcer Frank Clark. The best part was to come at the end of the segment when the gardening segment guest called in sick and Phillip and I were asked to carry on and talk about gardening for the next 30 minutes. In total we were on air for the best part of an hour!

The most interesting statistic is that ownership of owners corporation units by single females under 35 years (34%) is a DOUBLE that of males under 35 years (17%). Why are young men not purchasing property? Yet the opposite is true for single males over 35 (30%) compared for single females over 35 (19%).
