17.01.2022 Did you know: an offset account will reduce the amount of interest you pay? Eg. let's assume your loan is $500,000. If you have $50,000 in your offset account, you will only be charged interest on $450,000 (which is 500,000 minus 50,000). 07.01.2022 Some changes to lending in the coming year In the period just after the GFC in 2008, some Lenders and LMI providers made changes to LVR (loan to value) forcing ...reductions or completely blacklisting some postcodes. Most lenders also began including buffers and closely checking spending habits as a precaution as an additional precaution. The same will happen again given that we are now in a recession and it is only a matter of when and not if. ANZ has been named in the AFR article below, but before you go all pitch forky... they wont be the only ones. More will follow (if they havent quietly done so already). As a guess, the following might happen: LVR reductions either by the Banks themselves or by the LMI providers for certain postcodes. Meaning Banks will simply say if you don't have enough of a deposit you cannot buy in that particular area (usually 20% deposit) Valuations to fall short as Valuers will look to protect themselves by being conservative in certain areas Your income history and working industry will never be more important in an application. Your savings history and spending habits will be examined a little more to make sure you display good habits and organisational skills in your day to day life Overall we will see even more changes to a forever changing industry as banks look to protect themselves from further losses due to the GFC.
