23.01.2022 NSW government plans to phase out stamp duty // what does it really mean? The state government’s plans to phase out stamp duty would save house hunters tens of thousands of dollars in upfront costs and boost market activity, but experts warn it could also put upward pressure on property prices. NSW Treasurer Dominic Perrottet says ... This proposed model would give buyers a choice to axe stamp duty at the point of purchase and choose an annual property charge instead. The reform, which could be set in motion in the second half of 2021, could inject as much as $11 billion into the state’s economy over four years and generate 75,000 new jobs. What are your thoughts? 19.01.2022 Capital Growth Strategy Pros & Cons Prior to engaging in any investment strategy, investors must consider the pros and cons of both cash flow and capital growth focused properties and their long term strategy. Pros ... Increased value of the property over the long term could outweigh the cash flow benefits in the short term. Investors are more likely to have a negative cash flow before tax and can take advantage of the negative gearing tax benefit. LVRs are generally more generous as banks are typically more comfortable lending for properties in desirable growth areas, often large cities. Cons Cash flow is negative, meaning investors with a capital growth strategy need to dip into their own pockets to cover property-related expenses, such as mortgage repayments and council rates. 18.01.2022 Will stamp duty being abolished impact first home buyer demand? According to CoreLogic Australia, previous research suggests that first home buyer grants and incentives have had a vacuum effect, where first home buyer incentives are followed by large, but temporary, spikes in first home buyer activity. 06.01.2022 What is a strong rental yield? Rental yield is a term used to identify the annual income from a property investment, expressed as a percentage of the investments total cost. WORKING IT OUT ... 1 Take the income generated (rent) from a property as an annual percentage of the propertys value. 2 The gross rental yield is calculated by taking the weekly rental income and multiplying it by 52 weeks. 3 Then, divide the annual rental income by the propertys value, which can be either the purchase price or market value then multiply by 100. If a property costs $500,000 and you are receiving $500 a week in rent, over a year, that $500 a week x 52 weeks = $26,000 p.a which is 5.2% of $500,000. WHAT IS A STRONG YIELD? A rental yield of 5.2% is a strong yield, particularly if the property is in an area whereby a strong capital growth is likely. The higher the rental yield the easier it is to service financially.
