15.01.2022 SUPPLY v DEMAND A lot of discussion around the re-opening of the Melbourne market in late October....these charts back up what most Agents and pundits are saying... 1. Turnover in July 2020 was STRONG across the key municipalities we’ve highlighted; evidencing pent up demand through lockdown 1. This should be similar following lockdown 2... 2. August / September is ALWAYS a good time of year to sell in Melbourne (regardless of the macro landscape) as the supply vs demand equation is most in the vendors favour at this time of year 3. Demand only gets pushed down the road - it doesn’t actually go away 4. The economic disaster in Victoria has disproportionately affected arts, tourism, and hospitality (mostly younger workforce); whilst industries such as financial services and insurance for have been amongst the least affected (the more likely home buyer profile in these municipalities) 5. Low interest rates and improved affordability (not to mention savings made over the past few months!) are the greatest influences on demand at present - as long as banks keep lending, demand will persist The V shaped recovery in Melbourne’s Real Estate market in November feels a more likely scenario as pent up demand finds a destination....will be an interesting (and busy) time!!
