22.01.2022 Do you know the difference between buying at auction v private treaty (a property listed for sale)? We are seeing a lot more properties go to auction with the recent market boom, however many buyers are unaware that buying at auction is quite different to buying via private treaty. Want to know what they are?... Private Treaty You generally have a cooling off period in which to carry out your due diligence. You can negotiate certain terms and conditions of the sale in your favour. You have more time to decide on an offer. There is a risk of being gazumped where the vendor accepts a better offer from another buyer. Auction No risk of being gazumped. The highest bidder at the time is the winner. No cooling off period, you purchase the property as is. Need to pay the deposit and exchange contracts on the day. This is why having your pre-approval done is crucial! And regardless of whether you are going to bid at an auction or making an offer on a house that is listed for sale, ensure you do your due diligence! 15.01.2022 When looking for a property to purchase, do you make sure you have done your due diligence before making an offer or bidding at auction? Your WHAT, you ask? If we say making sure you get your pest and building inspections done, then I’m sure you know what we mean. However, it does go beyond that!... Have you checked any developments in the area? Is the property subject to an easement? Is the area in a flood zone? Are there road changes pending, such as in the case of work that is now underway in Newtown to install a 40km/h High Pedestrian Activity Area. All of these factors, and more, should be carefully researched and considered prior to buying. We can help do this for you, and this ensures we cover all bases and leave no stone unturned. 14.01.2022 Last week I attended the #RaiserHerVoice fundraiser Hollywood Hotel held by Women's Justice Network - a grassroots community organisation committed to advancing the prospects and wellbeing of women and girls affected by or at risk in the criminal justice system. It was an amazing night hosted by funny woman Julia Zemiro who provided lots of laughs, accompanied with beautiful music by Emma Hamilton. I was grateful to be listening to powerful women such as Yvonne Weldon learn...ing about plans on how to act in order to better the lives and experiences of women and girls who have been or are currently incarcerated in NSW. You walk through an open home inspection and wonder: how will it look with your own furniture in this space? will your fridge fit in the available space?... is there enough room for your couch? You pull out the tape measure, you check it all out, and yep, it’s going to fit. Happy days! Or is it? Have you checkedthe garage? Yes, the garage. With parking spots highly sought after, a garage is quite often the deciding factor when looking for a property to purchase. However, there’s no point purchasing a property with a garage that is only big enough to fit a spare sofa when you drive a 7 seater SUV. So while you have your tape measure out, head on out to the garage, and double check if your car (or any car for that matter) also fits. A lot of the older style apartment buildings (think 50's-80's) have very narrow garages, so they will just end up being very expensive storage spaces. Practically thinking you'll want at least 3.2m wide for a functional garage space.
