25.01.2022 One of the most common questions we get asked is why banks and agents give the same home different value estimations. Although there are several factors that can influence this, the answer comes down to one word: context. When a bank lender values your home, they are considering what they would be prepared to lend based on the property type and size, keeping in mind if for some reason you were unable to pay your mortgage they would need to sell it to recoup their losses. Re...al estate agents on the other hand look at your home with respect to market performance, market demand and other features like how close you are to the local primary school. The net result is that bank lenders view your home as a single entity to value, whereas agents look at the overall suburb and market context which can change how both parties see the value in it. Gotten two different home valuations and not sure which to trust? A third never hurts!
