24.01.2022 A box of rat poison once a year is a small cost to avoid this sort of infestation. This is one of the worst I have seen, the entire ceiling was covered in poo. Avoid wiring damage, smells, noise and disease. Every house will have rodents at some stage.

24.01.2022 Customer received a nasty electric shock on the weekend as a result of touching this old light switch. The person was thrown to the tiled floor of the bathroom. Fortunately there were no injuries from the shock or the fall. You can see from the photos, the rocker was lifting away from the base (very common in light switches & power points), this allowed fluff, dust and moisture to settle, which caused arcing and sparking and eventually a carbon film formed which is possibly where contact was made. The switch was replaced with a weatherproof switch which looks identical to a normal light switch. Please replace any cracked or damaged light switches and power points as there is a very real risk to yourself and others. www.mikeselectrix.com.au

20.01.2022 Halogen downlights can easily be replaced with LED downlights. Your home will be safer and you will save money on your electricity bill. For every one halogen which is upgraded to a quality LED fitting you will save $12 per year (based on 3 hours usage a day), this does not factor in saving on light globes. Generally LED fittings will run for 30 to 40 years based on the same daily usage.

There is also the very real safety issue to anyone who enters the ceiling space and may come into contact with exposed conductors. 17.01.2022 I regularly find Safety Switches which continue to provide power, but when tested, fail to protect people. Similarly Smoke Alarms will usually work with the test button, but often will not activate in the event of a fire.

14.01.2022 THOUSANDS of Victorian homes fitted with halogen downlights are potential death traps, with 57 house fires in Melbourne over the past 18 months directly caused by the fashionable lights igniting roofing insulation. Most worryingly, firefighters warn that as the blazes spread rapidly in the roof cavity, ceiling-mounted smoke alarms are unable to detect the inferno and most residents only become aware of the fire when the roof starts to collapse around them. Unless tougher regu...lations on the use and installation of halogen downlights are introduced, it is only a matter of time before someone is killed, the Metropolitan Fire brigade has told The Sunday Age. Two young children almost died in separate blazes when roofs crashed onto their beds while they were sleeping, brigade investigation and analysis unit officer Rod East said. Melbourne blazes alone have caused an estimated $17 million damage in the past 18 months. Halogen lights, which produce heat of up to 370 degrees at the base, are not dangerous until they come into contact with combustible roofing insulation, Mr East said. "I don't think people realise the dangers," he told The Sunday Age. "We're very lucky no one's been killed in these fires." MFB officers met representatives of Energy Safe Victoria, the state's statutory independent electricity, gas and pipeline safety and technical regulator, on Thursday to discuss tightening regulations on the use of halogen lights, as many are installed incorrectly and without non-flammable casings. Mr East said other downlights did not appear to pose the same risk. Home owners needed to use licensed electricians to install halogen lights correctly, ensuring a clear space around them of at least 30 centimetres, he said. Insulation such as the blow-in variety made from paper pulp was meant to be fire-retardant, but this often lasted only a few years. "There's a lot of subcontractors out there where you really worry about the quality of their product," Mr East said. "You know they pump it in in the morning and at night the joint's burning down." So far this year, 21 house fires in Melbourne have been sparked by halogen downlights igniting blow-in insulation. This compares to 36 similar house fires last year and 32 in 2005. Mr East described halogen light fires as "horrific they are burning in the roof before anyone knows". In the most recent near-fatal fire, a boy aged about 10 became trapped when the roof fell on his bed on his family's first night back in their newly renovated Sandringham home. He scrambled free and a firefighter carried him to safety. Sustainability Victoria's Roger Kluske said he was shocked by the number of house fires caused by halogen lights. 13.01.2022 https://m.facebook.com/story.php I come across one safety switch every six weeks or so, that's fails to turn off when the test button is pressed. A lot of people never think to check them. The test button is a really good self test.

12.01.2022 Photo shows damage to an electrical cable that was in contact with a halogen down-light globe. Electrical cable is good to about 90 deg. These lights can run at over 300 deg Celsius. It's now been replaced with an LED fitting and fortunately there was no major damage.

11.01.2022 Halogen Downlight Hazards: One of the many reasons to upgrade to LED downlights is to eliminate the very real dangers of halogen downlights. A fire hazard: Governments, regulatory and safety organisations throughout Australia have issued warnings about the use of halogen downlights, due to their very high operating temperatures which can be above 300C and over time can cause objects in contact to ignite and burn. An inspection of halogen downlights will often show melted an...d brittle wiring, burnt insulation and/or timbers. With these conditions, the roof space can became a raging fire at any moment. A study in Melbourne identified that 57 Melbourne homes over a period of 18 months had been lost to fire with the likely cause being downlights coming into contact with flammable materials. The NSW Fire Brigade also make a good comment that Smoke alarms will only detect smoke below the ceiling I suggest replacing 50W bulbs with 7W to 10W LED light fittings which emit considerably less heat and save a considerable amount off your power bill (assuming 3 hours use a day, a saving of $12/single fitting/year). There are now strict guidelines and rules for the installation of halogen downlights. However, for older homes (pre-2007-2008) an inspection is recommended to ascertain if the halogen downlights have been installed correctly and are safe, particularly where paper based insulation has been used. The safe and money saving alternative: With LED lighting, fire is not a concern since the maximum temperature of LED globes reach approximately 70C (depending on the ambient temperature). If an LED globe was to heat up further for some reason, say 100C to 150C, the LED globe would rapidly fail leading to an open circuit and will automatic turn off well before dangerous temperatures are reached. 05.01.2022 Always turn off the power before you or anyone else (friend, family or trades-person) enters a ceiling space. It's very common to see this type of damage, caused by rodents. Be sure to turn off every Main Switch (many homes have more than 1 main switch) at your switch-board!! If you have overhead power avoid the cable which runs to your switch-board as this will still be live!
