05.01.2022 Shoalhaven City Council: draft SLPS After distributing the Draft Shoalhaven 2040 Strategic Land-use Planning Statement a week or so ago, we’re beginning to receive feedback which is most welcome. While some people are perhaps understandably a little cynical about the local government process, most responses welcome the opportunity to be involved in the planning of planning policy. ... So if you haven’t already responded, here are a few points that have emerged from people’s reading of the draft that you might wish to consider if you’re putting your own response together. General - The SLPS lacks detail about council’s Local Environment Plan intentions - The Character Plans for villages such as Milton need more emphasis - Complying development category needs to be removed as an option so that all development applications go through council and are advertised to all residents within affected distance and/or sight Page 18 - Change word priorities to ‘statements’ or ‘notes’ or ‘visions’ Page 23 How are paragraphs 1.3 and A 1.1. reconciled? Page 24 - Advise CCBs of water and sewer infrastructure capacities in their areas and current capacity uptake. Page 28 - Give high priority to paragraph 4 Page 29 - Ditto for paragraph CA 3.1 Page 42/43 - This section should highlight the Milton environs due to its agricultural activities and soil type. Page 62 - INTEGRATED PLANNING AND REPORTING FRAMEWORK:How will this be put into effect? Seems a little vague. So will Local Environment Plan 2014 continue in place with future zoning changes to be by the existing Development Control Plan system?



03.01.2022 Hi posting this for a concerned resident of Milton SUBDIVISION : 1 Valley View Close Milton. REF NO: SF10796... Dear Neighbour, I am writing to you to advise of a current DA application concerning the above address to divide this property into 4 Torrens title. I spoke with council last week and was informed that only the neighbouring properties have been notified which I believe is insufficient notice as this DA will affect all neighbouring houses in Myrtle and Valley View close. The time allocated to respond is also limited only giving people just over a week to respond (due 19th June). I believe this area is being grossly over developed without proper community consultation. Being a beautiful historical town I believe the style of construction and ease of developers making a quick killing is contrary to what the community actually wants. As well as developers chopping up blocks in town there has been a large scale amount of sub divisions approved by council that have inadequate consideration of the environment and creating housing that is in line with the natural beauty of the South Coast. If what I have written resonates with you I would encourage you to look up the DA and have your say on the direction you would like council to take. I have written to all the local councillors about these issues and the Milton Ulladulla times are writing an article about the lack of planning and overdevelopment of the Milton Ulladulla area. I really don’t want this area to become another Shellharbour and considering the amount of development NOW is the time to respond before it’s too late. Major objections are: The set back distance from the rear of the new 3 lots is too close for privacy and social lifestyle in an historic village. The driveways for the 3 lots are dangerous due to sight distance and the curvature of the road. 3 lots should be reduced to 2 and access should be on the east end and the west end re No 2 above Footpaths are impractical due to cross fall but council need to solve this before DA approval. Future housing needs to comply with character assessment study and to be of a type that is non SHELLHARBOUR. Building to not more expensive but well improved with frontal and roof appearance befitting a heritage town. 01.01.2022 MILTON MEADOWS UPDATE Shoalhaven Council planners are still trying to shoehorn the official response to this giant development into some sort of order. At the moment it looks like the process might be stalled by the advancing pandemic lockdown (about the only thing that could halt a development of this scale in NSW). Council currently hopes to have its response ready by the end of March with a sitting of the NSW Joint Planning Panel (a review body that has a tendency to give... the go-ahead regardless) planned at Ulladulla Civic Centre on April 14. This date sits in the middle of various estimated points by which NSW emergency beds will be swamped by people with COVID-19. So we’ll see what happens. Just to reprise the overall concept it’s a retirement home with independent two- to three-bed living units for more than 500 people and a 99-bed medical/emergency wing. As well as placing huge demands on existing infrastructure, the site between the Princes Highway and Windward Way will require a new roundabout between Warden Road and Garrads Lane on the Highway with significant associated road and traffic changes in that area. Some people might think that the currently declining economic outlook should ring the death knell on such a scheme with the retirement savings of the target demographic currently in meltdown. We’ll see.
