18.01.2022 When you are embarking on a construction project be it residential or commercial and you engage your builder, in the initial stages of consultation they should outline their Construction Processes. They should look something like this.......... Initial Consultation - Builder should meet with you personally and work through your visions, needs and requirements.... Preliminary Estimate - Let them put it down onto paper for you where they look at the plans and provide you with an estimate of what your project may cost. Cost Planning/Fixed Cost Quotation - Let them look at the costing of the project and deliver to you for review and approval. Project Scheduling - They should work on time frames of each and every element of the project and deliver to you a detailed outline of how long your project is likely to take. Building Contracts and Approvals - Your Builder should explain and guide you through this process seamlessly. Quality Assurance - A strong builder prides themselves on their product along with strong Health and Safety methods, and will assure you that your project will always comply with the Australian Building Standards. Product Knowledge - Most reputable builders have long standing relationships with their suppliers and have up to date product knowledge of the best products available on the market today, ensuring you get value for money. Project and Construction Management - Builders who have many years experience within the industry, pride themselves on clear communication and delivery of results. You should be assured your project will be managed as if it were their own. Handover - Final inspection, briefing on all systems and quality control should lead to a final and effortless handover.

14.01.2022 Who is responsible if you hire an unlicensed and uninsured contractor? Well, alarmingly it could be you or your business! And if that contractor has an injury o...n your project, you could be liable to pay for their compensation unless they are licensed and insured, it is as simple and scary as that. So it pays to do your research prior to engaging or hiring a contractor to find out if they are a risk. SwapCerts have compiled a state by state Building and Construction Licence Search on one handy map of Australia. Search here: http://www.swapcerts.com.au/licence_search.html In addition to that SwapCerts have created a free app to help you manage your projects and avoid having any unlicensed or uninsured contractors on your project. Download it here: http://www.swapcerts.com.au/index.html

10.01.2022 Are you BUILDING or RENOVATING!!! Whether youre thinking of taking on a project yourself, or leaving it all up to the professionals, there is a lot of choice when it comes to building. Its a good idea to do some research before you decide. You may find that your original plans change as you discover some alternatives.... For example, if you want to build a house but there are budget constraints, is renovating your existing house an option? Or maybe building a ready-made project home is the answer if youre time-poor. The link below may provide some guidance and help you decide. https://www.qbcc.qld.gov.au/bui/building-renovation-options Article taken from QBCC http://www.qbcc.qld.gov.au/

10.01.2022 Walls and ceilings completed ready for finishes in the New Year at 164 Grey Street, Southbank.

09.01.2022 How do you protect yourself onsite? The history of the hard hat and the modern world of the app in the Construction Industry... Did you know that the hard hat... evolved from a metal helmet used in World War 1 and was not made mandatory in the Construction Industry until 1931 on the Hoover Dam Project and following that was a requirement in 1933 on the construction of the Golden Gate Bridge. (Taken from Wikipedia) Over time the shape and material of the hard hat has changed but the concept remains the same, safety on site. Now days the hard hat is part of the dress code and you wouldnt let anyone onto a job site without wearing one if you knew they could be at risk of a head injury. And lets face it, its easy to see a person not wearing a hard hat, so to avoid the risk on site is quite simple, this is quite unlike licences and certificates. If someone walks onto your job site and is unlicensed, uninsured or certificates have expired, you cannot immediately see the risk. Sure you or someone would have asked for these documents prior to them commencing work on your project and they are filed in the office, but it might take a while to pull them out, especially if you need to access them well after the job has completed. So do you ask every contractor you see if they are up to date, covered and not a risk, probably not, you just assume they are, but what happens if they are not, or they were but during your project their insurance expired, who lets you know? Often they may have missed the renewal themselves, so they probably wont tell you. And guess what, whos at risk, probably you if they injure themselves on your project. So how can you manage this process better? You need more visibility, it will never be as in your face as a missing hard hat on someones head, but how comforting would it be knowing that all the information is all there on an app on your phone, which is probably in your pocket or close by. Imagine the ease of clicking a button to check the status of a contractor on site right now or anytime, from anywhere, even if you are on holiday and if you dont think to look, how good would it be to get a text reminder. Sounds like a simple way to avoid risk and fines, loss of licences, paying out compensation or potentially losing your business. Did you know SwapCerts app can send you text reminders, archive documents and basically help you manage licences and certificates for individuals or companies on your projects. Download the free app http://www.swapcerts.com.au/
