17.01.2022 Weekly Real Estate Wrap 11 June In Melbourne the REIV reported a 50% clearance rate on 131 auctions. The year to date clearance rate is 61%. Around 630 auctions are expected next weekend. In Sydney APM reported a 50% clearance rate on 148 auctions.... BIS Shrapnel says the Sydney inner-city apartment market will remain undersupplied until 2019, pushing up rents and delivering rising returns for investors. BIS is forecasting an undersupply of 2,500 apartments in Sydney in 2012. Sydney inner-city apartment rents are forecast to rise by around 5% to 6% per annum over 2012-13 and 2013-14 (compared with 6.7% between 2006 and 2012). House prices declined 1.8% in May, taking the total year on year decline to 5.8%. RP Data says Melbourne dwelling values fell 2.7% in May, and were down 8.4% in the last 12 months. Unit prices rose 2.2% in Sydney in May driven by affordability and Gen Y’s wanting to live closer to their workplaces, cafes and entertainment venues. SQM Research says that the level of residential stock rose 2.4% to 380,215 in May there were 32,380 listings in Sydney; and 52,094 in Melbourne. The REIA says that housing is at its most affordable level since December 2009, but rental payments as a proportion of income are still hovering around four year-highs.

10.01.2022 Mondrian Apartments The Mondrian Apartments are located in Powell St, Waterloo NSW, 4kms from the Sydney CBD to the south. Built in 2003 the complex has 4 main buildings comprising of approximately 137 apartments, up to seven floors in height. This Frank Stanisic designed contemporary apartment complex has been recognized with the 2003 Wilkinson award for residential buildings, conferred by the Royal Australian Institute of Architects NSW. The Mondrian Apartments is renow...ned for its eco-conscious design (all apartments have a northerly aspect and cross flow ventilation in mind). All apartments have generous balcony or courtyards, most of which overlook a beautifully landscaped swimming pool.
