24.01.2022 When your current lender receives a copy of your Discharge Form, you're going to receive a call from their Retentions Team. They'd want to be your BFF, when all these years, you've never received a call from them. They'll cajole you into buying into their sales spiel.... My advice? Hang up on them. Customer loyalty doesnt exist anymore. If your lender is only: - dropping their rates or - waive your annual fee or - offer you cashback when you threaten to leave, ask yourself "How long have they been ripping me off?" 24.01.2022 You are a plumber, and you are called out to a house to tackle an issue that requires 3 to 4 hours of investigation. After identifying the issue, you offer a few solutions to the home owners. The home owners disregard your efforts, belittle your time and efforts, and proceed to perform the work themselves, or get another plumber (who didn't have time previously) to assist them.... How would you feel? This is what 95% of brokers do right now. Many offer up their hours (and sometimes days) to workshop a tricky financial scenario, and in the process give up their intellectual property (IP) and expert advice. All this knowledge comes from countless number of hours spent working in a finance environment. And most brokers do this in the vain hope that the client would proceed with them, so they get paid for their time and expertise. This has to change. I didn't spend seven years in NAB for nothing. My industry experience, relationship with stakeholders and professional businesses didn't just happen overnight. They wouldn't partner with me, if I was a rogue broker straight out of uni. 24.01.2022 Many Australians live on a fortnightly basis, living pay check by pay check, and spend everything they earn. Most have less than one month of #rainydaymoney. There, I've said it.... In the last six months, I have spoken to over 100 families, couples, singles and small businesses. I did a simple research on how Covid19 has affected their finances, and the statistics are eye-wateringly scary. They are: About 10% have drained more than half their savings Almost 40% of them have admitted to using their savings to pay for groceries and household bills Almost 20% have their household income reduced by more than 25% More than half would not be able to afford a $200 increase in monthly household expenses Almost 40% do not have an emergency fund More than 40% expect their finances to be affected by Covid19 Many of you who have spoken with me, would have heard me quote several of these statistics. 24.01.2022 With the property market running hot, mortgage lending is at historically high levels, according to the most recent data from the Australian Bureau of Statistics. Australians took out $28.6 billion of home loans in February 1.8% lower than the month before but a massive 55.2% higher than the year before. For every broker out there, they are seeing a minimum of 50% uplift in enquiries; we are all bloody busy bees ... With so much demand for home loans right now, the system isn't functioning as smoothly as it usually does. So here are my top three tips for getting a loan in the current environment: 1 Start early, because lenders are taking a long time to process applications (27.1 days on average, check out my post last week!) 2 Shop around, because there are many great deals that aren’t being advertised or shown on comparison websites 3 Try hard to maintain a high credit rating, and fix any blemishes you might have The great advantage of using a broker (such as myself!!) is you’ll be covered in all three areas. 23.01.2022 If you shop at Coles Yarraville between Thursdays to Sundays, you can't miss a 70s VW Kombi Ute, towing a 'Silver Rocket'. Ken and wife Angela are owners of Maple Leaf Meats, and have been selling Canadian-style burgers, ribs and wings for the best part of five years and are a permanent staple of Yarraville. Their food is immensely popular among locals, but they've always struggled to ramp up their output due to a lack of space to smoke their meats and produce their sa...uces. Finding a commercial spot - That has always been their goal, by late-2020, they decided they can no longer operate solely out of their Silver Rocket. Yesterday, the lovely couple secured a permanent commercial spot in Altona North. Overjoyed would be an understatement. 22.01.2022 A brave single mother with two dependants took out a small home loan with a lender eight years ago. Her beautiful home is located at the foot of the Yarra Ranges. Each time, it's only fleeting, and for no more than a few weeks.... I consider it a luxury, to see my father once every few years, as I left Singapore to forge my own life in Australia. It's a sacrifice I have made for a better life for myself. ***** Whatever the outcome is today, whether we remain in Stage 4, or are upgraded to 3.5, remember this: - You are only required to follow rules for a very short period of time - If you are children to first-generation migrants, you would have grown up in Australia, the Lucky Country. 19.01.2022 "John, we're on 2.58% for our Variable with $60,000 in our offset. We're tempted at the 1.98% Fixed that's offered. What should we do?" "John, we're seeing 1.99% for 4 years Fixed. Should we fix our loan?" Been fielding a lot of similar enquiries these two weeks.... The crazy John in me wants to say: "Yes!! Rates are very important. Everything is about rates!!" Of course, that's nonsense talk. Between credit score, lender policy, lender turnaround time, clients' best interests, features, ongoing and annual fees, rates are just the cherry on top of a cake. We need to talk about the cake first. Everyone who has dealt with me will know this - Rates are never the Top 5 in order of importance for me. Here's what you need to consider before you switch your home loan from Variable to Fixed, or take out a Fixed loan: 1 Don't fix it for 4 years!* 2 Remember lenders never lose! 3 Know that a lot can happen in three or four years. The bushfire in January 2020 and Covid19 have shown a lot can happen in just three months. 4 Be aware lenders want to lock you in as a customer now for as long as they can; but always see the forest for the trees. 5 Know that lenders are scared of losing customers as the economy struggles to gain traction, and they're anxious about losing business to their competitors. 6 Breaking a Fixed Rate is a very expensive "What if?" lesson. I've seen break costs in excess of $30,000. 7 Don't do it without speaking with me! *This is not a recommendation of your home loan structure. 18.01.2022 My little Jona. You are so small, and so ignorant. You are so innocent, and so new to our ways.... You only have four friends - Dada, Mama, Aya (Big Brother in Sinhalese) and Aka (Big Sister in Sinhalese). Your Facebook feed would be so boring. We didn't want this on you. Not being able to go to the playgrounds. Not knowing what a play centre is. Not knowing what a swimming pool is. Not having a birthday party to attend, or friends to invite. It will soon pass, for many of us are doing the right thing. Best part - you won't remember any of this! You make us want to do better, and be better. Love, Us.

18.01.2022 One of the best things about our unplanned little 23mth old Jona, is the opportunity to be Dad again. Not just being Dad, but actually being there for him. With my first two, Levi (10) and Ayla (7), I was hardly there for them as I was chasing the big dollar bucks at NAB.... Jona wakes up everyday, feeling great as EVERYBODY he knows - literally - is at home, and there for him. WFH as a small business owner and having no rental overheads means I can focus on my family (and Jona!) and my (mostly) inner west clients as well. 16.01.2022 Woke up this morning, did the dishes and took the rubbish out, and found a snail walking across my front door. Travelling from Point A to Point B, slowly but very efficiently. The snail represents all Melburnians' slow journey into personal freedom this morning.... Personally, it also represents the slow release of the vice-like grip many small business owners have had in the last seven months. While many have benefited from the (insufficient) grants or payments afforded by the government, many more have not received a cent since Day One of lockdown. To those small businesss operators who survived to see through to this morning, #hatsoff to you. As a small business owner myself, I have spoken to, dealt with, and know your pain. (Yes, I've not received a cent as well.) The slow crawl is fraught with danger, as there is every chance it could have been crushed accidentally, or washed away in a sudden storm. But we got there. Now, let's rejoice, but ensure common sense still dictates our everyday lives. Until the vaccine is found, masks + social distancing is mandatory. 15.01.2022 Covid19 has dramatically changed the way most industries and employers do their business. Broking - and across all facets of home, business and commercial banking - has benefited from it. Six months ago, I'd have driven everywhere to meet my clients, including documents and mortgage sign ups.... These days, clients just print out their necessary documents, sign it, and post it back to me. This image here, is from a lovely young couple who are located in Officer VIC 3809. They are refinancing their home loans, while taking the opportunity to consolidate some of their personal debt. According to Google Maps, they are 59.9km away from Yarraville Village. They took a picture of the queue they were in, while waiting patiently to send their loan applications forms to me via Registered Express post. I received the documents within 24hours. I even joked with them, "It would have taken me longer than 24hours just to drive to Officer!!!" The owners are keen to pay down the balance, but needed a lender who was willing to listen to them. 14.01.2022 Often, established families or couples would come to me with tricky scenarios involving: two or three properties uncertainty of which one to sell, which would maximise their opportunities to purchase another... number-crunching Sometimes, getting their accountant or financial planner involved elevates the whole experience. This lovely family were in the enviable position of wanting to purchase in Williamstown, but had to sell another property. Our email/phone correspondence went on for 8 months, before they finally settled on their home. 12.01.2022 Another good one from Cate Bakos Property Your conveyancer, solicitor or buyer's advocate should do their due diligence and point out if the property you're purchasing, has some unseen costs. Some are a given, like the government costs including registration fees.... Others are less obvious, like any water and sewerage fees or council fees that is payable. Land tax, is something that will throw many out. Like Cate said, it's calculated on a calendar year, and you might get stung with an expected cost if you're settling in January. 10.01.2022 **Fly on the wall post!** Did you know the average time for lenders to pick up your loan application is now 27.1 days from Jan - Mar 2021? This is an increase from 25.2 days for Oct - Dec 2020.... Frankly this is unacceptable, and brokers like myself are fighting from clients, and unrealistic lenders turnaround time. But do you know how and why? 1 When your application is lodged, it goes into a conveyer belt (get a ticket #!!) and gets picked up at the end of the belt by a Pre-Credit assessment team member. 2 Team member will look for any missing documents, and relay it to broker (me!), who in turn advises you. 3 Your loan application got picked up, but is put back at the end of the conveyer belt 4 Even if you and client took only 30 minutes to address the missing documents, your application is still at the back of the queue 5 Team member picks it up again (worst still, it could be someone different!!), ticks the boxes, and passes it on to another conveyer belt, where the Credit Assessor/Underwriter will look at it 6 By the time the Credit Assessor/Underwriter picks it up, it's taken almost a month. A MONTH!!! It's just a clusterf**k and shitstorm. But how? Why? Since Covid, many lenders have let their offshore members go, and rehired and retrained Australian staff to do the work offshore members do. The offshore staff are skilled, but cheap. The Australian staff are unskilled, costly and need time to pick up the game. As a result, what normally takes 3-5 days for a Credit Assessor/Underwriter to pick up, now takes almost a month. Couple this with lenders who are unfairly placing more burden on their conveyer belt, by introducing things like: - $2,000 cashback!!! - Mortgage Insurance Discounts!! - $1,000 Conveyancing costs paid for!! Poor new Australian staff have no idea what just hit them!

Dealerships are still selling cars. You just can't visit them. I am still providing finance for motor vehicles. Don't be fooled by the 'lowest rate.' Look past the 'lowest rate', and look at the comparison rate, which includes things like: 1. Loan Application fee (I've seen four figures fees!!) 2. Monthly fee 3. Early payout fee (I've seen $700!!) Often, when dealerships offer you a low rate, they bury their additional rates and fees, in fine print. You actually end up paying more. 08.01.2022 Rates are a-dropping!!! We are seeing rates going under 2% for the first time. While I am cautious about recommending a long term fixed rate, if the opportunity is there and the client is aware of the pros and cons, it's worth doing it.... 07.01.2022 Meet W. He is 58 years old, and is committed to buying his own home. A freak auto accident meant this 58yo business owner was on TAC payments for about six months.... This meant W couldn't focus on his concreting business, which has been trading profitably for over 15 years. As a result, his business financials now show a decrease from the previous year. W had also put a deposit down on his own home in Westmeadows. Most lenders he approached wouldn't consider his TAC payments, nor understand why his business income has dropped. They cited he was too old, and wouldn't give him a longer loan term. They were only interested in ticking a box, which is the case for many lenders out there. Quickly, I realised they had a debt that simply wouldn't go away, and their existing lender is devoid of care, and only interested in profits. 03.01.2022 I see defaults pop up on client's credit reports ever so often. Some of the most common ones come from first home buyers, who were previously renting, and now seeking finance for their first home. Unfortunately 4 years ago, while moving from one rental to their next, they omitted to pay the last utility bill.... It happens, and they're often <$250. Utility provider doesn't get the payment, and slaps applicants with a default. It stays on their file undetected, until the day they approach me to get a credit report. + score. ***** Of course, defaults come in all shapes and sizes. Some of the more common ones I see are from Panthera, Baycorp, Credit Corp or Pioneer. Noone seeks to obtain credit to miss payments, or intentionally wishes to destroy their credit history. 02.01.2022 Most unique location yet!! Client and I met at Airplane Viewing Area, just past the airport, and signed his mortgage documents at the boot of my SUV. It was wet and windy, but we still got it done.... Masks on, and (tried to) maintain social distancing. I think the kids would love coming here when the aviation industry picks up in 2021. See more

Life threw Aleks a personal curve ball in 2019 and 2020, and he took out 5 credit cards and 1 personal loan to help him cope financially....
