25.01.2022 STOP PRESS THE LOWEST RATE IN HISTORY Yes, that's right, on Tuesday November 3rd the Reserve Bank of Australia (RBA) announced its cash rate decision, cutting the official rate from 0.25% to a new record low of 0.10%. What does this mean for you? Well assuming the banks pass on the rate reduction, this will see your loan repayments reduce again, which means more money in your pocket or the ability to pay off your loan sooner. Now, this is important... you need to make s...ure you have the home loan that's right for you. You need to speak to someone (like a mortgage broker) who can compare multiple lenders and all the products they have available (and sooner rather than later to make sure your current loan ticks all the boxes). So, why is the Reserve Bank reducing rates to the lowest time in history? Two reasons, first to keep the Australian dollar low which makes our exports cheaper and thus competitive. This helps with economic growth and improves employment needs. Second, by maintaining low rates, this allows a business to borrow funds at low rates to help them invest in their business and thus support further employment opportunities. With such low rates and ongoing government subsidies, this all goes well toward putting a floor on housing values and potentially will drive further increases as employment improves and the cost to borrow remains extremely low. 22.01.2022 You read that right The mortgage broker channel has recorded its highest ever market share result with brokers settling 60.1 per cent of all residential home loans during the July September 2020 quarter, according to new data. The figures come in the latest data released by research group comparator, a CoreLogic business, which was commissioned by the Mortgage and Finance Association of Australia (MFAA). 14.01.2022 CoreLogic, Australia’s largest property data provider, released its first Home Value Index in 2021, showing Australian housing values reached a new record high in January . Housing values continued to rise through the first month of 2021, with CoreLogic’s national home value index up 0.9% over the month. The January movement takes Australian home values to a fresh record high. Housing values have surpassed pre-COVID levels by 1.0%, and the index is 0.7% higher than the prev...ious September 2017 peak. Every capital city and broad rest-of-state region recorded a rise in housing values over the month, ranging from a 2.3% surge across Darwin to a relatively mild 0.4% rise in Sydney and Melbourne. 05.01.2022 NEWS UPDATE The HomeBuilder Grant has been EXTENDED!! Great news if you are thinking about building or renovating!! The HomeBuilder Grant has been extended to March 31st, albeit with some differences. Here's a summary Contracts must be signed between January 1st and March 31st, 2021 (inclusive).... The Grant amount is now $15,000. New build prices cannot exceed $950,000 in NSW, $850,000 in Victoria, and $750,000 in all other states and territories. If used for renovations, the property's value cannot exceed $1.5 million (pre-renovation). Applications must be submitted to the relevant State Revenue Office by April 14th, 2021. You must be an Australian Citizen. Income conditions: $125Kp.a. for individuals, $200Kp.a.for couples (based on a notice of assessment 2018-19 or 2019-20). You need to be an Australian Citizen. As with all grants, there are criteria to be met, and the above is just some of what you need to know.
