Borrowing capacity - the portfolio is worth $2m with 8 properties, that is, an average of $250k value per property. He can keep borrowing because the yield is higher relatively on lower priced properties. In addition to this, he teamed up with family members to further increase his loan serviceability. Again, nothing too difficult to achieve here.

07.01.2022 A good review of the changes to negative gearing and depreciation. Whilst negative gearing remains available to landlords, rules are being tightened around what can be claimed, specifically related to travel expenses and depreciation deductions. This is a massive change to what you can claim and significantly reduces an investor’s cash flow. Under the new rules, which is now in effect: 1. Investors will no longer be able to claim tax deductions for travel expenses related to inspecting, maintaining or collecting rent for a residential rental property. 2. Depreciation deductions for plant and equipment items (such as dryers, curtains and ceiling fans) will only be allowed if the investor actually bought them.

If you register with an agent after the 31 October deadline, your lodgement will still be considered overdue and penalties may apply." I didn’t earn any money through my business this year, so I don’t need to declare: Even if you had a nil or negative income from your business, you’re still required to declare this to the ATO. I earned less than the tax-free threshold of $18,200, therefore I don’t need to lodge a tax return: A lot of taxpayers get confused between paying no tax and actually doing their tax return. If you earn under $18,200 and didn’t pay any tax during the year, you can still declare your income to the ATO. This is done through a non-lodgement advice form and lets us know that you don’t need to lodge a return. If you earned under $18,200 and you DID pay tax (even if it was only $1), then you’re required to lodge a return even if you don’t want your excess tax payment refunded.
