A grants system has been established for people in the private rental market who lost their job, who wont get Centrelink support until at least April 27 and who cant make rent. 17.01.2022 We recently found these newspapers from the 1960's whilst renovating a property in Brisbane. It's fascinating to see how things have changed in just 60 years. The currency was in pence, shillings & pound. Grocery & department names were unrecognisable, interest rates at 9%! A brand new car cost 952. To put things in perspective, an average male salary was around 433 per year and the average house price was around 3,000. The key take away for me is inflation. Imagine holding onto the 3,000, leaving it in the bank to earn inflation each year. In today's terms it will be worth around $120,000. Hardly enough to purchase anything today!

16.01.2022 Following on from last weeks announcement by the RBA to cut the cash rate to 0.1%, we were hoping that the lenders would pass on the full rate cut. The big four banks have reduced their fixed rates but their standard variable rates remain unchanged. In saying that, we've had some good success negotiating variable rates for our existing clients. 11.01.2022 What an amazing two weeks its been, road trip from Sydney to Brisbane! Some highlights & insights: Logan market is much quieter. A lot less investors out and about due to APRA & lending restrictions. Starting to see prices similar to what they were in 2014.... Picked up two properties 1. Renovated 3 Bedroom 1 Bathroom on 600sqm for $235,000. Nothing to do and will rent for $320/week. 2. Brick & Tile 4 Bedroom 2 Bathroom on 600sqm for $325,000. Minor cosmetic touch up and will rent for $400/week. Incredibly good value considering a 600sqm vacant block of land in the area sells for $230,000 - $240,000. Visited Rolf, good to back in the office to where it all started. Great team dinner and catching up with friends. And of course, checked out several coral suppliers & shops, good haul of corals to go into the display tank

Give it up for Frank everybody! Whats your occupation? I work full time as a warehouse manager, and part time run my own personal training business - FitnessTech Personal Training... How many properties do you own? I own 4 properties (2 W Melbourne, 2 SE Brisbane) at 26 years old. My goal is to have 10 quality investment properties by 30 to set me up for the future. When did you start investing in property? Started investing at 21 years old, I worked 2-3 jobs for a while to get that first deposit. How did you get into property investing? As soon I got an income, I gave myself a rule of saving 50% and allowed myself to spend 50%. After 7 years of hard work, I saved a good amount of money, realising early on the bank wasnt paying much interest. I also realised I could not save my way to wealth, so I decided to put it in a vehicle, I chose property! This was and still is a good hedge to me spending haha Whats your investment strategy? I like to buy and hold positive cash flow properties, I aim to buy properties under market value so we have already made money on the way in and it also allows us a buffer for market movement. It also doesnt effect me too much financially and Im holding for 10 years+ so this will allow for capital growth. Renos are a good way to add value, but I have never needed to touch any of my properties just yet. Why are you sacrificing so much at a young age? I get asked this a fair bit. I think its important, I dont want to be limited, I want freedom and choices, Im now setting seeds for my future and my familys future. So Im prepared to put in the hard yards now, so when Im 35+ I can really sit back and enjoy life. Plus I have a big work ethic, I like working hard and smashing goals, I like being a productive person, always wanting to test myself. I still go out often and have traveled a bit but still have that end goal keeping me accountable and frugal at times. What do you like about Mortgage Channel? When I started working with Michael and his team at Mortgage Channel, he really opened my mind to whats possible, gave me confidence in my purchases and goals.
