07.01.2022 What's on Stuart's desk today? I am working with a couple who want to buy an investment property. They have limited funds to complete but solid equity in their property. It is critical to structure the loans properly and this is an area where my twelve years of experience adds a lot of value to my clients. ... Bank lenders, and often inexperienced brokers, will routinely cross-secure the two properties as it is easier but there are many reasons why you should not do this. We will always make sure we do the extra work required to structure your lending in the best way to protect your interests, minimize your costs, and retain as much flexibility as possible. In this case, the overall LVR position will be over 80% and this is one of the areas where structure really matters. The LMI cost of a cross secured structure would have been around $12k. Simply by keeping the properties as stand-alone securities we were able to save over $7k in LMI costs, in this case, by having one loan at 80% with no LMI and the other at 85% plus LMI. 03.01.2022 What's on Gary's desk today? We are working with clients who would like to purchase a home that their parents own. They currently have a limited deposit but ample borrowing capacity. One solution that these clients can consider with their parents - apart from saving the necessary deposit - is what is known as a favourable purchase. ... What this means is that the parents can opt to sell the property at a lower price than the market value. As long as stamp duty is paid on the market price (to keep the tax department happy), the parents can provide a gift of equity to allow the applicants to reduce the Loan to Value Ratio and reduce or remove the need to pay Lenders Mortgage Insurance. As an example, let's say the property is worth $500k but the parents decide to make the favourable price $400k. This $100k gift of equity, reduces the LVR to 80%. Note that the borrowers still need to borrow the $500k (less any contribution they are able or choose to make) but they will not pay any LMI. There is never a 'one size fits all' solution but we can give you the information you need to understand your full range of options and give you the data you need to make sensible decisions for you.
