25.01.2022 Happy New Year We are back tomorrow after a well-earnt rest Over the break, we have got back to everyone with updates as we have received them. 20.01.2022 Settllement 3 & 4 for 2021. Clients refinanced and accessed equity in their investment property to purchase a new owner-occupied home. Problem - They went direct to their bank that said no. Because they had 2 mortgages, their bank buffered their existing mortgage repayments up much higher than they actually were.... Solution - We took them to a bank that uses actual mortgage repayments and allowed us to use their salary sacrificed income as tax-free income. Outcome - Clients now own 3 top quality property's, 2 are in a Beachside suburb with a 0.6% vacancy rate, and have experienced a 7.2% growth per annum growth over the past 5 years.

13.01.2022 This week a client placed another unsuccessful offer on a property. I asked why they decided to go so much lower than the price guide; they said it wasn't worth it. Unfortunately for this client, they have been lowballing for over two years and, through this time, have been paying rent and missed out on significant capital growth.... The houses they are now looking at in the $1,000,000+ range were $600,000 - $800,000 when they started looking. The $1,000,000+ houses are now worth $1,500,000 plus. They have also paid for numerous building and pest reports and solicitor fees before auctions. In the current market, be prepared to pay what is required to take the house off the market, as long as it's within your limits. Don't take advice from people not in the know. Uncle Bob, who last bought in 1991, doesn't necessarily know more than the agents, mortgage brokers, property reports, buyers agents and solicitors that can give you insights. I told them we wouldn't work on another pre-approval for them; they said that's ok, they will wait because her uncle says the property market will drop because Job Keeper has ended...

12.01.2022 Thinking of Refinancing before Christmas , there is still time. This weeks refinance success with $2,000 cashback from the new lender. Clients accessed $17,000 equity for home improvements, shorten their loan term by 2 years and still saved $48 per month. ... Problem - Clients were on a variable rate with their bank, we requested a review to get a better rate. Their bank came back with a rate a lot higher than what they are offering new clients and taking 3-4 weeks to pick up applications. Solution - We refinanced them to a bank offering a $2,000 cashback, fantastic variable rate, and a free offset account saving an additional $395 per year. Outcome - Their home loan has been shortened from 27 to 25 years, they have the $17,000 in their account to use over Christmas, and they are still saving $48 per month Only when their current bank found out they were leaving were they prepared to offer better pricing, this was still well off what we got them with the new lender
