23.01.2022 Where is the best suburb to live in Brisbane? It's like asking how many curves are in the Brisbane river. It's impossible to answer- this is determined by SO many things. Budget, lifestyle, demographics, schools, jobs, access to transport...And the list goes on. The closer you are to the city and infrastructure, the more you will pay! And the more desirable the suburb is in terms of "trendy", the more you will pay. Think Mascot, Bulimba, New Farm, Paddington. I would not choo...se a suburb based on schools. I would ensure there are sufficient and reasonable schools within a 5km radius. If you live on the Southside, the road systems are better. If you choose a suburb based on schools ratings, it could be a false economy...areas like Mansfield and Wishart have hefty price tags because of school catchment. You could be paying $100 000- $150 000 MORE for the privilege to be "in the zone". Ditto Brisbane State High Zone. All fantastic schools according to school surveys but this has driven up prices massively. School catchment for state schools are strict so ui u need to do your research. Perhaps explore independent schools and Catholic schools/ private schools too and live closer to a suburb you like but can't afford. For example- live in Morningside if you want Hawthorne - or buy in Carina for around $200 000 less for a similar house you could buy in Camp Hill or Mansfield catchment. There is a lot of hype over schools in Brisbane. There is a fantastic array of excellent schools wherever you choose to live. Choose wisely. See more

Each morning and afternoon the locals live too breathe in the sea air and walk their furry friends. Theres parks and cafes around. Avoid Saturday mornings unless you are a runner as hundreds of runners converge to do a park run.

Real Estate - a past time which Australians in general obsess over: it is a career for some, the downfall of many..., where fortunes are won and lost and an activity second only to sport in Australia. Real estate agent- a tenacious species of individual with buffalo like hide who sacrifice much of their life and weekends to help people find accommodation and occasionally get paid for their efforts. Everybody wants to be a real estate agent during a boom, but they all go back to normal jobs when things are tough. Only 10% make it through the first year. Most have a drinking problem and their only friends are the current sellers. Principal - a collector of real estate agents and generally the one that pays for the overheads of an office to house many of these above-mentioned beings. They are up-to-date on legislation and have enormous amounts of money held in trust accounts.They are mentors, ass kickers and often they end up having to sell property because deep down inside they are jealous of their agents making more than them! Sticky beaker - a uniquely Australian term for a person that is somewhat inquisitive, knows more about real estate than any real estate agent, and loves to open cupboards to see what the neighbour has hiding away. Theres seldom any intention of purchasing, but they are normally very pleasant and completely harmless. A (serious) investor - someone who doesnt necessarily have a proper job and makes a living out of owning homes that are frequently poorly maintained, and expects rents and property prices to go up each year. The successful investors just happened to make all of their money pre-2003. Investors always tell you they are investors. Developer - a developer can be a wannabe developer, or a big time developer, or just a mum and dad trying to make some extra cash " in their meaningless days under the sun". Basically its one step above an investor. They either dont have enough money, or they have too much! A "specie" /spec home - this home is traditionally built on a slab and resembles a cardboard box. It requires limited imagination, and is as exciting and predictable as paying your BAS every quarter. You stole it - you paid well under market value for that property. Investors love doing this. Neighbours always accuse buyers of doing this. Building inspector often a retired builder that gives you a massive disclaimer to absolve themselves of any problems that may come up after an inspection. Their job is to politely pick the property to pieces - metaphorically. Pest inspector they can be worse than the pests they seek! Their job is to terrify you that there is a termite risk and to encourage you to put in a termite barrier which is their major source of income. They carry a stick with a white ball on the end to let termites know they are coming. Im going to have a crack I am going to register at auction and stand around and do nothing but get a lot of attention from the agent and auctioneer. Auction - the fairest and most transparent way to buy a property where you all gather together at one time on a set day to see who can pay the most. Its also real estate theater and gives seller and buyers butterflies prior. Unconditional contract - a done deal. Its too late to change your mind An open home - this is the opportunity for the agent to show you their skill set and to meet buyers. Its where neighbours congregate and sticky beakers get to see what the house looks like inside. The real purpose should actually be to sell the house. About 1/2 of all transactions result from an open home. Multiple offer situation - a situation akin to a Dutch auction. Every buyers nightmare where you all have to put in your best offer and pray. Before doing so, make sure the agent makes you sign a multiple offer form (which dodgy ones dont even know about) Settlement - the day that the fat lady sings when the money is in the bank- sorry - thats politically incorrect. I was talking about myself, the agent being paid. (when you end up paying for the house you purchase and title deeds transfer) Mortgage Broker - a investigator and facilitator of organising which bank to go to. Can be your best friend or worst enemy, depending on how good they are. Normally they beat the bank. Conveyancer/Conveyancing clerk these are every agents nightmare as they provide a handbrake to the process. Their job is to annoy the hell out of the agent for the benefit of their client. They give you the worst case scenario (according to my solicitor) because they actually care and are cautious. A handy friend when it comes to small print and special conditions (if they are on your team). Beware of ones with egos that are impressed with their own rhetoric. Amusingly enough, many still use fax machines and have email accounts that can only handle folders of limited capacity in this day and age which amuses everyone no end!
