25.01.2022 This year marks the 25th Anniversary of MP Settlement Services, 1994 to 2019. 25 years is quite a feat these days given the failure rate of small business, particularly in the current difficult economic climate. The numerous changes in the conveyancing industry over the years has been challenging. The reality is though, Marias experience in the industry dates back more then 40 years, there is not too much she hasnt seen or done with regard to conveyancing and property in ...that time. Being a property developer and assisting with the running of a building company since the early 80s has exposed Maria to many challenges the average Settlement Agent would not have dealt with. Not to mention her experience in Real Estate, firstly working for Roy Weston North Perth and then starting her own boutique Real Estate Agency. All of this combined has contributed to the success of MP Settlement Services. With very little advertising the business has grown significantly over the years, mainly by word of mouth and referrals. The referrals having come from satisfied clients, Real Estate Agents, Finance Brokers, Bank Managers, Accountants, Lawyers, small and large Builders as well as Property Developers. Those working within the property industry refer clients to MP Settlement Services without any hesitation with the knowledge that clients will be well looked after in an efficient and professional manner. The wealth of knowledge within the office often makes MP Settlement Services the first point of contact for an opinion or guidance on a whole range topics not just limited to conveyancing matters. Due to our vast knowledge, we provide the reassurance less experienced offices are unable to offer. Many of our developer clients will attest to this. Some days it feels as if we are running a hotline! The office staff consists of Joe (Marias son) with 23 years experience in conveyancing and property in general, Nadia (Marias daughter) a licensed conveyancer with 20 years experience, Caterina 13 years as a senior conveyancer, Julz front of house for 10 years and Alessia a licensed conveyancer with 22 years experience. With a combined total of 130 years, clients can rest assured they are in competent hands. These days with so many Conveyancers selling themselves as offering the lowest settlement fees, you really have to stop and ask yourself why? Is it because they cant offer the client experience and longevity in the industry? Do you really want to leave such a significant transaction up to someone who wants to be known as being the cheapest? We have always been competitive on fees, but as they saying goes, good work aint cheap, cheap work aint good. We look forward to servicing new and existing clients for many years to come and extend our thanks to those that have been loyal to us throughout the years.

23.01.2022 Whether youre buying your dream home or an investment property, remember that the agent acts for the Seller. Its important to use a licensed conveyancer who understands offer conditions when buying a home. Making sure the offer is favourably worded could save you a lot of hassle in the future. Dont rely on the agent to write the offer conditions for you. Theyre acting in the sellers best interests, not yours. This is why its important to seek advice before signing anyt...hing. Each Australian state and territory has different laws about the the financial penalties youll incur if you pull out of a sale. Make sure you find this information out before you sign. We are always happy to help with any questions you may have!

20.01.2022 One blunder that we often see is as simple as a buyer putting the wrong name on the offer & acceptance! Being unsure or even making an innocent error can prove to be a costly mistake as any changes made to the name of the buyer can incur additional Transfer Duty (Stamp Duty). If you intend to purchase on behalf of a trust, family trust, superannuation fund or even in the name of you and your spouse, you should seek advice from your Accountant as to which entity is best for you.

19.01.2022 The THREE Question Challenge Whether you are buying or selling, the time will come when you need the services of a settlement agent, but with no shortage of op...inions how do you choose the right one? And what does a settlement agent even do? Lets park the what do they even do question for another day and get down to choosing. Choosing a settlement agent is made easier when you take our THREE Question Challenge: Question 1. What is the value in hiring a professional licensed settlement agent? If you dont know the answer then call one and find out, and if you cant be bothered then consider this, over 90% of all property transfers are completed using a settlement agent or conveyancer. Question 2. Can you put a value on experience and expert service? Yes, but good experience and excellent service is not free nor does it come cheap. If life has not taught you this then expect a lesson real soon! Put simply, you get what you pay for. Question 3. Why would you ask an experienced professional to discount their fee? In other words do you expect a settlement agent to work for less money and deliver the same level of service they offer to clients who value their experience? The expectation is unrealistic which takes us right back to you get what you pay for. Its like the pioneering American tattooist Sailor Jerry would say to his clients, Good work aint cheap, cheap work aint good. Professional settlement agents will quote based on offering you not just a fee for their time, but offer you the opportunity to benefit from years of training and experience. When asking for a discount what is it you really want them to discount? Fee or service? Both? It stands to reason, Im more likely to value you if you in turn value me. See more

05.01.2022 Landgate stats for July reflect many positive trends with the major exception being New Strata lot creations down a massive 39% on the same time last year. This... is believed to be indicative of a slow apartment/strata market where buyers are opting for more affordable new and established housing options. See more
