10.01.2022 WATERPROOFING Waterproofing maybe not that exciting to think about but incredibly important to the function and protection of one of the most important rooms in the home; the bathroom! Sowhat is waterproofing? Waterproofing is the process of sealing an area so that moisture cannot pass through it. In a house, waterproofing is used in wet areas such as a bathroom, toilet(WC) and the laundry. ... The wet areas of a house must comply with Australian standard AS3740. CASESTUDY. Recently I started a bathroom where the waterproofing had not been installed properly (if at all) and as a result water was leaking into the wall cavity and all the timber studs are rotten. Mould was growing in the wall cavity and the horrible smell was making its way into the vanities. The result? The entire bathroom was stripped back and stud walls replaced. The walls were reinstated, new tiles put in and of course, waterproofing! The house is only 10 years old and the bathroom should easily last twice that time before needing updating. The good news is that bathrooms are our specialty at Clarke Renovation & Construction! If you have a problem with water damage, or even suspect a problem, give us a call. Waterproofing damage Signs to look for: Water damage to walls in bathroom or adjacent walls to bathroom Rotting to skirtings, architraves, door jams Damp/wet carpet Mould on ceiling that wont go away Mould to ceilings or walls that cannot be removed Stale, musty smell (usually within a closed cupboard or vanity) Houses on stumps look under the bathroom and look for wet/rotting timber Of course, we hope that your bathrooms are in top condition, but we are here to help ensure a quality and long-lasting fix. We seal all our wet areas with waterproofing membrane installed by professionals to ensure your bathroom will last if the house. See more

03.01.2022 Load Bearing Walls A Load bearing wall is placed in a building that is taking weight in the form of a floor space above or in the roof of the building. Obviously these walls are integral and highly important to the strength of the building. Recently we started a ceiling repair job, where the ceiling had cracked and dropped. After removal of the ceiling sheeting we found that a load bearing wall had been removed by a previous renovation, leaving the beams in the ceiling space ...unsupported. This failure to remove the load bearing wall in a safe manner really surprised me as it is not only removing a structural support that is required, but it is also incredibly dangerous for those living there. The current owners bought this property two years ago, had the building inspected by a licenced inspector but no problem was found with the building. Their insurance company would not cover them for the damage because there was no weather event or the like to cause the failure. So the owners are up for the cost to fix the problem left by a dodgy builder. Getting your building work done by a licenced and trusted builder is highly important. The cheap price is not worth the future problems. Good builders are hard workers, I myself need to put in a couple of hours in the office each night to keep up with quotes and keep the builds on track. Have a look at the photos below, do you need these problems in your house?
