Demand is rising from interstate migration, so therefore dwelling values will increase too. But one thing that isn't taken into account is dwelling supply. In the past (see the blue circle) housing supply was tight (including new builds, resale stock on the market + rentals too) but today (see the red circle) housing supply is much looser.
