24.01.2022 I'm not working for any bank and I doubt many banks will be reading my comments, however when I read media comments about banks not being trustworthy, I feel duty bound to inform my 105 followers on LinkedIn and Facebook readers and other readers who might have fallen for the media circus conclusions, there is always another side to every allegation. I once processed housing & commercial applications and some applications were fraudulent assisted by accountants recreating... a second set of accounts and they were rejected. I saved my employer lots of money & stress. Let's look at the statistics if I had them. How many people complained as a percentage of all borrowers who have borrowed money from a bank?. Less than .001% How many borrowers are now complaining the value of their house or other property is now worth 100 times more over last 50 years? Nil How many depositors lost their money in an Australian bank over last 100 years? Nil Are banks lending more or less money now on housing & business loans after the RC ? Less. Why? RC, APRA & ASIC Is that good? No Why do we have a credit squeeze now with low interest rates? I blame APRA & RC poor counsel questioning and the click bait media blame the banks. Is Money in Banks still safe today? YES Why you all still complaining ? Just think carefully on how you lost money last?



23.01.2022 One of my roles at Public Trustees was searching for Missing People & Hidden Assets. I became rather good at finding assets & also finding people to deliver them some very good news most of the time. Later on in my career, I was able to apply those skills very effectively for a whole range of other requirements. 08.01.2022 I love real estate however in Victoria Australia, a salesperson needs a licence to sell real estate but cannot advise on what is good and what is bad real estate to buy. Only ASIC approved Licensed Financial Planners can offer advice however the financial incentive is to offer other products which earn them higher commissions. Licensed real estate agents need to sell any listings vendors wish to sell whether they are rubbish or good quality without making any comments to pot...ential buyers if asked any curly questions. I can own a real estate agency business but I cannot be involved in the sales process of the good real estate. So if your interested to be educated about which real estate is junk and which is really prime then you should ASK ME how to identify between junk and prime assets. 04.01.2022 MOST Real Estate Agents generally believe they are clever using their client's money to promote themselves and forget to do any of their own effective marketing. WHAT DO VENDORS SAY?

03.01.2022 ARE MOST REAL ESTATE AGENTS DESTROYING THEIR CUSTOMER BASE? I make no secret of my opposition to strata titled property as a viable investment property option. I liken strata property to depreciating chattels such as caravans and as each piece of land gets redeveloped (destroyed) into apartments, it reduces the options for people to upgrade into a house on land for their families if we use the eastern suburbs of Melbourne as an example. I'm aware that many real estate agent s...ales representatives are changing careers and others are delaying in the hope of a change in demand. Some are supplementing their lower incomes by driving for Uber but overall I foresee a shifting tide created by agents themselves by creating distrust among their former strata customers, especially those who have been urged to buy into buildings shared by public housing tenants. A disgraceful outcome & example of how to destroy values & goodwill. I urge all my relatives to buy house on land only in inner suburban Melbourne and to avoid wasting any money on strata buildings of any type generally. If any banks agree or if real estate agents disagree with my opinion & can honestly say they have developed more goodwill with strata owners than land owners, please share your experience. #realestateagents #realestate #land #banks #homebuyers

02.01.2022 If tenants are still getting a wage, holiday pay in lieu, centrelink income, JobKeeper, Jobseekers money or welfare agency money from Salvos or Wesley and other income then they have no excuse but to pay rent. Some tenants would have savings and investments and access to the $10,000 Superannuation lifeline (which ASIC claim workers need to get licensed financial advice prior to withdrawing any money). Some have family members who will assist their relatives to meet their fina...ncial obligations as and when they fall due and let's not forget that there are at least 2 million local, state & federal employees who continue to be receiving a good salary. Add all those on a secure fortnightly government welfare payment for the long term unemployed, those on DSP & aged pension of at least 2 million and the problem is not as bad as media would indicate. If some tenants try to game the system based on some of the advice of one noisy politician then tenants may find themselves on a blacklist when they start applying to other rentals or finance into the future if they cant prove their good rental history. Its a big risk some will be taking imo. Sure many business owners might be feeling their business assets are gone but not all is lost yet.
