08.01.2022 Have you even noticed that you get a list of maintenance jobs when you get a new tenant? New tenants are great for bringing your property back up to scratch. Long standing tenants often overlook little maintenance items, they just live with them which means they don't get taken care of. There's a saying - 'a change is as good as a holiday' so when you see this happening, smile and know your property is being kept in great condition.

03.01.2022 TENANT TIPS: Moving house can be very stressful, especially for tenants. To help you put your best foot forward in 2019 we are giving our best tips: 1. Book into your best open inspection - try to get to the first inspection, remember the early bird! ... 2. Present yourself the best you can at the inspection - believe it or not, the way you present carries a lot of weight. 3. Have your application and supporting documentation ready to go and give this to the agent during the inspection. 4. Be accurate and honest in everything you provide to the agent. If there are any discrepancies, the agent will likely decline your application rather than dig for answers. 5. Be neat with your application, the easier you make it for them, the easier it is for them to say yes. If you are emailing, try downloading an app like TinyScan (converts pics to .pdf) so you can send the clearest, easiest to read application possible. 6. Follow up. Don't be afraid to make contact with the agent and have a chat. This may remind them you exist :) Property Managers are usually quite overworked so the easier you can make their life, the more likely you are to get the property. If you have had problems with your property manager in the past, have a chat to the new agent to let them know what to expect. That way there are no nasty surprises. As for paying more money or paying huge amounts of rent up front - don't bother. These seldom give you more of an advantage that others and can make you look very desperate (agents don't like desperation). TIMING Start looking for a new property around 3 weeks from your required date. Look and apply for every one that feels right for you. It's hard moving but if you approach it right you will do fine.
