22.01.2022 Happy Thursday everyone! The federal government has extended the Home Builder grant so people who are looking to build a home early next year can get in on the action. With the original grant, you had to sign a building contract before 31 December 2020 but it has been such a success that they have extended it to those who sign a building contract between 1 January 2021 and 31 March 2021.... There are a couple differences between the previous iteration and the new extension. - The grant is $15,000 for those who sign a building contract between 1 January 2021 and 31 March 2021. (It remains $25,000 for those who sign their contract before the 31 December 2020). - The commencement of construction has gone from three months to 6 months, giving the builders more time so they can take on more homes. 21.01.2022 How to lock in a low interest rate. With interest rates at historic lows, have you thought about locking in a low interest rate by fixing your home loan? A fixed rate loan can lock in the current low rates and protect you from any future interest rate increases! ... You get to choose how long you want to lock in the low rate. It can be from 1 up to 5 years, as standard. If you don't want to fix the whole loan amount, you are able to split your home loan into variable and fixed portions, so you get the best of both worlds. I personally use a split loan because the fixed portion protects me from interest rate increases and the variable amount gives me flexibility to pay extra off my loan. A mortgage broker is a home loan expert who works on your behalf to help you find and apply for a home loan with a bank or lender. Mortgage brokers work for you. They are the intermediary between you and the bank or lender who provides the home loan. Why use a mortgage broker? Choosing and applying for a home loan can be complicated and involves lots of back and forth with different lenders. A mortgage broker will be able to recommend home loan solutions that suit your personal situation, taking into consideration what you want to achieve, interest rates, fees and charges. They manage the application process, as well as review your mortgage after settlement to make sure it continues to be competitive. How can a mortgage broker save me money? Mortgage brokers have up to date knowledge of the home loan market including the different types of lenders and deals, any strings attached to a loan and more. Brokers have access to multiple banks and lenders giving you the best opportunity to find the perfect loan for your situation. In some instances, a mortgage broker may have access to a better interest rate than if you went to the bank directly. Do brokers only help with the application? No, mortgage brokers help to obtain pre-approval, the application and all general steps involved in the process of buying a home. Pre-approvals are subject to conditions and it does not guarantee that your home loan will be approved, although it is more likely to be approved if you have pre-approval in place. ~ Why should I get pre-approval? ~ It provides a clear amount that you can afford on your home. Knowing this will help you narrow down your search and avoid wasting time on homes that are too expensive. Once you’ve found ‘the one’, having pre-approval puts you ahead of the rest of the potential buyers. It shows you are serious and most of the legwork has already been done to secure finance so it can potentially speed up the process once your offer has been accepted. Pre-approvals usually last for 90 days so you’ve got plenty of time to find the perfect home. Pre-approvals are important if you are looking to purchase at an auction, as you need to know what the maximum amount you can borrow is. There is no cost for a pre-approval. ~ When is the right time to get pre-approval? ~ You can start the process for pre-approval at anytime, the most preferred time would be before you start looking at properties. Pre-approval can take up to 1-2 weeks so if you aren’t planning on submitting an offer in the next week, pre-approval is something you should consider. ~ Pre-approval process: ~ 1. There are some exceptions, if you refinance your loan outside your broker within 24 months, you may be charged a clawback fee*. The best way to avoid this fee is to stay with the same mortgage broker or wait 24 months before switching brokers, banks or lenders. *A clawback fee is a fee charged by the banks to mortgage brokers for home loans that are repaid or refinanced within two years of settlement. How does a mortgage broker get paid? A mortgage broker gets paid a commission from the bank or lender once the loan has been settled. The commission is a % of the amount borrowed. You are allowed to ask the mortgage broker what they will get paid from your home loan, always ask. Do I get charged a higher interest rate if I use a mortgage broker? No, the commission paid to the broker from the lender is separate, in fact, in some cases you may be able to receive a lower interest rate using a mortgage broker, rather than going to the bank directly. Does a mortgage broker work for the banks? No, the mortgage broker works for you! Although we can offer products from many different lending institutions, we are not linked with any specific bank or lender and can offer you the best loan product for your situation.
