Before Thursday’s announcement that Victoria would start a ‘circuit breaker’ 7-day lockdown from Friday, Melbourne was preparing for its second-biggest auction weekend of the year with the number of properties scheduled to go under the hammer well over 1000. This changed as auctions were brought forward to Thursday evening, converted to private sales with set dates or postponed. However, many campaigns continued with their Saturday auction plans and s...witched to an online format. 735 auction results were reported to the REIV and the Melbourne auction clearance rate was 93%. The auctions we attended (virtually) all had multiple bidders and really strong results and the move to online auction platforms didn't deter buyers. Antony Bucello recognised the value in this property and inspected it as soon as possible and 2 days later, his clients inspected it. Antony was advised that another offer was likely to be received and accepted by the vendor so he prioritised his assessment and completed all the necessary due diligence so if the clients liked it they could put an offer in that day. 23.01.2022 Well, we haven’t quite returned to boardroom auctions but this is one we attended before the lockdown. A first-time investor referred to us by a mortgage broker engaged Rob Di Vita to find and secure an investment property that was preferably near new and single-story for under $600k. Rob found a ripper property in Glenroy, a 2-bedroom villa unit, 1 of 3, with a lock-up garage. It was brand new and offered good tax minimisation through a depreciation schedule. ... The property was scheduled to be 1 of 15 auctions at clubhouse rooms in Glenroy. It is an efficient way for a real estate company to schedule auctions and get a bunch of people in one room but the atmosphere can be lacking and you can’t see the physical property. However, 5 bidders vied for the property and a genuine opening bid at $520k started proceedings. The property was announced on the market at $560k. Two bidders, one of which was Rob went toe to toe until the property sold under the hammer for $577,950. Well done Rob. There were 565 auction results reported to the REIV and despite being conducted online, the clearance rate achieved 96% with 543 properties selling and only 22 passing in. Even with a number of auctions postponed that is still a significant number of properties going under the hammer and the clearance rates proves that buyers are st...ill out in force. We attended a number of 'online' auctions and all of them had multiple bidders and excellent results, and all sold above their reserves! New listings have been considerably lower over the last week, due to the inability to get any properties photographed for the past 10 days, and we don’t expect to see a lot of new stock this week either. Providing we are able to get out and about again on Friday, expect selling agents to take a week or two after that to get organised before we start to see stock levels increase. 12.01.2022 Strike whilst the iron is hot. We believe in securing the best possible property for the best possible price for our client's circumstances. In this engagement, it took only 7 days! Our client wanted an investment property in Geelong and with our local resident Buyer Agent, Mike Walmsley on their side he knew a good opportunity when he saw it. A 3 bedroom, 2 bathroom family close to shops, public transport and walking distance to the local primary school.... Mike attended the first open and knew the proper was a ripper. Due to the 'ring of steel' still being in place between Melbourne and Geelong his clients were unable to inspect. Mike had a thorough conversation with them and they decided to place an offer of $580k subject to a building inspection. However, a second higher offer from another interested buyer saw Mike negotiating for the property over a period of days and eventually securing the keys for his clients at $605k. It doesn’t always happen so quickly but if the right opportunity presents itself and the due diligence is completed, sometimes it does. 11.01.2022 Too nervous to bid at auction. Don't worry we've got your back. A couple found their dream home but just couldn't bear to bid at auction so they engaged cool under pressure Senior Buyer Agent Antony Bucello. Antony inspected the property for them and gave them a dead on the money price estimate for what it would go for. ... On auction day he had his clients on the phone and he was up against 3 other bidders right to the end and due to his questioning of the selling agent earlier knew there were 8 registered bidders in total. So 4 didn't even get a chance to get involved. The quote range for the property was $1.65 to $1.75m and one cheeky bidder opened with a bid of $1.45 and was met with a vendor bid of $1.65m. And then it was on! It was announced on the market at $1.8m and sold under the hammer at $1.93m. Antony's clients were simply over the moon, they jumped in the car and came straight over to sign contracts. They also didn't waste time writing Antony a 5 Google Review. However, we had concerns that their first preference would go beyond their budget due to significant interest in the property. We placed an early offer and it forced the agents to bring the auction forward. We missed as expected but at least we could attend the auction of the second preference without wondering what if! At the auction for the other property we were up against one other bidder and the property passed into us, Antony negotiated successfully for the property and his happy clients have already confirmed how glad they were to have a Buyer Agent acting on their behalf. Needless to say we’re delighted with the result and the way you handled the bidding and negotiation. 01.01.2022 You know your client is happy when 3 days after you help them purchase their dream apartment during lockdown, they write you a ripper 5 Star Google Review. Our first home buyer client found a ground floor, two-bedroom apartment in Coburg and engaged us to assess and negotiate for it. The property was a ripper and in a sought after area of Coburg. It was scheduled to go to auction June 5th, which fell during the extended lockdown period. The agent had a significant ...number of interested parties and called for best and final offers when the public auction couldn’t go ahead. Our Senior Buyer Agent, Antony Bucello asked the agent all the awkward questions (that people don't like to do!!) to ascertain as much as possible about the number of buyers and an indication of price. The property had significant interest and 7 offers were received in total! Our clients snatched the keys from the underbidders with only a few thousand dollars between our offer and the underbidder and we were still under our client’s budget and importantly stamp duty free as under the First Home Concession Rate of $600k! Our happy clients wasted no time expressing their gratitude with a 5 Star Google Review. I don’t think we would have gotten our dream apartment without the help of National Property Buyers.
