19.01.2022 What is an NDIS/SDA property? The NDIS (National Disability Insurance Scheme) is a federal government scheme to help support people with disabilities. Currently, 14% (or around 4.3 million) Australians have a disability.... As part of the scheme, the NDIS provides funding to recipients for accommodation within approved NDIS homes via the SDA. SDA (Specialist Disability Accommodation) is the authority that manages the properties and process under the NDIS. An NDIS/SDA property is a specially designed and built home to accommodate between 1-4 participants plus a carer. These NDIS/SDA homes are purpose-built, they look and feel like regular homes but with upgraded features and design. In return for your support in building these types of homes, you will be rewarded with higher than normal government-funded rental returns of around 15% pegged to the CPI for 20+ years. Belinda is a swimming teacher for children with a disability and represented her country in the 2019 Special Olymp...ics World Games in Abu Dhabi! Belinda, who won three silvers and a bronze in swimming events, told the Newcastle Herald: "Representing my country was really a big thrill for me. And bringing back some really good medals was pretty special. The whole thing was fantastic."

Whilst they have provided statistics regarding the SDA funding participants receive, the NDIS Commission has now released the demands of SDA nationwide. According to data released on the 27th of October, there are currently 36,931 NDIS participants in need of Specialist Disability Accommodation (SDA). 14.01.2022 Things have improved, and in some locations, substantially, rent wise in almost all of Queensland’s major regional markets. Covid flight? Well not really, this ...is just the usual property cycle if you ask me. The regions where oversupplied in the mid-2010s. Since then little new investment housing stock has been built and the regions have also attracted fewer investors than normally would be the case. Yet population growth still trudged along, and in time, the amount of vacant rental properties declined. Hence rental growth. It is really just about supply versus demand. It does help if a few mines and construction projects start too. 05.01.2022 Land sales are now increasing across south east Queensland. In some cases, this increase is rapid. Much of this momentum is due to the recent HomeBuilder ince...ntive. Demand is being brought forward. Prior to this covid induced builder incentive, land sales were falling across many south east Queensland LGAs. These falls were most marked in areas struggling with land supply. This lack of subdividable land supply is the most acute on the Gold Coast, in Brisbane, Redlands and in Moreton Bay. When casting a wider net, Toowoomba too is facing a lack of new subdividable land. In all instances the local authorities in cahoots with the Queensland state government - argue that there are adequate broad hectare subdivision supplies, but ground truthing finds the opposite. 02.01.2022 Is there a demand for NDIS/SDA Housing? YES! there is a Massive undersupply Studies in 2018 found there is a major shortfall of disability accommodation throughout Australia requiring a 60% increase in the number of homes available for this sector.... 28,000 Australians with a disability have been identified as living in inappropriate accommodation. More recent studies found that this number could actually be closer to 60,000. The NDIS/SDA funding is to encourage property investors and institutions to build disabled centric homes. Sadly, there are also 6,000+ young Australians who are currently living in aged care facilities due to a lack of housing options and this overall number is increasing by 50 a week. We have a government-run ‘Demand Map’ showing the demand for NDIS/SDA properties across all regions we can share with you during our consultation.
