24.01.2022 So what do new tenants get told before they take the keys to their new home? We discuss a series of requirements and expectations so as our tenants know exactly where to look & who to ask with anything regarding their tenancy. We make sure tenants are well equipped with information on what we expect from them paying rent, maintenance and repairs procedures and the steps required to complete a condition report when they first take possession of the property.

23.01.2022 We love these little humans of ours more than anyone can imagine but we have to admit when school/kinder holidays is over it certainly makes the office run a little more efficiently and certainly a lot quieter. SO, thanks for your patience seeing these little faces about the office more often. They really do light up a room and are of course the reason we strive to grow as a business so we truly do believe they are out biggest cheerleaders.

23.01.2022 Hi guys, we thought we'd introduce you to where we started for those new to following our little journey. Neesh began back in 2009 when Michael decided he wanted to bring his skill base of property and finance to a business that would offer it's clients a full array of services; buying, selling, financing, research and managing investment properties. Around the time our little company started, hours of work were long, stresses were high, the fridge was reasonably bare beside...s some eggs and bread which became a staple meal during the tougher times. We both had entirely different jobs to support the beginnings of Neesh and our social schedule took a serious dive. But anyone setting up a small business would know that you just go to ground when you need to focus on your goal and where you want to be. Our goals back then are no longer our goals today and we feel in large part that has a lot to do with both of our experience and love for technology and systems. If we could return to '09 and tell our former selves one thing it would be 'The highs and the lows will be 'a plenty, but keep charging on, you have it in you." 17.01.2022 Just a little preparation for tomorrow's inspections. And our mantra 'ALWAYS be prepared!' . We remember an occasion when the keys we had to access a property didn't work, with a line of keen prospective tenants waiting outside we loaded the 360 degree virtual tour, popped on the goggles and each of the attendees walked their way (virtually) through the property before asking questions and confirming whether they'd apply for the property. Property managers truly have to always think outside the box, we kind of think of feel we saved that situation rather nicely!

12.01.2022 There are many things we can suggest to help make the process smoother when putting your property up for rent but three really relevant ones include: 1. Utilities - Electricity, Gas, internet etc please contact each account and cancel connection. The only services that should remain in your name are water and council rates. 2. Appliance manuals - Leave as many manuals for household appliances for future tenants.... 3. Keys - Ensure all locks have keys. Two sets of keys are required one for the office and one for the tenant.

11.01.2022 Whilst we don't expect anyone to be considering a dip in the ocean with the upcoming weather hitting Melbourne, we did think it was a good idea to remind you of what to do if your property faces storm or rain damage: 1. Let us know - Call and email our team, review our urgent repairs page on our website and take a photo of the damage. 2. A plumber cannot get on the roof when it's raining, so we ask our tenants to place buckets under any dripping water and make any affected ar...eas as safe as possible. 3. Have insurance. Landlord insurance and tenants contents insurance are all important insurances to have. 4. Storm damage can appear long after a storm has passed so please be sure to contact our team if you see damage days after a downpour as dampness can cause long term issues in a property.

10.01.2022 With weather conditions like the ones we've seen this weekend in Melbourne there are some recommendations we like to suggest to our landlords and tenants. 1. Insurance for both landlords and tenants is incredibly important to consider, these weather extremes can create all sorts of havoc for a house or apartment so we strongly advise that every landlord and tenant checks their insurance is up to date. 2. For our tenants if storm damage has occurred we ask that you make contac...t with us immediatly. During the after hours period and weekends we encourage you to review our website for urgent repairs procedures. Storm and water damage on a roof cannot be seen to immediatly by a plumber if it is still raining, for obvious health and safety reasons. So we ask tenants to prevent any further water damage to the property by putting out buckets or towels. until it is safe for a tradesperson to access the roof of the property. We also have this great inhouse Neesh drone that allows us to access birdseye views of properties to assist with finding the source of damage after a storm. 3. Tenants please also note if water is coming from downlights to make sure you switch off any lights in the affected areas. 4. Above all we want all our tenants to feel safe so please always consider your safety and the safety of those around you in the rare case of storm damage. We offer a number of options to communicate with our team whether it's by phone or email but one of the greatest tools we use is our property management system that allows each of our tenants to log in and communicate maintenance, track their rent payments, review any outstanding payments or invoices and communicate any changes to their lease or living arrangements. Our landlords have access to their online account to ...review investment updates and an overview of any property updates. 02.01.2022 How do we accept rent payments? One of our biggest questions we get asked by tenants and new landlords is how we accept rent payments. We make it incredibly easy for you by offering BPay. Each tenanted property has its own unique reference number that allows tenants to setup manual or automatic rental payments monthly, weekly or fortnightly using their preferred online banking account. That means no more cash payments and trips to our office, no more cheques and days waiting... for them to clear we make the process simple and easy for our tenants to pay and our landlords to know they'll receive their rent on our regular Tuesday and Thursday transaction days.
