24.01.2022 Hi everyone, I'm back. It's been a hectic few months with work, a much needed holiday down the South Coast of NSW to chill out and regenerate, oh, and of course Covid-19 restrictions. Since holidays I have been working 7 days a week finishing my Rumpus room reno, 2 bathroom renos and a home renovation design which is now at the next stage of Full drawings and application for approval and build. My finished Rumpus room has come up a treat, pictures being hung on the wall tomorrow. And the big kids (20 years old's) are having a blast playing games with their mates, Who knew Mario Cart could be so competitive.



23.01.2022 Better connection and value for money found by connecting the backyard with the rear deck with a smaller deck and step. Our small deck connection completed on our $2k budget has come up a treat We simply added a section of treated pine deck and 1 step to access the backyard. We finished the top of the rock wall with cement pavers as a step. To finish the owners are left to stain the decking and continue the grass to the rock retaining wall. With this solution we removed the need to step down from the deck onto the path to then walk up 2 steps to access the backyard. Happy home owner and happy dog.

22.01.2022 New Combustion fireplace coming soon to be installed on a Floating polished concrete plinth that runs along the Lounge room wall. The owner decided on a white feature wall of Slim White Bricks 230x76x18mm thick behind what will be a black cast iron fireplace. Care for the polished concrete plinth already in place taken by covering with a blanket while tiling work is carried out above. Now all we need it to grout the joints in the bricks and have the fireplace installed.

22.01.2022 This home needed better connection with the backyard and the pool to the right of these photos. 3 windows from right to left of the original house are Dining, breakfast and Kitchen. Only way to yard / pool is down internal stairs, through laundry, out the back door and up a set of landscaped stairs to the yard. Extension being Kitchen, dining, family room and Deck now better connects the main living area of the home with the backyard and pool all on one level (no stairs)

18.01.2022 Fireplace arrived for installation, but a slight setback. The installer was concerned about the fireplace sitting directly onto the polished concrete and cracking it due to the heat from the fireplace. 1 week delay while we ordered protective material to install between the fireplace and polished concrete plinth. Installation went without any problems, roof area clear for the flue to go out through the roof. House now warm and cosy with a beautiful fireplace to keep the winter chills at bay.

18.01.2022 This home needs a better connection between the deck and the back yard. Temporarily we have a ramp, mostly used by the dog of the house. So far the owner has had a quote for about $3000 for 2 concrete steps cut into the rock retaining same as what already exists at the front area of the house to access the yard. We got a quote for brick / cement step treads cut into the rock retaining wall for about $2200. A lot of money for just 2 steps. I'm sure we can get some decking done to make a better connection and more value for our money. We will be back soon with a timber deck connection



15.01.2022 The beginning of a project I have been wanting to do for sometime, open up my ground floor front entry space to the adjoining Rumpus room to allow more natural light into the Entry area. By changing the entry to the Rumpus room from the existing one from a hallway running off from the Entry, we will also create a better layout and use of the Rumpus room. We are going to remove the existing wall lights and change to downlights in the ceiling, thus allowing a double doorway to be cut through the wall to the Rumpus room. First job is to mark out both sides of the wall where I want the doorway. Decided to cut the plasterboard on the Rumpus room side first to get a good look at the power point and wall lights electrical situation. Time to get the Electrician in to do his bit.

14.01.2022 This Kitchen with it's Dark glass splash back made the kitchen area of the house dark, so the owners decided to remove the glass and replace with gloss white subway tiles brick pattern. Looks great and now the Kitchen area is lighter and more inviting.

11.01.2022 The Electrician has been to sort the power point and lighting. We decided to replace the old Rumpus room wall lights with the wall lights from the entry wall. Also, we removed the old ceiling light that doesn't match the new wall lights, Electrician capped for now for ease of painting and ordered new ceiling Fan/Light to be installed on completion. The New doorway has been cut, door jambs plastered and all painted to match the existing. Now to remove the existing timber floating floor and continue the same Timber look floor tiles matching the entry floor and the rest of the house.

11.01.2022 New Laundry -Bathroom Reno. The room up to now has been just a dumping room. The project is to create a laundry and bathroom with toilet and shower for guests. As with all Renos you don't know what to expect until you start demolishing what is there. With this one it is easy to see that there will be no problem with the shower, but I am a little worried about the home-made sinks. We could have a whole plumbing problem.... I have advised my client and she is happy to take it as we go. Let me take you on the journey. 1st day - demolishing - was easy Removing the sinks ended up not being a problem, except that the tapes are in the wrong spot which will be simple - we just put in a few new pipes. Back soon with the progress.

10.01.2022 Laundry Bathroom reno now complete. Plumbing changes to accommodate the New vanity went to plan with no surprises. New shower taps & shower rose fitted as well as shower curtain rail to complete the shower. Tradies are all done, now the owner to fully complete by painting and hanging the shower curtain.



10.01.2022 New Laundry coming soon. This tied old Laundry overdue for an update. New Laundry will include bench space, drop in tub and lots of storage.

09.01.2022 Laundry reno complete, and what a difference from the original, looks great. We have moved plumbing and electrical for washer and dryer into small end cupboard. The tall storage cupboard has shelving and space for brooms and stick vacuum cleaner complete with power point for battery charging. With Clear bench space this Laundry is more functional and looks bigger even though actual floor space is still the same as before.

06.01.2022 Laundry bathroom reno is coming together. Fortunately no great issues with plumbing once we removed the old tubs. We fixed timber moldings on the ceiling that had come loose and filled gaps so now ready for painting. Some TLC to the window. Now it opens, closes and locks properly. Tiling complete to shower recess. Now waiting for the delivery of vanity and taps to complete

02.01.2022 A simple change to this home's back door access from the deck. The original standard hinged back door opened onto the doorway leading to the laundry / Toilet. This narrowed the doorway making access difficult, especially with carrying a Laundry basket. With a simply redesign of the same space we have replaced the hinged door with a sliding glass door and changed the layout of the Toilet & Laundry space. The redesign has better functionality and the glass door brings a lot more light into the space.
