24.01.2022 For this week's project showcase, we're going to take a look at one of our proudest renovations - the Learoyd Project! This growing family loved the history in their pre-war veteran home, however they required a space that was more practical for the needs of their growing family. Indoor outdoor living was an important feature in the design brief, as was a large garage and a spacious home office. This design expanded the client’s 3 bedroom, 1 bathroom home into a 4 bedroom, ...3 bathroom home. With only the entry, dining and living rooms left as original, all other spaces were redesigned and reconfigured to meet the family’s needs. A 3-car garage was added, a study included in the design could potentially work as a 5th bedroom, and all living spaces were design to have easy access to the outdoor courtyard which leads to the family sized pool. 20.01.2022 Renovation is at the heart of our next stop in our Project Showcase. It's time to take a look at our Brighton Project! Looking to increase the functionality of their old home and hoping to bring in a more modern design into the building, this client was requiring a complete home renovation. All rooms were updated and modernised, with the living areas rebuilt to offer open kitchen, living and dining. The exterior of the home was also touched up, reworked and painted creating... the overall appearance of a brand new home while maintaining the character developed over years. 13.01.2022 Our project showcase goes commercial this week as we take a look at the Roseberry Medical project! Our client did their due diligence and found that they could convert their existing tired home into a commercial property. The initial thought was to renovate the existing residence, but Neil Saliva Building Designs did a BCA Compliance Check for access and egress and it was determined that a lot of walls needed to be knocked down for the building to be compliant. Whilst shir...e council chuckled at our thought of demolishing and creating a new building for medical consulting rooms, they permitted the Change of Use as long as we did not create a detrimental impact to the streetscape. This commercial development needed to expand their minimal 2 room office space into a 4 room consulting office. They also wished to enhance the frontage of the building and a 6+ energy star rating was an important requirement. The office was brought up to date and were doubled in size now easily offering 4 consulting rooms. The exterior was rendered and made... to be more modern, and the design easily achieved a 6-star energy rating upon inspection. From the moment you enter the street the striking elevation of The Timberline invites you to find out more. The Angled Scyon Matrix on the front Verandah is complimented by the Scyon Axon Woodgrain and Cedar lined ceilings. Louvered Windows to the front elevation provides the contemporary aesthetics of the Madigan Estate Design requirements. As you enter th...e home there is a Study that converts to a 4th bedroom if required. Stylish full height tiling to both the Bathroom and Ensuite are breathe taking. The laundry provides additional storage space through the overhead cupboards. The Bedrooms all have 30c ceilings with casement windows and ceilings fans to help with cooling.
