25.01.2022 Instagram Vs Reality We all know that real estate agents get a bad wrap wearing fancy watches, and dressing in blue suits with no socks But here at No Bull Real Estate the reality is a different story!... Most days you’ll find us reading a water meter or reaching under a cupboard to check for a water leak or maybe even sitting at your desk with our shoes off So, although our Instagram/Facebook/Linked In feed might seem pretty most days, we love the reality of our job too! What’s your favourite part of your job?

24.01.2022 Key concerns when refinancing With historic lower interest rates, it might be a smart time to think about the mortgage refinancing. There are a range of benefits of refinancing, including reduced debt potential, unique refinancing opportunities, and extra funding features such as an alternative account you may not have in your existing credit. While these are all enticing incentives, when you learn about refinancing your home loan, you have important factors to consider. In t...his article we explain what you have to think about. Choose for refinancing Often refinancing can be especially beneficial. If you want to refurbish your house, need more organised financial management, or are trying to lower debt, it will help to refinance your home loans. For major expenditures like home refurbishment or major acquisitions, you may plan to refinance any of the equity in your house. Only make sure you grasp how the new loan will have an effect first. Mindful of costs Depending on your lender, refinancing can include costs such as new loan application fees or discharge fees on your existing loan. Furthermore, you may need to pay a split expense on refinancing if you have a fixed rate home loan. This fees add up especially if you refinance and benefit from lower interest rates on a regular basis. Although these rates could be enticing, the increases in fees may make the savings redundant. Insurance Lenders mortgage (LMI) If you borrow more than 80 percent of the market value of your home as you refinance, you will have to pay lenders a mortgage insurance. And if you have already paid LMI to your existing loan, you will have to pay it for the new loan until the value-ratio loan is equal to or above 80%. Verify your credit scores If your credit rating isn't good, refinancing your home loan can not be worthwhile. The refinancing application would affect your debt valuation, so you can reduce the negotiation leverage on potential loans if you get knocked down. This could be the safest way to stick to your new loan. Refinancing is as vital as obtaining the original home loan. Currently, you swap your existing home loan with a new loan, so ensure that your due diligence and an educated judgement are done. The easiest way to talk to a broker and your preferred advisors is to ensure your refinancing is in accordance with your financial condition. Note, financial or legal advice is not given in this report. 16.01.2022 Spring and Summer are the times to look at preventative maintenance on your investment properties. Money can be saved by doing some of these preventative maintenance items. We have listed a few here for you to consider: Gutter cleaning. Get a quote from a local gutter cleaning company to get an approximate cost for a gutter clean, this will be really useful. Regular gutter clean does 3 things for you: 1 minimising bush fire risk, 2 reducing corrosion/rust/damage to the gu...tters, 3 minimising the risk of their tenant attempting to clean the gutters (and risking injury). Mulching gardens. If you own a free-standing house with a garden, you may want to invest in putting down a layer of mulch, to prevent water loss in their gardens. This will protect the plants through the hotter months and avoid long term damage to the gardens. Get a quote/price for a trailer load of mulch from a local supplier so that you have a very real idea of what this costs Smoke Alarms. Check your state’s legislation on smoke alarms and work with your property manager or a professional smoke alarm company to do the annual checks and ensure compliance. Even though Spring/Summer isn’t the time of year that people tend to have internal house fires, it’s a great opportunity to check they’re compliant with your state’s requirements. Air Conditioners. Do not be reluctant to do an annual service, so see if you can get a price guide on servicing air conditioners from a local supplier and understand why a service is so beneficial. You might even be able to compare the cost of an annual service with the cost of replacing an air con unit, so that you can really see the benefit. Pool Compliance. Check what your state/council pool compliance requirements are, and work with your property manager in what’s involved in getting a pool or spa compliant. Water Compliance. Tenants will be using more water during Spring/Summer (watering lawns/garden, etc) so it’s important that a property must comply with your local state’s water compliance requirements so that you can pass on the water consumption charges. 16.01.2022 Again, this time of year is the time to clean and decrease in the spring. Although you might be doing a lot of this during the different lock-down periods (or maybe you are now based in Melbourne), taking some time during the month to properly decontaminate your room would make your home bright and breezy before the warm summer months. The advantage of the tips is that in one day, you don't have to turn the house upside down. Be patient and approach one room or even one cupbo...ard at a time. The biggest point here is to keep things between trading, donating and wasting so that by the end of the month you can do what you need to do. Below we have described some of the stuff you might think of. Tidy kitchen up Begin with the cupboard and refrigerator to get rid of some food after the expiration date. Check your freezer and dispose of everything that has been kept in it for too long (usually a few months is a reasonable maximum). Second, if you do not already have one, group all odds and ends together, such as batteries, light bulbs, trash bags and wraps. Bag inventory Many of us prefer reusable grocery bags for the supermarket which ensures that in your kitchen and car you can easily find a huge set. Connect this to your pile of handbags, backpacks, bags for flying, bags for overnight and beach bags, and more bags than a month! If you wish to remove your luggage, pick each item you have accumulated and put the items so you can see it all. Just hold what you enjoy to use all the time. The Robe The closet is one of the most important locations for decay. If you have been looking at everything packed in your collection for a while, take out all your things and decide what to do. If you don't want to look at your entire closet in one day, you will do this in categories such as suits, jackets, skirts, shorts and shoes. Bathrooms. How many items in your bathroom cupboards have been collected? Perhaps there are those that you haven't seen for a long time. Go through the bathroom to dispose of unused items to decide what to do with things you ever use. Decluttering must not be an intimidating activity which takes a whole weekend unless you are, of course, under the pressure of time for a transfer! Take the time to declute the home, because you are sure of what you are holding and letting go. You may not get rid of as much stuff as you thought, but because of this phase you may actually enjoy the stuff in your home even more. Note, financial or legal advice is not given in this report. Before making any choices for yourself, please contact your professional financial and legal consultants. https://www.nobullrealestate.com.au/.../Decluttering-in...

10.01.2022 Here’s the truth. Most people think that the best part of being a property manager is getting to see all the different houses. But that’s not the best part.... That’s the best part. Honestly. But I do like looking at houses too sometimes What’s the best part of your job?

10.01.2022 Will missing your coffee in the morning actually make you rich? Over the years , numerous specialists in personal finance have said that missing the purchasing of your morning coffee is a critical step in keeping your finances in order. Although this could save you $5 a day (maybe $6 if you want almond milk), would making your coffee at home really have a huge effect on your wealth-building ability? Questions like this have again been brought to the forefront by the economic ...Continue reading

08.01.2022 The one concept that brings everything into perspective With this year's turmoil on stock markets and continuing instability in property values, anxiety could easily affect the decisions in terms of capital and income in 2020. Although the catalysts for each recession are special, the COVID-19 does not vary this year, the economy and stocks will ultimately rebound. In this sense , it is important to note one main concept when investing to keep things in perspective: time hori...zons. Think in the long run, amid short term bubbles One of the main things people are advised by the world's greatest investors is to invest with long horizons. The investment in land is no different. Certainly, in recent years, there have been circumstances such as strong increases in home values in Sydney and Melbourne. However, it's important to bear in mind the long-term price trend so that you can fit your goals. Value of property Capital growth is one of the main reasons why you should invest in real estate, particularly if your investments are negative. The estimated annual growth rate for assets in capital cities with strong access to utilities, jobs and infrastructure is 7 percent. In addition, the general rule is that land values double per ten years. Although this is a strong reminder that the land is a long game, in the last 10 years the Australian property demand has not fully doubled. In a 2016 CoreLogic report, the combined average improvement in capital city home prices was 23.2 percent over the five years through 2016. This growth rate indicates that, while the real estate averages an upward course, the old measure of property that doubles every ten years, particularly in Australia, might not be applicable. Volatility is not an incentive for rash decisions Given the current economic instability in the country, the recent downturn in Australia's fast rise in house prices and declining rise in incomes, you might feel afraid of the future for the markets. History has proven that countries rebound from recessions and Australia, amid the problems we are facing at present, would not be different. Looking where you want to be financially as the next recession rolls along will help you see your finances and savings in the long term. In addition, think about how your financial history will work into the next ten years for future generations. There are several books on long-term investments that put the financial ambitions in mind. If you feel confused about where to proceed, think about reading one of the books or talking to a financial planner. Note, financial or legal advice is not given in this report. Please consult your financial and legal experts before you know for yourself https://www.nobullrealestate.com.au//The-one-concept-that-

06.01.2022 What is the yield on rent? You will typically measure the yield before you purchase an investment property. The return on an investment property represents the potential revenue you would hope to make as a percentage on an annual basis. This not only lets you decide whether a property is sufficient for your wealth-building ambitions, but also allows you a benchmark to equate with other properties where returns are normally calculated on an annual basis as a percentage. 01.01.2022 Since offices and workplaces shut down across Australia in March, many people are now working from home. If you're one of those people, you're likely to be working from home for about nine months, either all day or on some days throughout the week. Although you might get used to the "same same" of your usual office workplace, a little refreshment might be needed for your home office or workplace. Below, to keep you busy and motivated, we have shared five ways you can spruce u...p your home office. Utilize a nook Try using a little nook in your living room or dining room if you don't have a designated room in your house for a workspace. And if you're working this far away from home and you somehow don't have a desk, it doesn't matter. Perhaps the kitchen table you were sitting on did the job, and that's just perfect. See the sun, see it, Try to put yourself near a natural light source so that the smiling face of your colleague can see you on Zoom calls. Alternatively, set up a torch for your office to light up. Add a rug to add A carpet is not only a wonderful way to bring some colour to your room, but it also absorbs noise and echoes from friends , family members or animals. If you place a rug under a rolling desk chair, make sure that even once it's set up, it can always travel freely. Go Green, Go Green Without taking up so much room on your desk, a tiny plant is a perfect way to bring more vitality to your workspace. From a nearby store or nursery, you might pick up a tiny succulent or another small herb. You might recommend buying a hanging plant or a taller plant to go next to your desk or table if you do not have enough space on your desk. Being a bookworm For journalists on Zoom calls, abandon the cliche book shows. Hold a couple of your favourite books close by, for a spark of imagination in your office. It may be your favourite novel that reminds you to share storeys that are entertaining, or it may be your favourite autobiography or business books that encourage you to make choices that are well thought. Whatever books you pick, pick those that you enjoy the best and those that will help you do a better job. The beauty about working in a home office is that with your desk, you can be much more creative than you can be in a typical workplace setting. To make it your own, you can apply anything you want to your office-have fun with it! Note this article is not a financial or legal advice. Please check with your financial and legal qualified advisors before taking any decisions on your own. 01.01.2022 Volatility isn’t the time for rash decisions. Keep your advisors close and plan for the future.

01.01.2022 Spring has definitely sprung here in Newcastle and that means it’s time to get your Investment Property ready for the warmer months. Here are the 3 things you’ve gotta do with your investment property right now. 1. Get your gutters cleaned.... As we move into the warmer months, you want to ensure your property is clear of any dry debris in the gutters, and also around the yard. We’re coming into bush fire season, so you want to ensure your property isn’t at risk. 2. Service your air conditioner. If you have air conditioning in your investment property, now is the perfect time to get it serviced. Your air conditioning unit is about to get a workout this Summer, so in order to extend the life of your air conditioner (and save yourself $$$) this is the time to organise a service. 3. Check your pool/spa compliance. If you’ve got a pool or spa at your investment property, this is the perfect time to check you’re complying with NSW legislation. This means, checking your fencing and resuscitation charts are up to date and compliant. And if you need a bit of help with these 3 things, give us a shout and we’ll get them all organised for you, to save you time and $$$ on your investment property.
