23.01.2022 "...only to escape a while later to find a small white piece of paper sitting under the windscreen wipers of our car demanding that we fork out over $100+ to a local government with questionable competencies and spending habits." http://www.nefg.com.au//damn-parking-fines-price-elastici/
23.01.2022 Interest only mortgages now surpass $640 billion or roughly 50% of the Australian economy and a recent survey revealed that recent rate rises have already left 71 percent of interest-only borrowers under moderate to high levels of financial stress. With Sydney housing prices starting to decline, the question arises if prices can ease without a complete housing price collapse. http://www.nefg.com.au//housing-prices-cities-falling-her/
22.01.2022 Let the councilors of ARC know who you would like to see as the next Mayor! https://www.nefg.com.au//poll-who-would-you-like-the-next/
19.01.2022 Any taxation system that requires individuals to spend enormous amounts of time, money and stress just to figure out how much they should pay the government is a flawed and broken system. - David Levingston
17.01.2022 In a recent poll we were running, we missed Simon Murray from the list of Mayoral candidates due to a misunderstanding. We apologise for this mistake. We have reset the poll to include Simon Murray in the available choices. Please take to the time to once again cast your vote for who you, given the choice, would vote for as the next Mayor or Armidale Regional Council.
13.01.2022 The numbers are astronomical. The worldwide debt is beyond comprehension. The great ‘recovery’ post-2008 never happened. The only thing looking good at the moment is the stock market as company buybacks are at record highs due to low-interest rates and now countries are using the stock market to devalue their currencies. The culprits who sunk the world economy in 2008 are still at large, and the financial reforms needed to ensure that the same problem won’t happen all over a...gain never came. Meanwhile, central banks claim to know what they’re doing as we drift ever more into the dark unknown. Unfunded liabilities are moving more and more onto state and national balance sheets. There are no manuals, theories or mathematical accounting brilliance that can save us from the sheer reality that when the next collapse happens, our governments are all out of ammunition to fight it and the only way forward will be through it. http://www.nefg.com.au/2017/11/02/economic-crash-already/
13.01.2022 The zero interest-rate policy broke the social contract for generations of hardworking Americans who saved for retirement, only to find their savings are not nearly enough. And the interest the Federal Reserve pays on the excess reserves of lending institutions broke the money multiplier and handcuffed lending to small and midsized enterprises, where the majority of job creation and upward mobility in wages occurs. Government policies and regulations in the postcrisis era have aided the hollowing-out of middle America far more than anything the private sector has done. These changes even expanded the wealth gap by making asset owners richer at the expense of renters. Michael Burry https://nefg.com.au///we-need-a-fundamental-miracle-pt-ii/

05.01.2022 Historian Kevin Gutzman summed things up beautifully in a Facebook post that was published at the Tenth Amendment Center. "The Senate committee members’ grilling of Zuckerberg put on full display what seems intuitive: that there is no way a legislative body can have adequate knowledge to manage every element of a society of 325,000,000 people (let alone the entire world).
04.01.2022 Armidale mall used to be open to traffic. The below picture (colourised, probably from pre 60s) shows two lanes with parking. The new plans, available at council, are for single lane, plenty of parking, and seating room for cafes. What do you think?
02.01.2022 ‘The chance of gain is by every man more or less overvalued, and the chance of loss is by most men undervalued.’ Adam Smith, Wealth of Nations. http://www.nefg.com.au/2017/12/15/crypto-currency-explained/
