23.01.2022 Lest we forget our brave women and men. Ethel Gillingham, from Colac Victoria, was captured by the enemy during World War I. She was in England war broke out and joined the British Red Cross Society as a nursing sister. In April 1915, with a medical group, Ethel left London for Vrnjatchka Banja in Serbia, where they were replacing staff at a BRCS hospital. The unit travelled by train through France and then boat via Malta, Athens and Salonika, and finally by road. Employed i...n the operating theatre, Ethel nursed civilian and military casualties but on 10 November 1915, the town fell to Austrian troops and the entire unit became prisoners of war. This was not long after English nurse, Edith Cavell, had been killed by firing squad. Luckily, the Germans didnt want the same bad publicity and after lengthy negotiations by American diplomats the group of forty women and doctors were freed, unharmed. Travelling in open cattle trucks, they reached Belgrade in February 1916, then journeyed to Vienna, Zurich and Paris, finally reaching London and safety. In an extract from her diary, Ethel wrote: 'now it is over I am so glad to have been through it. Glad too to have done my little bit for Serbia. Poor little Serbia! How my heart aches for her and her brave people'. See more

22.01.2022 The most beautiful couple in Australia, in all ways (in my humble opinion) are the rather hot Jennifer Hawkins and husband Jake Wall. This genetically blessed couple met in a bar in their hometown of Newcastle, shortly before Jennifer became Miss Universe. Their relationship has survived and thrived through the pomp and ceremony that goes with the giddying heights of fame. Not only that, they’ve been super smart with their money, looking at a long-term wealth strategy, thro...ugh property. According to records Jennifer’s (and Jake’s of course) property journey goes something like this: 1 2006, a Merewethr, Newcastle home for $469,000. She leased it out and sold it in 2017 for $782,000. 2 2007: A Merewethr, Newcastle home for $620,000. 3 2007 Bondi apartment for $895,000. She and Jake sold if for $1,200,000 seven years later. 4 2009 a knockdown house in Curl Curl, Sydney’s Northern Beaches for $1,375,000. I can’t find the build cost but they sold it in 2014 for $4,100,000. 5 2009 a second knockdown & rebuild in Curl Curl which they sold for $5m in 2016. 6 2014 two adjacent blocks in Newport Beach, Sydney for $4,000,000. They decided to move on from their 3-year labour of love and sold it earlier this year for a reportedly very cool $20,000,000. 7 2020 they went for Dame Joan Sutherland’s old pad in Newport, reported to be the largest coastal estate in the area. They paid $6,900,000 and they are apparently ready to spend $3,000,000 on the renovations! So, this is what I believewhether a home or an actual investment property, when buying or building a property, you need to keep in mind that all properties should work for wealth creation. Really, take your time to ponder: 1. Who will want to buy the property next... 2. How much will they pay for it It’s all about building wealth through long-term growth and that usually means fitting into the local vista. However, a lot of people throw caution to the wind and when it comes to a mid-life crisis, this guy takes the cake, the icing and the cherry on top! Valdevino Miguel da Silva, a 65-year-old builder in Sao Mateus, south east Brazil created this upside-down house, saying, 'I've worked for such a long time in the industry that when I retired, I wanted to challenge myself and do something different and exciting. for initiative and to be fair to him, while his idea did not go down well with his wife, Maria Elizabeth da Silva, 64, she seems to have come around maybe around to the back, where the real front door is. While the outside of this topsy-turvy house is nothing short of bonkers the inside is nicely normal. Downstairs it has your traditional kitchen/diner and a toilet while upstairs there are two ensuite bedrooms. This hilarious home has now become a tourist attraction, brining a whole heap of fun to the area, as people stop to take selfies. So maybe he was right with the capital growth too? As for his wife Maria, she decided to go along for the ride. Realising she was not going to change Valdevino's mind, she threw herself into the project, acting as his assistant for 3-years, as they built the 400 square meter house. 'I did whatever he told me and as he has so much experience, we never had any obstacles or difficulties. 05.01.2022 Forget the Prenup. With Capital Gains Tax Its All About The Pre-Purchase... Im a romantic! Who doesnt wish the soon to be happy couple the very best in their lifelong journey ahead? At that moment, hopefully no one is thinking that statistically they only have a 50% chance of making it to death-do-us-part. As we became more immune to those stats, prenups went from awkward to pretty normal. Today, most would agree that its a good idea to have a financial agreement before... a couple legally combine their hearts, lives and finances. But what about during the marriage? Building assets together is exciting - many will buy a family home and some will buy an investment property or two. But of the 50% of marriages who won't make it, money is sited as a huge hurdle for most couples, so why not nip problems in the bud? When buying joint assets, think about whose name/s it should be bought in or the tax office may swipe your well strategised investment money when you come to sell. With a family home, there is no CGT as youll see in the chart. It only gets tricky if, as a couple, you own your family home and an investment property (or more) and when love falters, you decide to take a property each. The partner who gets full ownership of the investment property will probably be liable to pay CGT on profit when they come to sell. The long and short of it is, CGT is a midfield when going through a property settlement. So, get yourself a good accountant and be clear about your pre-purchase strategy. To be clear, Im not an accountant, financial planner or lawyer so this is not legal advice. Im merely a divorced woman whose been through this personally. Im also a property buyer who sees way too many couples assuming that properties should be in both their names. Thats when I ask them to have a chat with their accountant. So, have fun building your portfolios and ALWAYS seek professional and personal advice, uniquely tailored to your situation before you sign on the dotted line.

03.01.2022 What not to do on lockdown is set your house on fire whilst chatting to a Real Estate Agent @belinda_mcfarlane on the phone in the garden! I could vaguely hear a fire alarm and smell smoke but as you can see it took me a while to realise it was my lounge room on fire!!! Luckily there was a bath towel to hand which I soaked and threw over the remnants of the candle and its holder before it truely exploded! Soot everywhere but no real damage except for my lovely old fireplace. Stay safe all and yes, Ill take my own advice!!!
