25.01.2022 SHOPPING CENTRE UPGRADE Ongoing work at this outer suburban centre has involved re-purposing a stand-alone building which had outlived its usefulness. Conversion into a medical tenancy is nearing completion.

23.01.2022 QUEENSLAND VERNACULAR When it comes to housing types in Brisbane we are intrigued by the real estate industrys now current description of anything constructed of timber with a tin roof as Hamptons style. Our view is that most such houses are in fact an evolution of local traditional building methods. Here are a couple of examples of local tradition, plus our interpretation of this tradition for contemporary living.

20.01.2022 CREATING TRUE VALUE IN REAL ESTATE IS A LONG TERM JOURNEY We have spent the last decade tenaciously working on the evolution of this typical 1980s shopping centre campus. The eventual outcome will be its transformation from a single use retail development surrounded by a moat of bitumen carpark into a valuable neighbourhood with its own sense of place. The owner understands that building value is an evolutionary process and he has the patience to wait uncompromisingly for the eventual outcome. The centre has evolved through the progressive introduction of a mix of uses complementary to the original retail offering. These additional uses are slowly turning the centre inside-out and in the process forming a public realm analogous to a traditional main street environment an environment that people enjoy.



19.01.2022 TOWN OF SEASIDE Great to see Sunshine Coast Council heavily promoting appropriate and successful design standards in its beautiful region. We just received this luxurious coffee table book from Council and we are chuffed to see our Town of Seaside in Marcoola, featuring prominently in a double page spread. This neighbourhood design instigated by us in the late 90s has matured as we had hoped. We are gratified to see the attributes we fought hard to implement back then are no...w starting to become mainstream in the development community and align with design principles and key values that Sunshine Coast Council want to see included in future development. Creating rear lanes & removing garages from street fronts Promoting accessory units above garages in the rear lanes not subdividing into smaller lots for separate dwellings Mandating a mix of dwelling types and densities in proximity to each other Placing public space at the centre of the neighbourhood where highest dwelling density occurs Planning interconnected walkable streets Unfortunately, the full scheme proposed in our urban plan was not fully realised and three quarters of the land flagged for development was sold to a major developer who turned their back on the design principles and instead separated the scheme with a 2 meter high fence. 19.01.2022 BRIGHT Following on from a rejuvenation to the shopping centres outdoor dining precinct, we came to the conclusion that the pedestrian approach to the centre from the adjacent footpath and perimeter car parking was a bit dim, especially at night. In order to shed light on the situation, activate the edge conditions and to invite clientele to sample the night time dining offerings, we designed some new light poles. Collaborating with manufacturers weve designed an ambient light fixture, which doubles as advertising for the tenants, with banners affixed vertically. The design intent was to provide reflective light to bathe the surrounding footpath and this was achieved with two discs seemingly floating above the luminaire. Using 3D modelling, we were able to render our bright idea for both the clients and manufacturers approval.

18.01.2022 A NECKLACE OF PARKLANDS Brisbane City Council's recent initiative towards reinvigorating Victoria Park is a welcomed vision. However, we feel that looking at Victoria Park in isolation detracts from the potential of linking the CBD's surrounding parklands. Looking at the macro level makes it clear the Inner City Bypass is a barrier in unifying Brisbane's green-spaces. But we feel there's a solution. ... 16.01.2022 POST WAR FACE LIFT Nestled in the quiet, leafy northern suburbs, this post war home on a prominent corner block was in need of some love. Fortunately the new owners were receptive to some modernisation both internally, with a rear extension to accommodate an ensuite and walk in robe as well as externally, with an entertainers deck, new entrance porch and landscaping. We are always happy to see clients wanting to repurpose existing building stock as opposed to just bulldozing, as it not only maintains a semblance of historical context and scale in the streetscape, but is kinder on the environment too!



15.01.2022 FAMILY RESEMBLANCE Our office has had the rare experience of preparing design concepts for adaptive re-use of the Fire Station building at Garden Island Sydney the Royal Australian Naval Base in Sydney Harbour. Living as we do at the Albion Fire station we felt right at home here just off Potts Point jutting out into Port Jackson. The view from the observation tower is pretty special.

13.01.2022 FOOD FUTURES Food is always a topic which unites our office, particularly when theres cake at morning tea; however the Museum of Brisbane is exploring deeper into what the future of our eating habits looks like, particularly when taking into account climate change and food miles. With a vegetarian and a vegan amongst our ranks, it was interesting to partake in the MOBs online survey of Food Values to see whether our values towards meat consumption and the environment alig...ned with what we actually put in our mouths. https://www.museumofbrisbane.com.au//food-futures-highlig/ Our resident herbivore noted that when choosing answers which were very much on the left leaning, vegan scale, over 70% of others who had taken the survey felt the same way. Unfortunately this translates to only 1% of the Australian population enacting on these values and having their vegan cake and eating it too! Regardless of where you sit on the scale, thinking about how our future may look impacts us all, and its not just food this translates to our urban futures too. 11.01.2022 CHILDCARE EXTENSION Adding to our portfolio of childcare centres, we are just about to submit Development Approval for this extension to an existing childcare centre in South Brisbane. Achieving a cohesion between the existing facility and toying with playful architectural elements has resulted in a scheme which delighted our clients. Crisp white finishes, framing views and portal roof lights in the outdoor play area reflects the sub-tropical design aesthetic and gives opportunity to provide play on light!

11.01.2022 Custodianship of the Heritage listed Old Albion Fire Station Building has involved some interesting challenges during our thirty years of occupation not least of which was managing the resident ghost. We believe he/it did finally depart some years ago, but not before some of our staff sensed his presence. 11.01.2022 COMMUNITY CENTRE One of the fabulous occurrences in Architecture is when you can turn a previously not-fit-for-purpose and outdated building into one which our clients can throw open their doors proudly and celebrate. Even more so when the client is a not for profit charity and you are giving them a space which they can be proud of and enables their good deeds and learnings to be shared with the wider community and younger generations for years to come. The icing on the cake is when the drawings are realised, and months and months of design come to life we are almost on site with the Community Centre in Salisbury bring on July!

09.01.2022 CURATING A 3D MODEL What I ask is how you pick one angle when all are visible? The art of curating a still from a myriad of scenes is a beautiful, yet difficult task. Do you want to reveal all the details of a project to your client at sketch design phase are some of those moments when a view is perfectly framed by an opening only witnessed by the client when the paint is barely dry are these the moments we want to experience in real life, or in realistically render...ed real time? How much do we give away and when? For the New York Times journalists, the answer seems to be that the quicker, the more advanced the technology becomes, the more immersed we can find ourselves in a story. 08.01.2022 EAGLE JUNCTION STATION OPPORTUNITIES From our office, we can see there’s an array of new, mixed-use, transport orientated development, either proposed or with development approval; the ‘Albion Exchange’ and ‘Hudson Commons’ in Albion, and a proposed revamp of the Toombul Shopping centre precinct complete with integrated high density housing and rail/bus connections. What seems to be a vital missing link in the upgrade of the northern lines’ urban rejuvenation is Eagle Juncti...on. Eagle junction is the last northern bound station before the three north-bound lines diverge in their terminating directions; thus presenting an ideal opportunity for the station to be incorporated within Brisbane City Council’s ‘turn up and go’, high frequency public transport network. Presently the station is subsumed by single-storey high street retail and commercial offerings and is flanked by character, low level density housing. Our analysis suggests that the Eagle Junction Station precinct presents a unique opportunity for the true integration of sustainable land-use and transport planning. The precinct’s renewal could further boost the new high-frequency transit network now taking shape through the ‘Cross River Rail’ and ‘Brisbane Metro’ initiatives. Our next post will showcase our potential ideas for the fledging station and its surrounds.

07.01.2022 Hobart may be currently off limits to us mainlainders, but we are welcome aboard its international search for the latest design of bus stops. The design competition is seeking out a playful, modular concept which reconsiders the humble bus shelter within the urban landscape. The shelter design should reimagine the way we use and interact with the public realm by enhancing the public transport user experience, and opening up opportunities to learn, engage and be empowered d...uring our daily commute, said the council. Never one to miss an opportunity to reference architecture of the Soviet Union; inspiration for our design submission could be sought via the photography of Christopher Herwig. He is now onto the second volume in his quest to photograph the zany, communist and downright creatively bizarre bus stops still standing along the beaten tracks of the countries which formed the now fallen USSR. 07.01.2022 BIKES TO THE FORE The setting of our grand old heritage Fire Station is about to undergo a big change in the form of a 4 metre wide cycle way which will run across our frontage. Part of the local council's inner northern bike way initiative. We will need to exercise caution accessing on front door during morning and evening peak commuting periods.

06.01.2022 With the new bicycle / pedestrian superhighway out the front of our office complete, you can walk, run, cycle and drive right up to our newly tiled front entrance. Maybe, stick to the car park if driving in unlike our resident classic Italian car enthusiast director, who couldnt resist the opportunity to steal the limelight from our branded colourway floor finish. For those who wish to pop in discuss old cars and/or if youve had the time to think about refurbishing your business our yellow door is open, with extra cleaning regimes in place and limits on numbers of people per office and meeting rooms to ensure COVID doesnt put a brake on your project.

06.01.2022 YOUNG DESIGNERS If our new Helensvale Childcare Centre wasn't already exciting enough - young students will now get lessons direct from the Design God himself, Charles Eames, with his signature chair design included in the centre in miniature form. Perhaps these stylish additions are more likely to catch the eyes of the parents of prospective attendees, but we'll leave that for you to decide.

05.01.2022 WALK THE WALK AND TALK THE TALK In light of the Queensland Government’s newly mandated regulations on the provision of ‘walkable’ communities; our very successful urban and architectural design for the Town of Seaside jumps to mind. Completed almost 20 years ago, the development embodies all the elements which are now required by legislation: - Provision of a range of housing options for multiple family and work requirements - Improved connectivity through traditional grid-li...ke road patterns that avoid dead ends - Reduced block size (max. 250m) to maximise pedestrian circulation - Provision of adequately shaded footpaths on both sides of the road for enhanced connectivity - Open space recreation areas within a 400m walking distance of residential areas This is great news for us, as we’ve been applying these principles for the last 20 years or so in our masterplanning concepts and we think future urban developments will be all the better for it! 05.01.2022 BIKEWAY It has been a messy construction zone outside our front door for quite some time now the Local and State Governments North Brisbane Bikeway Initiative is slowly progressing through its third stage. When complete there will be an uninterrupted link for cyclists between the CBD and Chermside. 04.01.2022 BOARDROOM REFRESH Now that spring has officially sprung, weve decided its time to refresh our boardoom with some new seating! We were looking for something simple yet architecturally different that would tie in with our industrial interior, but also ergonomically designed to combat those long meetings The Click chair, by Danish designer Henrik Pedersen of Houe, fit the criteria and with a 2016 German Design Award, we knew we were on to a good thing.

02.01.2022 Brownfield Redevelopment We inspected a significant defunct industrial property yesterday. Plans may be afoot to repurpose & adapt some of the building infrastructure for other uses. Watch this space!

02.01.2022 OWN THE WATER TANK Our solution to the Fire Engineers requirement for a BIG fire water storage tank make a statement with it at the main entrance ! The foam cannon deluge system uses plenty of water quickly.

01.01.2022 Fruit Salad We are having a bit of fun with colour at this shopping centre where we are upgrading and extending on outdoor dinning area serviced by various food and beverage tenancies. The multi-coloured box is a storage facility which we thought to enliven with a "Mondrian-esque" colour pattern. Currently a work in progress.
