23.01.2022 EAGLE JUNCTION STATION: A CHANCE FOR GENUINELY INTEGRATED LAND-USE AND TRANSPORT PLANNING Eagle Junction Station precinct presents a unique opportunity for the true integration of sustainable land-use and transport planning. The precinct’s renewal could further boost the new high-frequency transit network now taking shape through the ‘Cross River Rail’ and ‘Brisbane Metro’ initiatives. The implementation of balanced mixed-use development intensification, in coordination with ...best-practice transit strategies, could transform Eagle Junction into a genuine rail-oriented precinct. 22.01.2022 COMPLETED CHILDCARE CENTRE This learning environment is perched one level above the existing commercial facilities. This model for a new densities mixed use development is enhanced with an interesting linking plaza between the commercial and early childhood zones. Here, parents and children access the elevated facility via a communal landscaped ramp that offers a friendly transition to the upper level and plenty of opportunities to linger, play or explore. 20.01.2022 90’s URBAN INFILL HOUSE A contemporary design on an inner suburb constrained triangular urban block 330sqm. The living spaces designed in the 90’s in this compact home revolve around the external terrace which takes advantage of the desirable Northern aspect in this subtropical location. 19.01.2022 Cleaning out our achieves HERE IS A BLAST FROM THE PAST Corbould Park Racecourse at Caloundra under construction in the 20th Century. We used prefab techniques to assemble the roof on the ground & craned them into place on the columns.

13.01.2022 WALK THE WALK AND TALK THE TALK In light of the Queensland Government’s newly mandated regulations on the provision of ‘walkable’ communities; our very successful urban and architectural design for the Town of Seaside jumps to mind. Completed almost 20 years ago, the development embodies all the elements which are now required by legislation: - Provision of a range of housing options for multiple family and work requirements - Improved connectivity through traditional grid-li...ke road patterns that avoid dead ends - Reduced block size (max. 250m) to maximise pedestrian circulation - Provision of adequately shaded footpaths on both sides of the road for enhanced connectivity - Open space recreation areas within a 400m walking distance of residential areas This is great news for us, as we’ve been applying these principles for the last 20 years or so in our masterplanning concepts and we think future urban developments will be all the better for it! The course spans the length of the Gold Coast, from Coolangatta Beach in the south, to the iconic cityscape of Surfers Paradise in the north a total swim distance of 21.5km While we are challenging ourselves physically and mentally in the race, given both of our connections to MND, we would like our friends, acquaintances, colleagues and strangers to dig deep to raise funds to assist in delivering support programs and fund research into treatments for MND. So please get behind us by donating some much-needed money to a really great cause. Motor neurone disease (MND) affects the nerves (motor neurones) that communicate between the brain and the muscles that enable us to move, speak, swallow and breathe. In people with MND, the motor neurones gradually degenerate and die, causing the muscles to weaken and waste. Every day, two Australians are diagnosed with MND and two die from the disease. There are currently over 2,100 Australians living with MND. _________________________________ Marty has been working with the MND and Me foundation for many years and most recently with John Hanley who has MND. John has a wonderful singing voice and with the assistance of Marty and his friends, has recorded a number of songs to raise funds towards the disease. Tom has recently lost his father-in-law Brian to MND after a very short battle with the condition. Having a very real connection to MND has sparked a wish to honor Brian’s memory and raise awareness of this monster of a disease in the community.

06.01.2022 EAGLE JUNCTION STATION OPPORTUNITIES From our office, we can see there’s an array of new, mixed-use, transport orientated development, either proposed or with development approval; the ‘Albion Exchange’ and ‘Hudson Commons’ in Albion, and a proposed revamp of the Toombul Shopping centre precinct complete with integrated high density housing and rail/bus connections. What seems to be a vital missing link in the upgrade of the northern lines’ urban rejuvenation is Eagle Juncti...on. Eagle junction is the last northern bound station before the three north-bound lines diverge in their terminating directions; thus presenting an ideal opportunity for the station to be incorporated within Brisbane City Council’s ‘turn up and go’, high frequency public transport network. Presently the station is subsumed by single-storey high street retail and commercial offerings and is flanked by character, low level density housing. Our analysis suggests that the Eagle Junction Station precinct presents a unique opportunity for the true integration of sustainable land-use and transport planning. The precinct’s renewal could further boost the new high-frequency transit network now taking shape through the ‘Cross River Rail’ and ‘Brisbane Metro’ initiatives. Our next post will showcase our potential ideas for the fledging station and its surrounds.

06.01.2022 POST WAR FACE LIFT Nestled in the quiet, leafy northern suburbs, this post war home on a prominent corner block was in need of some love. Fortunately the new owners were receptive to some modernisation both internally, with a rear extension to accommodate an ensuite and walk in robe as well as externally, with an entertainer’s deck, new entrance porch and landscaping. We are always happy to see clients wanting to repurpose existing building stock as opposed to just bulldozing, as it not only maintains a semblance of historical context and scale in the streetscape, but is kinder on the environment too!

02.01.2022 BOARDROOM REFRESH Now that spring has officially sprung, we’ve decided it’s time to refresh our boardoom with some new seating! We were looking for something simple yet architecturally different that would tie in with our industrial interior, but also ergonomically designed to combat those long meetings The Click chair, by Danish designer Henrik Pedersen of Houe, fit the criteria and with a 2016 German Design Award, we knew we were on to a good thing.

02.01.2022 THROUGH TO FINISHES To ensure our architectural approach is received throughout a project. We take careful consideration into the finishes and fixtures we specify, insuring the continuity throughout. Taking the client through various options with the client to ensure their envisions come true. Here is a couple of examples of our neutral take for a mix-use community hub. Ensuring the spaces correlate to the humbleness and enrich fabric of their organization. We are looking forward to seeing this project come together shortly.

02.01.2022 BRIGHT Following on from a rejuvenation to the shopping centre’s outdoor dining precinct, we came to the conclusion that the pedestrian approach to the centre from the adjacent footpath and perimeter car parking was a bit dim, especially at night. In order to shed light on the situation, activate the edge conditions and to invite clientele to sample the night time dining offerings, we designed some new light poles. Collaborating with manufacturers we’ve designed an ambient light fixture, which doubles as advertising for the tenants, with banners affixed vertically. The design intent was to provide reflective light to bathe the surrounding footpath and this was achieved with two discs seemingly floating above the luminaire. Using 3D modelling, we were able to render our bright idea for both the client’s and manufacturer’s approval.

01.01.2022 CLIENT COLLABORATION Working in collaboration with our client we have been considering various interior finishes to realise their vision. Meeting with them to understand both their ideas and requirements is an important step we ensure here at Neylan Architecture. 01.01.2022 CHILDCARE EXTENSION Adding to our portfolio of childcare centres, we are just about to submit Development Approval for this extension to an existing childcare centre in South Brisbane. Achieving a cohesion between the existing facility and toying with playful architectural elements has resulted in a scheme which delighted our clients. Crisp white finishes, framing views and portal roof lights in the outdoor play area reflects the sub-tropical design aesthetic and gives opportunity to provide play on light!
