19.01.2022 Hi everyone. We only have limited houses left in the Gladstone project which is just fantastic. We've had a mix of people who want to expand and invest as well as some local buyers who have been struggling with the rent and haven't been able to get the deposit saved. The response has been amazing and is growing daily. We are now starting the process of working out where to go next, and given we have had such a great response, we thought that we might focus our energies on hea...ding to areas where some of you have already indicated that you would like us to go. Incidentally, that doesn't narrow it down.... We have had requests to go everywhere..... In the next couple of days, we will post a one page pre-qualification sheet. 19.01.2022 Hi everyone. Again its a long time between posts and I apologise for that. Unfortunately, we don't always get the results that we want to achieve first time, and not everything goes to plan so I thought it was a good time to share with you some of the hurdles we face. The home lending market is a very fickle process, and despite the fact that what we are trying to offer is designed to help people get a fresh start, we don't always get an open arms reception from many in the... banking and lending industry. What we are offering is different, and it simply doesn't fit the normal model that most in the industry understand. Nevertheless, there are always solutions.... In some recent cases, we have found that there are still many brokers and banks that insist on individuals demonstrating that they have real savings to use as their deposit. Obviously for most of the people we talk to, its simply impossible for them to get ahead and save the massive amounts of money they need to get their deposit together as they are already paying so much in rent and other day to day expenses. If they could save the deposit, quite frankly they wouldn't need our help in the first place. So sometimes, the 'system' is stacked against us despite all our best intentions. The fact of the matter is that banks lending processes change much more often than we would care to keep track of. The bottom line is that sometimes they care about how and where people get their deposit from, and sometimes they don't. The challenge for us in trying to make it work for all you guys, is to find the right brokers and financial planners and agents who know how to get the right loan for you. We have a couple of people who we know have the depth of experience in the industry to find the right loan product that matches your needs, and allows us to help you with the deposit as well. So for the few people out there who we have experienced this issue with and who know first hand what we are talking about here, the message is, rest easy, we have options and we are determined to make it work for you if you are committed to getting ahead. :)

17.01.2022 4 days ago we posted a question asking what people felt was the biggest challenge when buying a home or investment property. Here are the results: 67.5% said saving the deposit was the toughest 30% said it was getting the loan that was the toughest and 1 other person thought it was toughest finding the right house.... Karen also raised the point that she, and many others, actually have to wait for inheritance in order to finally get over the deposit hurdle. You wouldn't wish bad luck on your family but we understand how frustrating it can be that you literally have to wait for someone to die just to get into the property market. See more

12.01.2022 No Deposit Homes Frequently Asked Questions.... Hi everyone, we get asked a lot of questions and due to time constraints, we simply dont get to respond to them as quickly as we would like. So we decided to try and get the most common ones and put some answers here. We hope this helps people understand a little more. Please send us your feedback if you have other burning questions.... 1) Do you have homes in [my area]? We get asked this a lot. The answer is, at any one time, we generally have a main project we are working on but for anyone who can pre-qualify and are well positioned to get the main loan from a bank, then theres a high chance we can put a custom package together for you including the deposit to get you started. 2) Do you provide deposits for older homes? Experience has shown us that we cannot rely on valuations to support older homes in a way that we can ensure that our deposit has some reasonable protection. For this reason, and at least for the forseeable future, we only do deposits on new home packages that we put together for people to suit their personal circumstances and budgets. 3) Can you provide deposits for people on pensions? In short, no. But we are working on it to try and solve the problem. The issue isnt really if we can do it, but its more an issue that the banks dont lend to people on pensions as far as we can see. We only have the resources to provide deposits so it still requires people to get the majority from the banks. 4) How can I work out if I qualify? Basically, we have a 1 pager high level pre-qualification form. It tells us at a high level, if there are any main issues that would stop this from working and hence we can save everyone time if we dont think we can help. We dont promise to be able to help everyone, but we will look at your situation and we will try to help where we can safely do it. When we started this, I dont mind in admitting that we definitely underestimated the work volume that we would have in following people up. Its ok though, we are enjoying the challenge.:) What we are doing though, in order to try and help as many people out as possible in a short period, is we are focussing on those people out there who have already obtained a pre-approval, or some advice from a bank or mortgage broker, ...in relation to how much they can borrow. It simply means we are focussing on more of the people who are more advanced in the process of buying a home or investment property than others who are just starting to explore the idea. Since we posted the question a week ago, 146 out of 154 people all said that if getting access to a deposit to buy a home was no longer a problem, they would go and see what their borrowing capacity was if they were to apply for a bank loan. The next question is, how many of you have actually taken the step to see what you can borrow?? Drop us a message and let us know how you went....

04.01.2022 Hi everyone. Sorry for the long time between posts. We have been very busy. In talking with loads of people, we have realised that many people dont even know if they could get a loan from the bank! Basically many people have never asked a broker or a bank for a home loan on the basis that they know they would need a deposit, and they simply havent had one. My advice to many has been to go online with one of the banks websites, or ask a mortgage broker in person or online, and... get yourself a pre-approval loan value estimate to find out what you could borrow based on your income(s). Thats always good to know as it helps you set your expectations and also helps you understand that owning your home or investment property may not be as impossible as you thought it would be. Then if its only the lack of a deposit holding you back, well maybe you should come and speak with us. We might just be able to help you put it all together. :) See more
