This project challenged local council planning policies by strategically locating a contemporary upper level addition over the rear portion of an existing character house. Blanket character retention policies often generate low quality ‘moch’ outcomes eroding local character rather than contributing to and enhancing an area’s unique character and streetscapes. Successful policies maintain existing character where appropriate whilst encouraging sympathetic contemporary additions. #architecture

23.01.2022 NOMA* Project [5 years of NOMA*] - Kayle Street Apartments This apartment complex overlooking Smith's Lake Reserve in North Perth was developed in conjunction with a detailed investigation of the surrounding context. Its built form, scale and bulk mediate between terraced town-houses on one side and contemporary apartments on the other. The bulk is broken along the buildings length by open balcony and communal corridors allowing airflow through the complex and cross ventila...tion to apartments. The overall site organisation maximises the front units connection to the park as well as city views from rear elevated apartments. The project generates a high level of amenity for residents, ample solar access, generous unscreened outlook and communal green space whilst also making a positive contribution to the streetscape. Standby Espresso activated an isolated corner in Mount Lawley and were hoping this project will do good things for Queen Street. #activation

19.01.2022 Adaptive re-use projects often generate the most interesting architecture and are also an important element of a sustainable future. Retaining and repurposing buildings is often not feasible if viewed from a purely economic viewpoint so the long term collective benefit need to be considered carefully.

18.01.2022 Almost every residential client talks to us about multi-generational flexibility. Given there is significant community demand for flexible housing, which is often also affordable housing, local councils need to be open to considering multi-gen proposals, even if they are non-compliant. Weve recently submitted a number of proposals clearly illustrating they have no additional adverse impact on adjoining neighbors or communities. They would in-fact be preferable to fully compl...iant alternatives for both residents and neighbours. By nature planning frameworks are slow to respond to demographic change. WAPC are reviewing the state medium density planning policy however while this occurs local councils should consider outcomes rather than pure compliance to ensure they are aligned with community need and demand. They can also gain independent advice through their DRP if they choose to. The Freo Alternative Small Infill Housing Policy illustrates flexible affordable housing can be achieved through local council planning frameworks. Progress is being made in larger multi-dwellings through resident led Nightingale and Baugruppen housing models however smaller ancillary dwellings are also an important part of the flexible and affordable housing puzzle. Other councils could follow Fremantles lead to ensure they are addressing community need and demand. #multigenerationalhousing

18.01.2022 Enjoying being on site in the Swan Valley to visit our house renovation + addition project. On the drawing board for over four years we explored many options to realign a number of previous mis-matched additions with the character of the original house which was converted from an old stable barn. With these shadows from the alfresco roof structure it almost seems a shame to put the roof sheeting on. Looking forward to seeing construction progress over the next few months. #pertharchitecture #architecture

14.01.2022 Progress shot of our latest Hole in the Wall Coffee Bar in Queen Street, Fremantle. We are using weathering steel sheet piles, typically used for foundation retaining walls on large projects, as external cladding to differentiate the new facade from the remainder of the streetscape. Hoping the project will activate its streetscape in the same way Standby Espresso did in Mount Lawley. Opening in a couple weeks.

14.01.2022 One of our favourite little projects from a few years back Standby Espresso is featured on Builtworks. This hole in the wall project is an example of a small projects ability to activate and engage with its surrounding local community. Almost five years on but we still enjoy seeing a crowd on this corner every morning #architecture

13.01.2022 At a time when the retail sector is undergoing widespread change a great adaptive re-use project in an abandoned Taiwanese shopping centre. The Tainan Spring project by MVRDV establishes a new sunken public park and pool surrounded by lush landscape that will quickly grow, re-introducing the jungle that would have once existed in this area. Small market shops and kiosks will be added around the edges of the space within the retained foundations of the shopping centre in the next stage of the project. Commissioned by the citys Urban Development Bureau the project is an example of thoughtful architecture, returning inner city commercial space back to the local community. #architecture

13.01.2022 NOMA* Project [5 years of NOMA*] - Standby Espresso This project established a 'hole in the wall' take-away coffee shop on Walcott Street in Mount Lawley. The 11sqm compact footprint reclaimed a previously redundant services recess in an isolated corner of an existing retail complex. Conceived as a simple, robust box when closed the tenancy opens to reveal a finely crafted interior using a large span folding window. The project is an example of the adaptive re-use of small under-utilised spaces as well as a small additions ability to activate and engage with its surrounding local community. Standby Espresso was recognised with a AIA 2016 Architecture Awards Commendation. Shell constructed by Capella Constructions, interior Medalia Made and mural by Daek William. www.nomastudio.com.au

13.01.2022 Construction of our Swan Valley Residence Additions and Alterations project is progressing nicely on site. This project attempts to reconcile a series of mis-matched additions to the property over a long period of time. The site possesses significant character derived from its conversion from a barn a number of years ago. Our response embraces the hand crafted architectural language of the original timber barn. The new forms are carefully arranged to maintain and compliment the prominence of the existing residence. #architecture

12.01.2022 Weve received a Building Permit from the City of Vincent and commenced construction of our Fitzroy Street Residence project on this site in West Perth. Recently constructed surrounding houses simply maximise their footprints on small blocks generating little usable external space and requiring heavily screened windows to eliminate over looking of adjoining properties. Careful examination of the surrounding built form presented a series of opportunities to achieve a large out...door courtyard extending on our previous versions of the 'courtyard house' typology. The upper level will employ a mono pitch roof falling towards the rear of the block locating the houses bulk on the street. Brown bricks borrowed from the surrounding context will be used at lower level whilst the upper level shifts to a crisp white brick. We believe the project will establish a quality outcome with a high level of amenity for its owners whilst also contributing to the streetscape on a compact inner city block. 08.01.2022 The process of design and construction is always a journey of discovery. As the scaffolding comes down around our Fitzroy Street Residence project the form of the house on the streetscape is slowly revealing itself. Corbelled white upper level brick provides a contemporary shift to the more contextual brown brick at lower level. A collection of black folded aluminum canopies, balustrades + fences will soon add another layer of articulation to the facade. This project was designed over a period of four years, took eight months to gain Planning Approval and constructing through COVID has presented challenges however I suspect it will be worth the wait. #residence

Brown brick was selected for the ground level as a contextual link to the surrounding context while the white brick on the upper level provides a contemporary shift in materiality. #housedesignwas

01.01.2022 At a time when our State Government has just set up Infrastructure WA to establish a cohesive long term infrastructure strategy for Western Australia perhaps we can take something from Germany. Investing in infrastructure that is not only functional but also innovative + inspiring will encourage greater use through a sense of community ownership and pride.
