22.01.2022 As a result of the COVID-19 pandemic, governments around the world have implemented a range of remarkably wide-reaching laws to mitigate the economic impact. In late May 2020, the Queensland Parliament passed legislation altering the way in which Bodies Corporate administer themselves and, in particular, how they recover unpaid levies from lot owners. 18.01.2022 For those people wondering about Contractors continuing work at a Complex ..... Some more frequent questions answered here. Can you have more than one worker in your residence? The Government’s Movement Directions have gradually changed over the last few weeks with the current restrictions of only two visitors to a residence at one time leading many undertaking renovations, repairs, or emergency works on their property unsure of where they stand.... The Home Confinement, Movement, and Gathering Direction issued on April 2nd states the following in Part 1 (9): Subject to paragraphs 10 to 12, a person who is an owner, resident, tenant, occupier, temporary occupier or person in control of a residence may allow up to two visitors who are not ordinarily members of the person’s household. Examples of visitors Family members and close friends The following point in Part 1 (10) then states: Paragraph 9 does not prevent workers or volunteers entering a place of residence and they are not counted as visitors for the purpose of paragraph 9. It would appear from Part 1 (10) that you are able to have more that two workers (eg caretaker and two or more tradespersons) in your residence at once, but that social distancing should be encouraged wherever practicable. Part 1 (13) goes on to say: An owner, resident, tenant, occupier, temporary occupier or person in control of premises, including a residence, must take reasonable steps to encourage occupants of, and visitors to, the premises to practise social distancing to the extent reasonably practicable. From this directive, it would suggest the Government is letting people use common sense to determine the definition of reasonably practicable, but we wouldn’t recommend testing it and letting ten workers into a studio apartment.

10.01.2022 When your compare Australia to other Countries, we truly have escaped the fatal devastations from COVID-19 observed elsewhere. Our efforts to flatten the curve has been significant in this result As the nation starts easing the restrictions, this is no time for complacency. We must stay vigilant. With this easing of restrictions and the release of the roadmap to a COVIDSafe Australia, we believe it is prudent to continue virtual meetings at this stage. We do not anticipate changing this until August but we will continue to review this decision. Of course, we are all still working from home during this time and continue to strive for excellence while we look after our Clients, our Contractors and our Staff. Stay safe everyone.

Attorney Generals Response to Essential Services Clarification (By SCA (QLD) on April 8th, 2020 in News ) Recently, Strata Community Association (Qld) wrote to Attorney-General Yvette D’Ath raising several specific body corporate problems that have arisen due to the COVID-19 restrictions. We have subsequently written to the Department of Housing, who ov...ersee the QLD Building and Construction Commission, to clarify how the Government’s Directions impact the work of tradespeople at schemes. Read on to learn about the response received and the interpretation of SCA (Qld). It is our understanding from the AG’s correspondence that caretakers are able to work at a scheme if they comply with social distancing measures. The current Direction in place in Queensland does not define essential services and only lists non-essential services. Therefore, there is uncertainty around whether only one worker (whether that be a caretaker or a tradesperson) is allowed in a residential dwelling (due to the 2 people restriction), and we sought clarification as to any distinction between emergency and general renovation works. We also queried certain legal requirements in regards to payments of contractors and will inform members as soon as we have answers to these questions. In light of the vague response, we are now pressing the query again in case a full lock down as currently the case in NZ will be put in place at some point. 04.01.2022 STORM SEASON IS ALRAEDY REARING ITS UGLY HEAD.... Storm season is well and truly back, and boy... what a day! We would like to remind you to take preventative measures against storms. Report any maintenance concerns to North Shore (roof leaks, guttering, overhanging trees) Ensure common areas remain clean, limiting potential debris and allowing a safe emergency exit path Ensure evacuation procedures and signage are up to date... Prepare an emergency tool kit (torch, mobile phone, car charger, candles) Register for your local early warning weather and emergency alerts with your local Council Download the SES app for emergency assistance during storms Check drainage is clear and flowing, particularly for low lying areas and basements Check your contents insurance. Remember that body corporate insurance does not cover your personal contents. In the event of a storm: Secure all loose items such as garden chairs, umbrellas, pot plants etc. Do not park vehicles in low lying areas Stay aware of weather condition reports and evacuation notices After the storm avoid flooded areas and fallen power lines, and assess any damages. Notify your Community Relationship Manager as soon as possible of any damage. To streamline repairs, send an email with photos of the damage.
