22.01.2022 WATER SENSITIVE URBAN DESIGN - BUILDING A SWALE This is the continuation of the Swale in Enchantress St. at www.northbay.net.au The first photo shows Agricultural Drain being laid and being joined to the Storm Water pipes. This picks up storm water that has soaked through a sand layer below the lawn that will be planted on the surface. This mechanism purifies storm water prior to discharge into the River by filtering out the suspended solids. These are the main pollutant in storm water and the major pollutant in the Derwent River. There are just 4 lots left in Stage3 of this environmentally sensitive development: https://www.northbay.net.au/stage-3

10.01.2022 TRENCHES CLOSED in STAGES 17& 18 at www.northbay.net.au Only 3 more weeks to Practical Completion. We have extended the Tollard Drive eastern side shared pedestrian/bike path a further 200 metres. DIER has built 200 metres at the other end so now we are waiting patiently for the Clarence City Council to commit to completing the gap to enable safe cycling out to the South Arm Highway bike path. We still have some near completed lots available all with spectacular water views. see webpage : https://www.northbay.net.au/stage-17

10.01.2022 SHARED BIKE/PEDESTRIAN PATH This is the Southernmost extension of the 3 metre wide shared pedestrian and cycle path on the Eastern side of Tollard Drive at www.northbay.net.au It is Cycling South and the Clarence City Council Strategy to complete this shared path to the South Arm Highway. It would be good if this initiative were to be undertaken soon.

08.01.2022 WHAT IS A SALTMARSH ? Salt marshes form when mudflats are raised to the level of the average high tide. The accumulation of mud is most common in estuaries where the river brings fine-grained sediment to slack water but where wave action cannot rework the settled mud. Grasses tolerant of salt water then slowly take hold and spread, stabilizing the land through the growth of root systems and trapping more sediment. READ MORE ABOUT THIS ONE AT : https://www.northbay.net.au/saltmarsh

07.01.2022 REVEGETATION OF A LANDSLIP About 10 years ago we revegetated an ancient landslip area also riddled with tunnel erosion using Tasmanian native plants local to the area. This stabilises the ground and reduces destructive water runoff while at the same time provides a haven for native birds and animals. Later in the www.northbay.net.au development it will be one of our parks and a walking track will go through this to the hilltop. We have 4 large lots with great views in Stage 16C, now finished and just 4 still available in Stage 3 due to complete in 5 weeks time.

04.01.2022 View from Ronald Young Display home deck in www.northbay.net.au Open Saturdays and Sundays 12-3pm. Stage 3 is selling fast off the plan and expected completion in October. 7/14 under contract, The Stage 3 plan is on this post. https://www.northbay.net.au/stage-3 Contact us now to make your dream home a reality. If you are thinking of buying then don't delay as time only reduces the available choice of lots.

04.01.2022 ASHPHALT & COMPLETION STAGES 17 & 18 www.northbay.net.au/stage-17 Stages 17 & 18 roads are complete with asphalt laid last week. We are landscaping this week and expect titles to be issued in about 4 weeks time. The first photo shows Enchantress St. and the second is Tollard Drive roadway and southern end of the 3 metre wide shared Bike Path. This is not an on road cycle lane which seem to be very dangerous and impractical. One day we hope that Clarence City Council will do their bit and connect this shared path to the South Arm Highway providing safe cycling.
