23.01.2022 Monday morning starting busy and just how we like it!! It is safe to say it was a busy weekend which will result in a number of happy owners and tenants this week! - 30 properties opened - 182 groups inspected - 54 applications received



23.01.2022 How often do you review your insurance policies and home loan rates to ensure you are getting the most competitive policy/rates in the market? CASE STUDY - INSURANCE POLICY Natalie has her investment property managed by our agency and today her property manager Lauren requested confirmation to pay the renewal notice for her landlord and home insurance but at the same time brought to Natalies attention that the policy renewal had increased by $245.06 from last years policy. T...his attention to detail from our property management team then saved Natalie hundreds of dollars for that annual policy. CASE STUDY - HOME LOAN RATES Natalie also had a home loan review recently which has seen her interest rates reduce dramatically. The interest across the loans as well as the incentive to refinance has resulted in a saving of just shy of $10,000 in the first 12 months alone. Landlords, I want you to take a moment to think, is your property managers attention to detail maximising the return on your investment property or costing you money?

23.01.2022 Did you know in a break lease situation you can only advertise at the price your tenant is paying at that time? Did you also know that with the right PM team this does not necessarily mean you can not achieve more? We recently assisted Bev the owner 32/3 Fern Street, Enoggera as her tenant needed to break her lease due to purchasing a property. We had this property on and off the market within 14 days of the tenant providing her official notice BUT THE BEST PART IS we rented ...it for $20 more then the previous tenant was paying! Due to the extra rent, we achieved the owner throughout our marketing and negotiation process it is now only costing Bev just over $10 a week to have our agency manage her property. To top it all off not only was our landlord happy but so was the tenant! We had 16 groups attend the first inspection which resulted in 7 applications and 6 of these were above the asking price.... There were applications up to $60 above the asking price. In this instance, the owner chose to go with the applicants $20 above the asking price that came with 7 years worth of 10/10 rental history!!! This campaign resulted in a premium outcome, quality tenants, and no vacancy - WE CALL THAT WINNING!!!
