20.01.2022 Explainer - Fixed rate loans, Ins and Outs Published by MFAA With interest rates at an all-time low, and many lender’s fixed rates lower than their variable options, locking in an interest rate on your loan to guard against possible future fluctuation may be attractive. However, it pays to know the ins and outs of fixed-rate loans before committing to one. When purchasing a property, refinancing or just renegotiating with your current lender, borrowers can generally decide be...tween fixed-interest loans that maintain the same interest rate over a specific period of time, or variable-rate loans that charge interest according to market rate fluctuations. Fixed-rate loans usually come with a few provisos: borrowers may be restricted to maximum payments during the fixed term and can face hefty break fees for paying off the loan early, selling the property or switching to variable interest during the fixed rate period. However, locking in the interest rate on your loan can offer stability. For those conscious of a budget and who want to take a medium-to-long term position on a fixed rate, they can protect themselves from the volatility of potential rate movement. Fixed rates are locked in for an amount of time that is prearranged between you and your lender.

07.01.2022 RBA Announces Record Low Cash Rate: The Reserve Bank of Australia today announced the Cash Rate has reduced by 25 basis points. The Cash Rate is now 0.5%.

06.01.2022 RBA makes historic rate cut Following an emergency meeting held this afternoon, the Reserve Bank of Australia (RBA) has stepped up the action its taking to support the domestic economy in response to the spreading impact of the COVID-19 pandemic - as has become the norm at central banks around the world in days past. Effective tomorrow, 20 March, the official cash rate will be slashed to a new record low of 0.25%.... The RBA has previously communicated that 0.25% is its floor; rather than moving to 0%, the central bank will likely look to other support measures moving forward.

06.01.2022 Book of the Month Back on Track by Bernie Shakeshaft with James Knight A thought-provoking and heart-warming story of how one man (and his working dogs) is giving rural kids, on their last chance, a second chance.... As a kid, Bernie Shakeshaft's mischievous and reckless behavior led him to became known as the wild one of his devout Catholic family. It isn't surprising that his path led him to the Northern Territory, a place where people often go to either lose themselves or find themselves. Bernie, a searcher for his purpose in life, found himself. He had many jobs, firstly as a ringer on a cattle station owned by the Packer family, and later as a dingo trapper for the Parks and Wildlife Service. Throughout it all, he drank, he swore, he fought, and took chances with his own well-being. But, crucially, he also developed deep connections with the Indigenous people, and it was these connections that helped lay the foundations for what was to come. He worked for youth welfare organisations, and all the while he built up his knowledge about helping wayward youths, particularly those from Indigenous communities. Years later, Bernie was living in Armidale. He'd been visiting too many kids in prison and going to too many funerals. The usual methods weren't working so that reckless, mischievous kid inside him decided he could do better. He started a youth program called BackTrack, with three aims: To keep them alive, out of jail and chasing their hopes and dreams. For most, this was their last chance. Combining life skills, education, job preparedness with rural work, Bernie threw in one other factor: dogs! And it works. With the help of these working dogs, the lost boys (and girls) find their way back on track. These days, Backtrack youth tour the country competing in dog-jumping trials. This one man is making a huge difference. In Back on Track, bestselling author James Knight tells Bernie's story and the stories of those whose lives he has saved. It is a powerful reminder that we should never give up on our kids.

02.01.2022 Book of the Month The Tattooist of Auschwitz by Heather Morris Based on a true story, The Tattooist of Auschwitz is about two Slovakian Jews who survived Auschwitz and eventually made their home in Australia. In that terrible place, Lale Sokolov was given the job of tattooing the prisoners marked for survival - and he used the tiny freedom of movement that this position awarded him to help keep others alive. His story - and the story of the woman he loved - will mak...e you weep, but you will also find it uplifting. It shows the very best of humanity in the very worst of circumstances. Heart-wrenching and illuminating, this is a book you will not soon forget. Lale Sokolov is well-dressed, a charmer, a ladies man. He is also a Jew. On the first transport from Slovakia to Auschwitz in 1942, Lale immediately stands out to his fellow prisoners. In the camp, he is looked up to, looked out for, and put to work in the privileged position of ttowierer the tattooist to mark his fellow prisoners, forever. One of them is a young woman, Gita, who steals his heart at first glance. His life given new purpose, Lale does his best through the struggle and suffering to use his position for good.

01.01.2022 2020 Update - year to date Well what a start to 2020! After enduring 3 years of crippling drought and then fires (and in some cases floods) another curve ball has been thrown our way in the form of a pandemic. I am sure everyone is sick of hearing about it so I wont reflect for too long, apart from saying that there has been significant assistance from the Government to assist businesses and individuals, much more in fact than what we saw after 3 years of drought!... The sharemarkets around the world plunged around 25-30% but have recovered some ground. Our dollar vs the US plunged, at one stage to mid 50c levels, but has since regained some ground to around mid 60c as we write this. Personally I think there is more pain to come as the world grapples with massive debt, low growth, high unemployment and some industries that will likely never be the same. Interest Rates continue to plumb all time lows, although the liquidity margins that were a feature in the GFC are starting to rear their ugly head again, adding some cost particularly to long term rates. At least the weather has turned in our favour in most parts, with winter crops being planted into good moisture, fodder crops the best since 2016 and pastures making a miraculous recovery since Christmas. Apart from some negative press around China Australia trade (barley and beef) the ag sector is looking as bright as it has for a while, albeit the crop is not in the silo. Fingers crossed. There is a multitude of assistance, tax incentives and support available so if you need any assistance do not hesitate to contact the office and we will point you in the right direction.
