08.01.2022 So so happy for our latest client to be approved, unconditionally for their new family home. On paper, they were a super-strong income couple. Behind the scenes, there were two main issues. 1. One of the clients was in a new industry, as a casual for less than 12 months. Usually, lenders require you to be in a new industry for 18 months and casual some require over 12 months.... 2. One of the clients was also a past bankrupt. Only 6 months of being discharged. Banks obviously don't like this and most again require over 2 years of discharge to even contemplate looking at the file, if at all. From industry veterans I was told to look at only non-conforming banks, that would have required the client to pay rates above 5%. After numerous emails and phone calls I am so so happy to get to tell the client they are approved for their home loan with one of my favorite banks, and at a rate of 3.19%. It always seems so easy from the outside, but again, I just am so so appreciative to the couple for giving me their trust and being able to assist on what I feel will be the first of many for the couple as they start their property portfolio. Whilst also being able to provide a perfect space for their two little girls to play in. Thank you so much again.

07.01.2022 Saved over $3,000 per year on a $146,000 loan without even refinancing. How? we looked at all the options available on the market and were then able to ask the bank to reduce the rate and switch the product to one more in line with the clients benefit. The prior loan was for 4.99% with an offset (offset cost $395 per year), and the offset had $9,000 in it. Changing the product and acquiring a discount to 3.32% and they no longer have to pay $395 per year. This is a quick chan...ge, but you have to know what the other options are. The structure of your loans is so important, but many times overlooked. Once we obtain the interest only loan for this client they will be better off, EACH YEAR, by - over $3,000 in interest and fee savings - $4,524 per year extra cash flow to put towards their next investment. And remember this was only on a $146,000 loan. Always clients first The client is still sleeping so they don't now the good news yet either.
