21.01.2022 A cyclone watch has been issued for parts of Queensland and New South Wales ... The warning has been issued from Bundaberg to Ballina, included Brisbane, the Sunshine Coast and Gold Coast. Our supplier Solomons Security and Blinds strongly recommends that all retractable awnings and outdoor blinds are fully retracted during high winds, even if a wind sensor is fitted. Shutters should be folded away where possible or left 'blades open'.... Stay safe everyone!

15.01.2022 So lovely to hear when client's are happy with the service you provide them and we were able to help achieve their dream ...... received this nice email below Hi Jason and Suzie, Apologies for the delay in sending this email but I'm sure you both can appreciate how busy we have been and we still have so much to do outside!... Brad and I would like to sincerely thank you both for the wonderful experience we have had with Nu-Style Homes. We heard so many horror stories about building and after meeting with some of the big companies and just feeling like a number we started to look for a better fit for us. We meet with Jason and instantly we felt that. We knew what we wanted and Jason helped make our dream come true. As this was our first build we relied on Jason and put our total trust in him. Jason made us feel confident with our decisions by easily answering all our questions and offering professional guidance during the whole process. Jason was readily available and extremely patient during our planning stage. His attention to detail was second to none. Suzie was great supporting us and providing advice on interior selections. There were so many little touches that we greatly appreciate and thank you both for. Having a custom build gave us the freedom to do as much and as little as we wanted to do. Jason and his team worked well with services we did ourselves and we were never made to feel that anything was an inconvenience. We are so happy with our home and love coming home everyday. We just love our piece of paradise! We highly recommend Nu-Style Homes and thank you Jason and Suzie once again for making our dream come true. Sincerely Brad and Melissa Wright

11.01.2022 We recently finished this amazing home. Much to our surprise the owners have decided to sell their beautiful home (check it out on https://www.realestate.com.au//23-tennyson-st-norman-park-) When we asked them why we were not expecting this response! They had such an awesome experience and thoroughly enjoyed the building process (it was their first time building) they have decided they want to build again WITH US!! What a lovely compliment and we can't wait to see what they create next time. We wish them a very successful sale

09.01.2022 New Smoke Alarm Requirements - For your Information the following letter was received from our Building Certifiers notifying us of the new legislation now in effect ..... As you may be aware, the Queensland Government has passed the Fire and Emergency Services (Domestic Smoke Alarms) Amendment Act 2016. These changes were due to the inquest into the death of 11 people at Slacks Creek. These changes will apply for new domestic dwellings (and also substantial renovation) where ...the application for building approval is made after 31 December 2016. Substantial renovation is defined as work that is carried out under a building approval for alterations to an existing building or structure; and the alterations, and any previous structural alterations approved or completed in the previous 3 years, account for more than half of the volume of the existing building or structure. The new laws mandate the installation of photoelectric, interconnected smoke alarms in all bedrooms, in any hallway servicing bedrooms and in any other storey of a residential dwelling not containing bedrooms (the alarm must be on the most likely path of travel from any place in the storey to an exit to the outside of the dwelling). THIS WILL COME INTO FORCE ON 1 JANUARY 2017. Further to the above changes, the amendment also requires the following: From 31 December 2021, all houses leased or sold will need to comply with the new standards. Any smoke alarm being replaced after January 1, 2017 must be a photoelectric alarm. Owners of residential properties, including landlords, will be required to replace smoke alarms under the amended requirements within 10 years after the manufacture date or if they fail when routinely tested. Failure to comply may result in a fine up to $609.50. As the owners will need to upgrade upon the sale or lease of their house from 2021, it is highly recommended that the owners upgrade to these smoke alarm requirements now. If you have any applications in our system that are not approved and you do not wish to upgrade to the incoming requirements, please ensure that you submit a list of the jobs requiring engagement prior to 09/12/2016. If your job is approved in 2017, and has not been engaged in 2016, it will need to be complaint with the regulations from 1 January, 2017. See more

09.01.2022 Are you experiencing issues with your timber products in the current climate conditions?? Please read a recent email we received from one of our timber suppliers, Finlaysons, which may explain a little more and give you some tips to help prevent issues .... Dear Valued Customer, As many of you are aware SE Qld is experiencing extremely dry conditions at present. This is effecting timber and in particular the moisture content of timber. ... Relative humidity is a measure of how dry the air is and the lower the value the drier the air. Where relative humidity is low, moisture in timber moves from the timber to the air causing the moisture content of the timber to reduce. A reduction in timber moisture results in shrinkage in the timber. Generally this process is slow but during extremely dry times of low relative humidity, response times of moisture loss, shrinkage and therefore gapping can occur much quicker than normal. This is what we are experiencing at the moment. The BOM measures the relative humidity two times per day: 9am and 3pm. Ive downloaded and provided below the latest information as of 11 days into September. It shows that for September 2019 the average relative humidity is: 42% at 9am and 22% at 3pm. This compares to the normal September average of: 58% at 9am and 48% at 3pm. We even had one day last Friday of 7%. This explains why the timber industry is experiencing the amount of calls and concerns from builders and owners alike as to the shrinkage in timbers they are witnessing. It may be gapping and cracking in timber floors or VJs, mitre joints opening up on skirtings, architraves and bench tops, cracks appearing in cabinetry and door stiles. Even joins in plaster cornices are being reported. We have been kiln drying timber for decades with the latest kiln drying technology. All of our araucaria products are kiln dried within Australian Standards. Every year during drier times (generally from July to September) we kiln dry at the lower end of the standard. The same applies for our major flooring suppliers and we have all the kiln records for each and every pack produced to prove it. Shrinkage in timber is not a fault or defect providing the timber is kiln dried to Australian Standards. It is excessive at the moment due to extremely low relative humidity in the air- something out of everyones control. When we see some consistent higher levels of relative humidity (in summer for example) moisture will return to the air and timber. Some things that can assist to reduce the amount of moisture loss are: Keeping dry winds out of the house where possible by closing windows and doors Placing buckets of water inside the house Turning humidifiers on inside the house Please speak to your account manager for any further clarification or assistance. Thanks for your continued custom and support of our family business. Michael Finlayson Director

04.01.2022 Are you or someone you know planning to build? WHY YOU SHOULD GET YOUR PRELIMINARIES STARTED NOW As you are aware we are currently experiencing a new challenge in life which has made people feel like they should put life on hold. However, when life returns to normal, which it will, whether it be 3 or 6 months you would want to be one step ahead. Why? ... Once people realise they can now continue on from where they left off there is going to be a surge within the building industry. This is going to create a bottleneck effect within businesses involved with the initial stages i.e. draftspersons, engineers, banks and certifiers and result in timely delays. What can you do to avoid this surge? Nustyle Homes would suggest being that person who is one step ahead by:- Organising plans to be drafted and ready for quoting or have existing plans quoted; and Once quoted this allows you to talk to banks, if need be; and Lodge plans into Certifiers to obtain your Development and/or Building approvals which will allow you to be ready to commence when it suits you! Did you know that Development Approvals are valid for up to 6 years and your Building Approvals is valid for 2 years. Want to be proactive? Call NUSTYLE today we are here to help you every step of the way.
