25.01.2022 IMPORTANT INFORMATION FOR LANDLORDS, INVESTORS AND PROPERTY OWNERS You may have already seen in the media, the Queensland Government's Special COVID-19 Protections proposed to be legislated on April 22 (next Wednesday). Unfortunately, the potential impact that these measures will have on the rental market, if passed, are unprecedented.... The following is a summary of the key proposals: Tenants will not have to pay back any rent - any agreed upon rent reductions are a permanent rent waiver and landlords will not have a right to recoup it down the track. This is in direct contrast to federal government suggestion that rent be deferred, not waivered Tenants are not required to provide any proof of financial hardship nor are landlords allowed to ask for it when a rent reduction is requested Landlord Insurance is unlikely to cover you for rent arrears* (*this is obviously subject to individual policy terms) Tenancy agreements will automatically extend by 6 months if they end within the 6 month moratorium period Tenants can break their lease with only 7 days notice and landlords are not entitled to seek lost rent or re-letting costs, as would usually apply Tenants can refuse entry to anyone, including landlords or agents, other than for emergency repairs. In such circumstances routine property inspections could not occur and it could potentially impact the ability for potential purchasers to inspect a property that is for sale There is clearly a need to protect tenants during COVID-19, but in our opinion there absolutely must be a balanced approach. At it stands, things will be wildly out of balance if the Bill, as introduced, is passed. 15.01.2022 As the spread of the coronavirus (COVID-19) continues to cause unprecedented disruptions to our social life and the business environment, we wanted to touch base with you to let you know we are at this stage continuing with business as usual. Please keep in mind: Prospective Tenants need to be pre-approved prior viewing a property. This means we can reduce the amount of inspections for tenants, Property Mangers & applicants.
