13.01.2022 PRO TIP on getting the best out of your home loan deal while in isolation (Or any time really). Most of our clients have a good hard look at their home loan deal every 3-5 years. Is that a massive pain in the proverbial for some? Yep! But its the difference between paying literally TENS OF THOUSANDS of dollars in unnecessary interest over the life of your loan.... The grass often looks a whole lot greener on the other side. So what if you find out your rate has blown out of proportion, compared to what you find online? 1. Give your bank a call and tell them you are leaving.. Dont ask for an interest rate discount. Tell them you are leaving. They should offer you the interest rate that they are offering NEW customers. If they don't, well then you SHOULD consider leaving. If you are an existing client of ours, then we can do this for you as part of our service. We look after all of our clients for the whole life of the loan (Not just when we set it up!). 2. If they choose to retain your business and give you the good deal. Problem solved! If not, then you need to look elsewhere. This can literally save you HUNDREDS of dollars per month depending on the deal. Google is your friend. Go your own way. Or even better, reach out to us and we will do it for you (we have just under 40 different lenders on our panel. We know where to find good deals). 3. Look before you leap and consider your options BEYOND just the interest rate and look at the detail. The rate is good, but are there ongoing fees? What are those fees for? Are they worth paying? OR is it better paying a slightly higher rate with NO fees? Does the type of loan match what your plans are in the coming years? Is the loan restrictive to your goals. Should you fix? or go variable? 12.01.2022 Here's a little light for your winter! With the Federal Gov announcing $25K for construction, we thought it best to divulge a few details. Its great news for anyone looking to do major renovations or build a home this year (Not just first home buyers!). For First Home Builders its even better news. This is because if you are eligible for the normal $20K First Home Builders Grant, you'll also receive the Federal $25K Grant, increasing the total to $45K!!... For those of you saving for their first home construction this is a welcome boost. To access Home Builder, owner-occupiers must meet the following eligibility criteria: * you are a natural person (not a company or trust); you are aged 18 years or older; you are an Australian citizen; you meet one of the following two income caps: $125,000 per annum for an individual applicant based on your 2018-19 tax return or later; or $200,000 per annum for a couple based on both 2018-19 tax returns or later; you enter into a building contract between 4 June 2020 and 31 December 2020 to either: build a new home as a principal place of residence, where the property value does not exceed $750,000; or substantially renovate your existing home as a principal place of residence, where the renovation contract is between $150,000 and $750,000, and where the value of your existing property does not exceed $1.5 million; construction must commence within three months of the contract date. 09.01.2022 Our hearts are going out to all people in the community and businesses that are really being affected at this stressful time! A quick update from us at One Stone Finance. 1. We are continuing to operate as usual. At present we have no intention of closing our office. We have strict hygiene and social distancing measures in place at the office. We are a small office with 4 staff and have easily adapted to this.... 2. We are offering any and all clients the option to meet with us virtually if you are preferring to limit your contact with anyone. You are more than welcome to have your meeting with us over phone and or video link. 3. Our small business self employed clients are really feeling the impacts of events relating to Coronavirus. We have short term cash flow lending options available to those businesses that feel they are going to be without funds soon. (I would not be leaving this to the last minute). 4. Despite the news, interest rates on home loan lending are the lowest they have EVER been in Australian history.. ever. Now is the best time to be considering reviewing your home loan deal. This is the best way to set aside some funds for a rainy day or just to improve your monthly cash flow by getting a better rate. We are able to arrange this for our clients remotely if you don't want to come in. Lastly, stay strong people! I wont tell you how to wash your hands, because everyone is doing that.
