Listing stock in Perth’s rental market continued to plummet in June, declining a further 15 per cent to 3,963. This reduction in listings means we can expect the vacancy rate to drop further from the current 2.2 per cent. In saying that, there are many agents on the ground who are reporting the vacancy rate for their agency sitting as... low as one per cent, Mr Collins said. According to reiwa.com data, the suburbs that have seen the largest increase in leasing activity growth include Cloverdale, Rockingham, Mount Lawley, Beckenham and Subiaco. Median rent price Perth’s overall median rent price remained at $350 per week in June 2020. While the ban on increasing rents is in place for established tenancies during the COVID-19 emergency period, agents are reporting some evidence of rising rents on newly leased property. Once we emerge from the emergency period, we may see median rental prices rise, Mr Collins said.

15.01.2022 EXTENSION OF EMERGENCY PERIOD ** Media Release link attached below **... To say I'm disappointing in needing to create this post is an understatement although, please see below further information released today regarding the COVID emergency period extension, effecting WA Residential Tenancies. reiwa.com is extremely disappointed the WA Government has disregarded the needs of landlords and the consultation from industry to extend the emergency period for all residential tenancies. REIWA members have reported throughout the pandemic that just one per cent of private tenancies have been unable to meet their full rental obligations, with arrears at record lows. Agencies have reported that current terminations are at normal levels and there is no backlog of evictions due to the pandemic. The decision to extend the emergency period, in its current form, is short sighted and will create further problems for landlords and tenants in 2021. The Perth vacancy rate has dipped to just 1.6 per cent and extending the ban on rental increases will see a sharp price correction down the track rather than small incremental increases, placing unfair pressure on tenants. This announcement is very disappointing and did not take into account current market conditions and the very few tenants actually impacted by COVID-19. It appears that the government has used the pandemic as an opportunity to interfere in the rental market by effectively introducing rent control and meddling in the free market economy. This decision shows that the government is totally out of touch with what is actually happening in the market. 10.01.2022 NEW STATE GOVERNMENT RELIEF FUNDS FOR TENANTS & LANDLORDS Article: Mark McGowan These are unprecedented times with renters and landlords facing very real challenges, it doesn’t matter if you’re renting a home or a place of business. ... Today we’re announcing a package of relief worth $130 million, focussed on those who are doing it toughest, and encouraging both landlords and tenants to do the right thing. All through this crisis, we’ve been encouraging tenants and landlords to have a conversation about relief, these grants and tax relief means everyone has reason to come to the table if they are affected. We want to be able to bounce back as quickly as possible after this pandemic. We can’t do that if there’s a wave of evictions and closures. If you’re a residential tenant who has lost your job and facing financial difficulty due to COVID-19, we’re providing grants to help keep you in your home and incentivise landlords to renegotiate your agreement. The grants, equivalent to four-weeks’ rent up to a maximum of $2,000, will be paid directly to the tenant’s landlord, to contribute to the tenant’s rental payments. The grants will be provided in addition to rental reductions negotiated between tenants and landlords. And if you are a commercial tenant who has experienced at least a 30 per cent reduction in turnover due to COVID-19, we will be incentivising your landlords to reduce your rent by providing a land tax relief this financial year. To be eligible, commercial landlords must provide rent relief that equates to a minimum of three months’ rent and freeze outgoings to small businesses that have suffered at least a 30 per cent reduction in turnover due to COVID-19. Grants equivalent to 25 per cent of the landlord’s land tax bill for 2019 20 for the property in which an eligible tenant is provided relief will be paid to landlords. There will be strict controls and approvals to ensure relief isn’t provided to landlords who don’t provide relief onto their tenants.
