I was asked this recently and when I look at what experienced long term investors are doing and in line with what history has shown, in troubled economic times, SMART property is a great place to park your funds. Young people can get loans easier than us old buggers these days and with grants around and the cheapest loans I have EVER seen (under 3%), holding property in higher demand areas are easily cash flow + and is simple to do. As always, get advice from an expert in whatever field you are considering and have a good Financial Adviser close by - I can tip a few good ones :-)

19.01.2022 Each persons situation to start with and their goals are different, so it shouldnt be about searching to see what the closest shiny thing is my advice is to be strategic and buy what is more likely to get you closer to your goals sooner and NOT be distracted by shiny things. Make sure whatever you buy fits the strategy and your plan to achieve your goals. I dont say this to worry you or make you procrastinate endlessly, but to be focussed and disciplined so you can be satisfied that you have done the best you can with what you have at your disposal.

Exciting to see Hobart grow with great yields of 6%. 08.01.2022 Wonderful news for Qld Landlords and thanks to REIQ and all who lobbied the Qld Govt this week. Thank you Queensland! Campaign Update as of Friday 17 April 2020... Yesterday, the Queensland Government reached out to The REIQ to collaborate on a package that ensures protections for everyone. With regard to our sought-after amendments, the outcomes are as follows: Rent payments and unpaid rent: Property owners and tenants can now agree on the terms of reduced rent and deferred repayment requirements. Financial hardship requirements: The combined income of tenant/s must have reduced by more than 25% as a direct result of COVID-19 or where the rent amount exceeds 30% of income/s and tenant/s cannot afford to pay the rent. Substantiation of financial hardship: Tenants must provide the same level of proof of income as is required at the start of the tenancy to seek a rent reduction. Entry requirements: The Government will provide clear guidance to ensure access for essential repairs and maintenance, the sale of a property and virtual inspections. Break lease: To qualify for the Governments break lease provisions, tenant/s must be in severe financial hardship which is defined as a 75% reduction in combined tenant/s income and have less than $5,000 in savings. Extension of a tenancy: A fixed term tenancy will be automatically extended to 30 September 2020 unless agreed otherwise. 07.01.2022 Brisbane property goes BOOM. With Covid it seems people are choosing lifestyle and space, as we eluded to in July posts, this will happen. The rental market is hot with minimal vacancies outside the city and time on market figure for sales plummeting. Land is NOW at a premium with first home buyers clearing the dribs and Sydney investors jumping in. Land would have jumped $30k + in last 2 months and will be at least that again by Jan. Ask me questions NOW - don't wait until 2021. I expect 40%+ capital growth for Bris by 2024
07.01.2022 We keep hearing about the Falling Australian Property Market, which is only partly true. But in the latest Valuer-Generals report on land value movements youll find some very interesting highlights being Logan and Ipswich. With their land increasing by approx. 11% and 8% respectively!

01.01.2022 Whats happening with rents & why is Gold Coast to be avoided for Inv Prop? Vacancies are rising, rents are dropping but mostly in tourist or Uni type locations like GC & inner city. With changes in J/seeker etc, we will also see more moving back with mum n dad or moving to cities where there is work. Covid proof your portfolio and minimise your risk - get the right advice on this and avoid dart board or heart choice investing
